Gave estimates to replace 3.5ton heat pump system, gave pricing for a 14seer 16seer and 20seer. Homeowner was not home but approved us being there to give replacement options. Homeowner hasnâ€™t shown up after waiting 20min after we were done. Left options sheet on counter and left message to cal if anything questions.
Upon arrival found system maintaining temperature. Customer had discussed issues with unit and previous company had put dye in system but didnâ€™t find leak. Checked inside unit and found everything operational. Checked outdoor unit and found the pressures low. When I connected gauges found dye present in system. Checked coil with uv light and found multiple leaks on the coil. Given that coil is 7 years old need to see if coil is under warranty. Will call in the morning to see.
Tightened sprayer hose and repaired leak
Replaced customer supplied natural gas water heater.
Upon arrival found system turned off, checked inside unit and found filter clogged up pretty bad, installed New customer supplied filter. Checked outdoor units pressures amp draws and capacitor. System was showing signs of being overcharged, released a little Freon out to bring subcool down To 9 and super heat to 14. System only had a 15*split. After speaking with Lennox found out that the txv that was I stalled was the wrong size there for Lennox wouldnâ€™t be able to warranty it out. How ever Lennox will warranty out the coil. Customer would like to move foreword with replacement of coil
Upon arrival found downstairs thermostat blank, checked inside unit and float switch was not activated and system was putting out 24v. Checked between R and C at Tstat and was getting 24v. System has a bad Tstat. Homeowner provided new Tstat, replaced Tstat and checked pressures. Pressures looked good and system is now cooling properly at this time.
Performed one system tune up checking cooling. Checked inside units electrical and mechanical components, drain and filter all looked good. Checked outdoor units pressures amp draws and capacitor. Found that the system was low on Freon 2-4lbs. Homeowner stated that Freon has been added before. After seeing evaporator coil rusted pretty bad recommended warranting out evaporator coil. Homeowner wanted to apply for financing for repairs.
Upon arrival found system not cooling. Turned system on and only outdoor unit came on. Checked inside air handler and found some wires not connected so that when the thermostat calls for cooling it didnâ€™t send 24v to turn on blower motor. Made wire repair and motor came on. Checked outdoor unit and found the system slightly low on charge added 1lb of 410-a. System is now cooling properly at this time. Supply air temp 52 return 76
Upon arrival inspected upstairs unit and found that the blower wasnâ€™t coming on. Control board was sending low and high voltage to the motor but motor wasnâ€™t coming on. System is 3 years old and blower will be covered under warranty but labor is not. Homeowner approved replacement of blower motor. Will call Lennox and order motor and will need to reschedule to Install motor.
Replace bad zone damper motor, clear drain line, and blower wheel.
Found primary drain line clogged under sink causing water to go out the secondary drain. Upstairs zone damper motor is failing and sticking closed. Locked motorized damper open. Blower wheel is very our of balance. Cleaned condensing coil (wasn't done on maintenance). Couldn't get drain line cleared all the way. Drain is draining but still has a small clogged in sink drain. Need to return and replace damper motor for upstairs zone, clear drain the rest of the way, and replace blower wheel. I let homeowners know it would be Monday when we would be able to check availability on parts. Upstairs zone is undersized and return is undersized. Quoted customer price to fix upstairs zone ductwork and correct return. Customer wants to move forward with the repairs but will wait on the ductwork at this time. System is cooling at this time.
Upon arrival inspected filters and up lights. Recommended changing out filter and uv bulb due to the fact the the bulb hasnâ€™t been changed out in 3 years and has lost potency and filter coming up on a year. Replacement of filter and uv light approved. Went to Lennox to get parts, replaced uv bulb and filter with date. Air filtration system is now working properly.
Adviced wife they need a reinstall of whole system. Compasator is old and rusty, contact switch is old and dirty, motor pushing co2 through flu pipe is rusted and needs replacement. Low on r22 don't have any customer will need someone to come put r22 in it. Compressor is making a humming noise showing signs that it may fail soon. At the very least a rejuvenation was recommended for system.
Checked split temps, amps on fans motors and compressor, checked charge by superheat. Indoor motor was very loose and rattling upon arrival, tightened the bolts on it to keep it operational. Blower motor might need replacing if issue persists.
Completed diagnostic on upstairs leak. We found that with the two sinks running it overflowed over top of the sink either due to debris in the drain or a frozen vent pipe. Diagnostic was charged. Pictures attached.
