Overall I was pleased with the work done by Makai Smith when he was here. He was polite and personable. Not a big deal, but the only thing that he missed was to sweep or vacuum the floor under the attic ceiling entrance. There was some debris which I swept up afterwards. Therefore, I’d give him a 9 out of a total of 10 points.

Today I performed a winter time tune up on your HVAC equipment. Overall everything looks to be in fair condition. I started by checking the difference in temperature between supply and return air. I observed a return of 71° while supply air was 117°F. Right where we want it. The filter was dirty and replaced today. Outside I checked the operation of the compressor, condenser fan and their respective capacitor. Everything was within manufacturer specifications. 02/03/2026- I arrived on site and found an inverter not detected error on the thermostat. Upon inspection of the inverter I found the outdoor unit without any high voltage due to a tripped breaker. As I went to reset the breaker in the main breaker panel I noticed that the breaker was loose. I re-secured the breaker and turned it on and no issues occurred as the system started running properly. I tested all electrical equipment and found all to be in spec and I found no voltage shorts. I tested the unit multiple times and no issues occurred and the system was heating properly each time. Due to my findings I recommended for the customer to contact an electrician to verify that there are no issues in the main breaker panel and to contact us if any issues arise with the AC unit. This unit is currently working properly and heating at the time of service.
Upon arrival, I found the customers system not operating properly due to a bad condenser fan motor and I also noticed the system had a refrigerant leak. The system is 20 years old and is R22 refrigerant. The customer was not interested in a repair estimate but was interested in a proposal with options on a new system install. I will get one sent via email ASAP. I left the power to the outdoor condenser off. The customer still has the indoor fan motor and emergency heat if needed. .
