Performed a one system maintenance checking heating. Checked inside units electrical and mechanical components, checked gas pressures, heat exchanger, blower and draft motor amps, filter, cleaned flame sensor, furnace is heating properly at this time. Recommended adding a uv alight/air scrubber to the system. Homeowner signed up for maintenance annually
Upon arrival customer had two units to look at. First one was DFCU48 which was a mini split. System has and E2 error code. Reset system and system came on. Went to roof top and mini split had low Freon levels. Customer wanted to recharge unit. Added 3lbs to system, mini split is now cooling. The other system covers the left front kitchen area. Found drain pan full with float switch activated. Found main drain line not backed up and dry. Dumped water that was in drain pan into main drain line and water drained properly. System came back on and watched water drain into main drain line properly. Checked to see if coil was level, checked to see if drain pan was cracked and both were good. Recommended sticking some treatment tablets in main drain pan.
Upon arrival found that unit 112 which covers right side conference room was not cooling. Checked inside unit and found that the drain line was clogged and the filter was dirty. Checked outdoor unit and found pressures a little low, spoke to Michael and wanted to add Freon and clear out the drain line. Added 3lbs of 410-A to system to set charge. Went to inside unit and cut drain line and blew out trap and line. Primped trap and watched system drain properly. System is now cooling at this time.
Upon arrival unit 119 had water in pan again. Checked to see if unit was leveled correctly and it was. Checked pan again for cracks none found. Checked to see if main drain port was clogged and it wasnâ€™t. Cut drain open and blew out line with drain gun. Line felt cleared, blew out line five times and felt no back pressure in line. While drain was disconnected water was draining fine into cup. No water was coming out of secondary or sweating off of unit. Connected drain back together and water was draining fine. Told Michael weâ€™ll see what happens.
Upon arrival found that the upstairs unit was not cooling, checked inside unit and found everything operational, checked filter is was good, checked outdoor unit and found it not running. Found that the systems capacitor had went out. System is a 2018 and is still in the 5 year warranty. Replaced capacitor and system came on, checked pressures and they were good. System is now cooling at this time.
Replace Moen shower cartridge in trhe Main Bathroom.
Upon arrival found main unit of home not cooling. Checked inside unit and found everything operational. Checked outside unit and found the system not running found that the system had tripped off of high pressure reset the pressure switch and noticed that my high side pressure was slowly rising up. Checked filter dryer and unit and temperature across dryer was even. System has a clogged TXV. Homeowner approved repair. Went to Lenix in Allen to get TXV. pump system down and removed and installed new TXV. Pulled vacuum down to 500 Âµm purged system with Freon and release charge back into system Freon levels look good. Replaced 40/5 MFD capacitor for unit checked amp drawâ€˜s everything looks good. Checked temperature differential and system has a 74Â° return with a 52Â° supply. Tried to call homeowner to collect payment but was not able to get a hold of homeowner still need to collect payment.
Upon arrival found outdoor unit coming on but blower not. Checked inside unit and found that the control board was not sending 24v to blower motor to tell it to come on. Also found that the speed tap wire for heat and coil were together. Separated taps so system could operate properly. System is 4yrs old and still under warranty. Homeowner approved repairs, Due to Lennox being closed will need to order parts in the morning.
Upon arrival found system short cycling. Checked inside unit and found coil frozen up. Checked filter and found it dirty. Homeowner stated that they just changed out the filter Friday. Turned down run time for fresh air intake. Left Tstats on and shut off outdoor condenser. Will need to return once coil is thawed out to see if itâ€™s a refrigerant issue or air flow. Upon arrival had no answer at the door. Rang doorbell and knocked on the door, got no answer. Upon arrival turned system on and checked pressures. Pressures looked good. Filter was the cause of system icing up. Recommended adding start assist to compressor to ease the start up since it is a zoned system and turns on more than a normal set up.
Performed leak search on upstairs unit and found small pinhole leaks on coil. Recommended replacing unit or coil and condenser. Also system had a start kit that was but on for the Tesla batteries that was causing compressor not to come on. Eliminated soft start system is working properly at this time. Homeowner will have them replace it. Pressures were good.
Did spring maintenance. Visual checks good, filter regularly changed, I cleaned condenser coils. Checked amperages on units and capacitance on capacitors. Noticed mold buildup and recommended UV lights. Notices start kit on unit 3 but not one 1 and 2, recommended installation of those. Also noticed secondary PVC drain line routing issues on all 3 units, customer said there was a leak coming through bathroom ceiling. Will have to check PVC lines all the way down and repair.
Customer said some rodents chewed up some wires outside. Found wires on the high pressure switch were chewed up. Cleaned up wires and reconnected. Customer also said his sons room was hotter than the rest of upstairs. Ran system through cooling cycle took temp reading on supply and return air, checked static pressure, checked charge, checked electrical, and determined duct run to bedroom is gaining 7 degrees through ductwork. Quoted customer options on ductwork. Customer will look over quotes with spouse and determine what they want to do. System is cooling at this time.
Upon arrival system was at temperature. Customer said system struggles in the hotter days. Checked inside units set up and system was going into second stage. Filter was good and coil looked good. Checked outdoor unit and found a weak capacitor, and dirty outdoor coil also system was slightly low on charge. Brent approved repairs, washed outdoor coil, replaced capacitor and added 1lb of Freon. System is now cooling properly with a 72-73 return with a 52* supply. Also signed up on maintenance agreement.
Upon arrival found upstairs unit off. Turned system on and began to look at system. Checked inside unit and found everything operational. I did noticed that the 20x25x4 filter needs to be changed out. Checked outside unit and found everything operational. Checked amp draws and capacitor and those checked out good. I did find that system is 1-3lbs low on Freon and that the contactor was pitted. Recommended leak search. Homeowner wants to add Freon and replace contactor. Will need to reschedule.
