Frank Breen was on time, performed the heat pump fall checkup with confident expertise, and was very courteous. He also re-hung my sliding doors to my air handler closet. Me having just had hernia surgery a couple weeks ago - I was physically unable to do it alone. Thank you Frank!

Did they preventative maintenance on a gas furnace. During the maintenance I clean the flame sensor And cleaned out the burner box and the blower motor housing. Did a combustion test and the ppm was 30 and the O2 what is 8.8. Changed out the 16 x 25 x 1 filter. It’s an amp check on the inducer motor and blower motor which both met the furnace specs. Customer stayed at one day last week he had to go downstairs and check on the heater because the blower motor was making a very loud noise. Arriving today I did not hear no loud noise and the amperage on the blower motor is in range. System is operating properly at this point M#EL280UH110P60C-01 s#5912F32483
Performed preventative maintenance for a Lennox heat pump system model #CBX32MV-048-230-6-07, serial #1616B27399. Upon arrival the homeowner stated that when she went to turn the heat on for the first time she received an error code and called chud. While on the phone with the technician the system corrected itself. The homeowner also stated that they had a brief power outage before she turned the system on for the first time. I called for heat to observe the system starting. The system fired up a ran without any issues. I let it run for about 15 minutes then shut it back down. I removed the access panels to inspect the air handler. The evaporator coil’s are in good condition. Tested the drain pan and drain line with several bottles of water. The blower wheel is a bit dirty and should be cleaned. Checked all electrical connections to ensure that they are secure and in good condition. I powered the system back up and called for heat. Performed a Second floor dryer vent cleaning. Dryer vent, duct,flesh hose and lint trap are all clear of lint and debris at this time. Dryer is functioning properly at this time and exhaust flow is optimal. Recommend dryer vent cleaning every 1-2 years. Thank you for your business!
Completed preventative maintenance for heat pump system. System operates on 410A refrigerant. Temp split in HP of 33.5 degrees. Tested electric heat 15kw. Had a heat rise of 51°. Both capacitors in the indoor (rated 370/15mfd)and outdoor (rated 440. 45/5mfd) unit are in good shape. Outdoor contactor is functioning properly. Tested Outdoor fan motor, compressor and blower for proper amperage. Blower operating at 2.5A, outdoor fan motor .6A and compressor at 6.7A. Confirmed proper high and low voltages. Found no damaged or melted wires within the air handler. Filter was replaced recently by customer. System is operating properly at this time. Model #XP14-036-230-03 Serial #5811B18053
Preventative maintenance on Lennox gas furnace. System is equipped with all IAQ products including MERV 16 filter, bypass humidifier and Reme Halo whole house air purifier. Inspected burners/burner compartment, pulled/clean flame sensor, amperage checked on inducer and indoor blower. Reset iComfort thermostat correctly on sub-base. Homeowner advised that vinegar was added to pump to prevent build-up and does that on a monthly basis. Installed customer supplied MERV 16-16x25x5 air filter and installed company supplied #35 water panel. System is currently operating properly and ready for the season. Completed preventative maintenance on Coleman furnace. On arrival noticed that the #35 panel from last year appeared new. Tested humidifier and found the saddle valve was defective. Replaced the saddle valve on site by draining the water heater halfway and installed new valve. Re-lit water heater pilot. Inspected all fittings for water leaks. Tested humidifier drain line. Came out today to address a condensate pump issue. Homeowner pointed out a spot in the 3/8” vinyl tubing that had a visible clog. Cleared line. Re-connected the tubing to the pump and tested the pump via having homeowner turn on the heat and run the humidifier. The tubing is clear. Homeowner did want to have maintenance services performed at this time. Homeowner changes their own 16x25x4 MERV 11 air filters. Pump is working properly and 3/8” vinyl tubing is clear. The condenser amp draws are 1.8 for the fan and 11.6 for the compressor. The refrigerant pressures are within normal range for the temperature outside today. The system is operating properly at this time.

Performed preventative maintenance for a high efficiency Lennox system model #XC17-036-230, serial #5812H03498. Upon arrival I noticed that there was a puddle of water under the system. I shut the system down and removed the evaporator coil access panel. I found the drain pan had a large piece of insulation blocking the drain line. I removed the insulation and tested the drain pan drain line and condensate pump with several cups of hot water to ensure that there were no leaks or clogs. The evaporator coil’s are clean and in good condition. Air filter was replaced in the fall Merv11. Checked all electrical components needed for air conditioning to ensure that they are secure and in good condition. Turned the system on and the blower motor amp draw is at 4.7. The temperature split is at 20. The condenser coil’s are clean and in good condition. The condenser amp draws are 1.3 for the fan and 8.1 for the compressor. The refrigerant pressures are within normal range for the temperature outs
Came out today for a thermostat Issue. Upon inspection I found that the shut off switch at the top of the stairs was in the off position. The homeowner just had movers in the home today bringing furniture up from the basement. The movers must have hit the switch. I turned the switch to the on position and the system started right up. The system is operating properly at this time.
Completed Lennox evaporator coil, and Condenser installation. Replaced thermostat with Honeywell T6. Adapted to existing lineset (flushed), electrical, and ductwork. Outside replaced disconnect box, whip, and pad. Re wrapped suction lines inside and out.
Came out for a AC maintenance, upon arrival the condenser was not running. After performing a voltage test 220 volts were found at the contactor. When manually pushing in the contactor the compressor would attempt to run but the condenser fan motor would not run. The fan motor has the proper amperage but being it’s a 23 year old motor it has now inoperable. System is 23 years old, a recommendation to upgrade to new equipment is being made to the customer. Performed preventive maintenance on a Coleman heat pump system. The outdoor unit as well as the indoor coil were checked. All findings were within the specs of the manufacturer’s recommendations. The homeowner replaced a 20x20x1 air filter before our arrival. There was an 18 degree delta T. The system was operational for during the service without any faults.
