Today I arrived on site and performed a summer tune-up on the hvac systems. Here's a summary of the work completed: Indoor Unit (Air Handler in Closet): Replaced the pleated 1" filter (2 - 20X25X1). Noted the indoor coils were in fair condition. Outdoor Unit (Straight Cool at Back of Building): Observed the outdoor coil was in good, clean condition. Electrical Components: Verified proper operation of the blower motor, condenser fan motor, compressor, blower run capacitor, compressor run capacitor, fan run capacitor, contactor, and electrical wiring within manufacturer's specifications. System Inspection: Confirmed the blower wheel, primary drain pan, and electrical wires were secured and in good working order. Condensate Drain System: Cleared the drain line and cleaned out the primary pan. Measurements: Recorded a return air temperature of 75.0 degrees Fahrenheit and a supply air temperature of 49.0 degrees Fahrenheit. Additional Tasks: Dusted the return grills and thermostats.

05/27/2025- I arrived on site to test the unit and found that the unit was working properly. However this unit’s issue is that it will cool properly and then start heating the house instead of cooling after it has run for a while. The issue didn’t happen while I was here but I have verified that the thermostat wire, condenser control board, and reversing valve solenoid are all working properly. This just leaves the T6 thermostat, which according to the symptoms I heard about while discussing this with the customer sounds pretty definitive. The customer has approved of the estimate to replace this faulty thermostat, but is busy today, she said that Wednesday afternoon would work best. In the meantime I told her to turn the faulty thermostat off whenever she is away from home to prevent the thermostat from heating the house incorrectly since her other unit will keep the house cool in the meantime.

Diagnostic/ Both systems heating in cool mode. Arrived and wired R to O on the right side condenser to get it cooling so I could examine the left side system. I found that I had no voltage at O in the condenser and Y was cutting out sometimes too. I inspected the low voltage wiring and found a junction where all wires took orange wire nuts instead of blue ones. I installed blue wire nuts (smaller and tighter) and checked the system. It began cooling properly. I did the same thing on the right side system but still got no signal on the O wire. I replaced the T6 thermostat with a new one and tested the system. Both systems are now cooling properly and the T6 thermostat comes with a 1-year warranty. Thank you for your business. Havana FL

I arrived on site and found the unit working properly and without issue. I have verified a 20F degree temp split, and confirmed the refrigerant side of the system is working properly. I tested all electrical components and found them to Al be in spec and functioning properly. The only thing I noticed is that the thermostat fan what been set to on instead of auto, so I changed it back to auto. I have verified that the unit is working/ cooling properly at the time of service.

Upon arrival, I found a blank thermostat due to a popped low-voltage fuse. After further inspecting the system, I found the thermostat wires to be rubbing the exterior portion of the metal building which ate through the insulation on the copper wire causing a direct short. I sent an estimate for a wire repair and a low-voltage fuse. It was approved. After performing the wire repair and installing a new fuse the system came on. I then tested system operations and found the primary safety switch to be bad. The customer approved the estimate for a new safety switch. After install installing the primary float safety switch your system is operating properly at this time .

05/14/2025- I preformed the maintenance for this unit after I had repaired the refrigerant leak. I have verified a temp split of 22F degrees and all components are working properly. I have cleaned, cleared, and re-primed the drain line as well as verified that the unit is draining properly. This unit is working properly and functioning correctly at the time of service.

05/14/2025- I repaired the refrigerant leak and charged the unit up with 13 lbs of 410A refrigerant. After I repaired the refrigerant leak I preformed a nitrogen pressure test and leak search, and have verified that the unit holds pressure with no leaks. I have verified that the unit is cooling properly and functioning properly at the time of service. I called the customer to inform him that I set the thermostat to 78F degrees, and to inform him of the completed work and collect for the work preformed. The customer is out of town and didn’t answer his phone so I will email him the invoice.
