Overall I was pleased with the work done by Makai Smith when he was here. He was polite and personable. Not a big deal, but the only thing that he missed was to sweep or vacuum the floor under the attic ceiling entrance. There was some debris which I swept up afterwards. Therefore, I’d give him a 9 out of a total of 10 points.

Diagnostic/ Furnace not keeping up. Found the house to be 72 degrees with the thermostat set to 80. I dug deeper into the system and found that it was a 2-stage furnace but the thermostat was only programmed for one stage. I reprogrammed it for 2-stage operation and tested it out. The system is now heating properly in both stages at this time.
Today I arrived on site and performed a winter time maintenance on your HVAC equipment. Indoor Unit (Air Handler in Attic): Observed the indoor unit to be in fair condition, servicing the upstairs area. Noted the filter size as 20x20, using a pleated 2-6" filter. Observed the indoor coil to be in fair condition. Inspected the blower wheel, primary drain pan, electrical wires, and ductwork, finding them in good working order. Outdoor Unit (Heat Pump on Side of House): Observed the outdoor coil to be in fair condition. Verified proper operation of the blower motor, heat strip kit, condenser fan motor, compressor, blower run capacitor, compressor run capacitor, fan run capacitor, contactor, and electrical wiring. System Checks & Maintenance: Measured a return air temperature of 66.0°F and a supply air temperature of 84.0°F. Cleared the condensate drain line, cleaned out the primary pan, and tested the safety switch. Confirmed the drain line is strapped. Dusted the thermostat, restored

01/30/2026- I arrived on site to find the unit working properly and the thermostat set on a schedule. I set the thermostat to permanent hold and tested the unit. I verified that the unit is heating properly with a 35-40 degree temperature split with heat strips engaged. The air filter is a bit dirty but it is clean enough to last until the next maintenance visit in February. All electrical equipment was within specifications and I found no issues with this unit. I informed the customer that I set the thermostat to permanent hold and informed her to contact us if any issues occur. However this unit is heating properly at the time of service.
01/30/2026- I arrived on site to find the display for the thermostat to be faulty so I replaced the faulty thermostat with truck stock. I then tested the unit and confirmed that the system is functioning properly in every mode of operation. This unit is now working properly at the time of service. The customer also had an issue with a separate mini split unit for his guest house. The issue for that unit is that whoever installed the unit didn’t install a disconnect box, but the straight wired in the line voltage to the unit. Since the line wire was exposed it caused an electrical short which is repeatedly tripping the entire guest house breaker. Due to the fact that this is not AC related, I am unable to preform repairs for this electrical issue. I informed the customer that he will need to contact an electrician to preform the repairs on this guest house. I have turned off the breaker for this guest house to prevent any fire hazards and potential damages to the home or mini split. Ot

Customer said that the mini split for the sun room was not working. Found the unit to be throwing out an error for communication failure. Ran diagnostics on system and found no issue with the outdoor board. When I went to start checking the indoor boards the system started operating again. Ran system for 20 minutes, turned it off for a few, then back on and the unit ran fine. Estimate is attached to replace indoor boards if issue happens again. Thank you for your business.
