Today I arrived on site and performed a winter time maintenance on your HVAC equipment. Indoor Unit (Garage, 1st Floor Area): Replaced the air filter (20x20x1). Customer provided the spare filter. Checked the filtration. Observed the indoor coil in fair condition. Outdoor Unit (Side of House): Observed the outdoor coil in fair condition. Electrical Components: Tested and inspected the blower motor, compressor, condenser fan motor, blower run capacitor, compressor run capacitor, fan run capacitor, compressor start capacitor, contactor, and electrical wiring. All components are working properly within manufacturer's specifications. System Components: Inspected the blower wheel, burners, primary drain pan, secondary drain pan, and secured electrical wires. All components are in good condition and working properly. System Performance: Measured a return air temperature of 69.0°F and a supply air temperature of 50.0°F. Cleared the condensate drain line. Noted the safety switch is faulty
02/26/2026- we arrived on site and were able to get a large enough extension ladder in the building from the back entrance to remove the extremely dirty air filters. We have found the size to be (2)16x24x2 and (2)16x25x2 air filters. The customer would like us to order the replacement filters and install them for him. He told us that he can remove the gate in front of the building to allow easier access with a ladder into the building as long as we schedule the replacement at a time here is here. We will need a 20ft A frame ladder or two technicians with a 24 ft extension ladder to access this unit.
02/26/2026- we arrived on site and pulled the American Standard 7.5 ton unit into a vacuum below 500 microns before charging the unit back up with 410A refrigerant. This units data tag had no information about how much the refrigerant charge should be, however we have added 16 lbs and verified that the unit is cooling properly with all pressure readings being within range. I informed the customer that this unit is functioning correctly again and to contact us if he has any issues because we can adjust the refrigerant charge if necessary. This unit is working properly at the time of service.
