Installed ground trap for water fountain in front of bathroom. Uninstaller 6 toilets wall mounted and capped lines. Ensured no leaks were present. Uninstaller 4 lavatory sinks and plugged drains. Ensured no leaks were present. Put all materials container on left. Jamiewants to know when were coming back to cap lavatoryfor Ada stall. Also will need one American standard wall mounted toilet. One was broken by demo crew.
Upon arrival found lobby unit not working. Found return grill dirty and clogged, Checked RTU and found that the blower wheel key had disintegrated damaging the blower shaft, blower pulley, and bearings. Found that the blower wheel is dirty and needs to be cleaned, found filters clogged and need to be changed, found belt cracked, and all three capacitors for the three condenser fan motors are below tolerance range. Due to age of system and amount of work needed to be done recommended replacing unit as well. System is 12 years old and after repair is made there may be other issues that we can’t see yet. Emailed estimate over for repairs and waiting on quote to replace system. Parts are in stock at Carrollton carrier.
Upon arrival found found 2 of the three thermostats blank. Checked RTU’s and found the disconnect off. Manager stated that corporate stated the power to them has been off since the 29th. Checked history and we were out on the 29th for maintenance. Found no notes on why disconnects were off, turned systems on and they came on. Systems are in rough shape.
Needs drainline repair for all 3 units they have been cut and are draining on the roof. Unit 1 and 2 need the Evap coil to be cleaned.
HVAC Repair - Upon arrival there was another company here that had just finished up looking at all 3 units, called office to inform them, my notes said unit not cooling, didn’t know which unit. Checked previous notes from Ryan and RTU has major issues with bad compressor and refrigerant loss. RTU 2 has low refrigerant recommend leak search and looks like the compressors have been replaced before. Also found gas turned off to unit. RTU 3 was cooling.
Upon arrival found that this kirklands has three RTU’s. Performed a three system maintenance. RTU 1 has some issues, one circuit has a bad compressor and one circuit flat on Freon along with one of the two fan motors disconnected and found it shorted to ground. With amount of repairs needed recommend replacing RTU 1 RTU 1 is not cooling. Found RTU 2 disconnect turned off, found no issues before turning power on. Turned power and tested heating and cooling. Found that both circuits were low on Freon and unit was freezing up, disconnected y1&y2, RTU 2 is not cooling. Recommend doing a leak search or replacing RTU2. RTU 3 which does the front found no issues. Need a total of 12-20x20x2. Changed filters.
Thermostat on rtu 1 was blank. Checked low voltage and high voltage. Disconnect wasn't getting power. Turned disconnect off. Checked breaker panel in stockroom. Breaker was in the tripped position. Reset breaker in panel. Checked power to disconnect. Disconnect was getting voltage. Checked for bare wires and ohmed out compressors. Reset power to unit and breaker immediately tripped. Disconnected first stage compressor and Reset unit. Blower came up, And one condensing fan motor came up. First stage compressor is bad ( causing breaker to trip). Checked non working condensing fan motor. Found condensing fan motor is bad. Disconnected fan motor. Jumpered 2nd stage cooling. Second stage circuit is completely flat on r22 (empty) and first stage circuit does have pressure but can't run system to check if low. First stage pressure switches have a break in wire causing compressor contactor to pull in and out. Blower belt is extremely loose and needs to be adjusted or replaced. Sheave on blow
Checked temp splits, voltage on board, transformer, and lines, checked proper temp and levels on condenser, noted filters are dirty and customer would like to replace themselves, everything else very clean and we'll insulated
Wrapped 19 foot linear diffuser with insulation and taped and secured it to the diffuser.
Completed one system fall matience. Carrier Furnace is 16 years old. I cleaned flame sensor but it still has built-up carbon and the capacitor is slightly under charged we will keep an eye on it and check again during spring tune up.
Dispatched to unit not cooling. Upon inspection the drain line was clogged and had triggered the float switch causing the unit not to have power. Cleared clogged drain line that had tripped float switch
