Was here for a furnace cleaning. Performed preferred customer furnace cleaning. Cleaned the burners and the flame sensor. Checked the furnace heat exchanger. Wiped down the inside of the furnace. Checked the electrical. Cycled the furnace and performed a furnace combustion test. The furnace is running normally at this time. The customer has been having issues with connecting the thermostat to her phone since it was put in. Tried to connect the thermostat to her phone with no success. Office to look up the warranties to see if we could swap out the thermostat under the warranty
Furnace tune up, cleaned flame sensor, CO test in flue and airstream. Normal levels of CO and XS air found in exhaust. No CO found in airstream. Checked pressure switch and high limit sensor. Cleaned furnace compartment. Checked 90% drain hoses and removed debris that was causing a partial blockage of hose. Checked wiring and board. Replaced filter. Removed, cleaned and wire brushed burner assembly. Found ventor motor bearings to be noisy and worn, average life expectancy for this unit is 14 years due age and condition of this unit failure is expected. Job complete.
Completed AC replacement. Recovered old refrigerant and disconnected the condenser. Removed the evaporator coil from the plenum and installed the new one with a new door. Set the new condenser pad on top of the owner provided bricks to bring it up off the ground a few inches for landscaping purposes. Placed the new condenser on the pad, flushed the lineset and then reconnected it to the condenser and coil. Pressurized the lineset to 500 psi with nitrogen to test for leaks, then evacuated it to under 500 microns. Furnace check. Cycled system. Removed burners and checked igniter/flame rod assembly. Both are very worn. Igniter has deep etch and crack forming across main face. Flame sensor is also worn. Burners are corroded and worn. Heat exchanger is rusted and corroded. It has deep etching in all chambers along with weak spots where cracks are forming. Checked gas pressures and adjusted to maximize efficiency. Found rust throughout both compartments. Found crack in transition assembly with residue leaking from current crack. Found CO and XS air higher than recommended, this indicates partial blockage of secondary heat exchanger. Currently no CO found in airstream. Average life expectancy of this unit is 14 years. This unit is 18 years old and worn. Due to age, condition, and cost of repair, second opinion is recommended. Future failure is expected. Job complete.
Replaced old boiler system with a new high efficiency boiler. Removed two old boilers and cut piping out. Clean up the area and set the new boiler. Install dirt and air separator, new expansion tank, fill valve, pumps, and new pump controller. Fill and purged the system out and added cleaner. Flushed cleaner and added protector. Performed boiler clean and tune. I found the ignitor needs to be replaced. The sparker rod is loose in the porcelain case. The ignitor will failed if not replaced. The boiler is operating safely at this time. The boiler is 13 years old, average life of high efficiency boilers is about 12-15 years.
8-8-19. Pulled ac into self. Disconnected ac and set in garage. Turned breaker off for ac. Taped lineset. Caulked hole. 8-21-19. Installed brackets and remounted unit. Connected lineset. Pressure tested. Pulled vacuum. Released charge. Need to finish start up. 8-22-19. Returned to. Do start up. Found wire disconnected at stat. Reconnected. Wen to perform start up. Concrete cutters were working too close o the ac or me to perform the start up today. We will need to return to perform start up. 8-23-19. Turned on breaker in box. Cycled system. Hooked up gauges and checked pressures and temps. Found system low on R-22 charge. Added 9.7 oz or refrigerant. System equalized and pressures are normal. Checked filter. Filter was very plugged. Replaced with new filter. Checked indoor temp split. Split was 18. System is operating normal at this time. No outdoor emergency disconnect wired up and high voltage wire is not shielded. System operating normal at this time. Job complete.
Wired in condensate pump. Ran new pump line to drain. Went to hook up pump to drain trap, unable to hook it up there due to tube or elbow not available. Called Dean, he is sending instal crew down to finish. Furnace start up. Checked for gas leaks, none found. Checked incoming and outgoing gas pressures and adjusted to maximize efficiency. Checked for levels of CO and XS air in exhaust. Normal levels found. No CO found in airstream. Clamps, wires and drain all complete. Checked temp rise. Normal levels found. System operating normal at this time. Job complete.
Customer stated that water was building up on top of furnace cabinet. Furnace is not causing this issue. Customer wanted ac safety inspection done instead of furnace clean and tune at this time. Checked and cleared drain line. Found some debris in drain line, but it was minimal. Looked into drain elbow and found coil pan was very rusted. Checked indoor coil with refrigerant sniffer. Found indications of larger size leak on coil. Cycled system and checked pressures and temps. Found indoor coil was at 30 degrees. Subcooling and super heat were both off indicating that system is low on charge. Indoor temp split was 15, this is low compared to recommend temp of 20 degrees. Compressor and fan motor also tested low, this will lead to higher utility bills and eventually complete failure of compressor. This will cause indoor coil to freeze. When the ice melts, this will cause water to drain into and on top of furnace cabinet. Average life expectancy for this unit is 14 years. This system is o
Performed furnace start up. Got the rocks out of the venting. Reglued the venting together. Checked over the furnace installation. Cycled the furnace. Checked the gas pressure and set the fan speed. Performed furnace combustion test. The furnace is running normally at this time.
No heat on the boiler. The boiler had an e28 error code. I found the code meant the blower motor wasnâ€™t sending a signal. I tested of power and a signal at the blower, had power and signal from the board. The blower is bad. I replaced the blower. Cycled the unit, itâ€™s operating properly. Office will call to schedule boiler clean and tune.
