Coleman M# TC4B3621H - S# W1D8715623 Performed preventative maintenance on the air conditioning unit. Upon arrival the system was set for heat. I powered the thermostat and the system down. I removed the access panel and inspected the system. The evaporator coils are clean and in good condition. I tested the drain pan, drain line and condensate pump with several bottles of water to ensure that there are no leaks or clogs. I replaced the 16x25x1 air filter and checked all electrical connections to ensure that they are secure and in good condition. I re attached the access panels and powered the system back up. I called for AC and observed the system starting normally. Blower motor amp draw was at a 4.8. Condenser coils are clean and in good condition. Compressor drew 7.37 amps. Fan drew 1.29 amps. Unable to perform duct cleaning at this time due to suspected microbial growth. Presented some solutions to prevent a recurrence but customer was not interested at this time. Customer is in contact with Paul Davis and we will return for the duct cleaning after the testing results.

Also, cleaned the flame sensor and checked the HSI. Did a combustion test everything is operating safely. Did amp check on inducer and blower motor. System is operating properly at this point. M#LF24-75A-5 s#5911E22770 did a maintenance on a ceiling mounted gas furnace. System has no filter, did a amp check on the inducer motor and blower motor and both met the specs of the unit. Also cleaned the flame sensor and checked the spark ignition an cleaned it off. System is operating properly at this point

Did a preventive maintenance on a gas furnace. During the maintenance I clean the flame sensor check the hot surface igniter. Cleaned out the burner box and the blower motor housing. Also did an amp check on the inducer motor and the blower motor which both meet the furnace specs. And tightened and made sure all electrical connections were secure. Did a humidifier maintenance as well during the maintenance I switched out the number 35 panel and wipe down the whole entire humidifier then made sure it was working properly and draining then I made sure that the condensate pumping was working properly which it was. Did a combustion test the parts per million were 22 and the O2 was nine. System is operating properly at this point. M#TG8S080B12MP11 s#W1N7386172 changed out 16 x 25 x 1 filter.

Performed preventative maintenance for standard gas furnace. Upon arrival customer stated that he went to turn it on and he heard the inducer come on but no flame. As I started my diagnosis I found the pressure switch sticking causing the unit not to light. Replaced the pressure switch with a compatible.30 WC pressure switch I had available on the truck. Tested the system upon completion. System is operating properly at this time. Confirmed proper high and low voltages. Cleaned the burners, flame sensor and burner compartment. Customer replaces the 16x25x1 filter. Performed a combustion analysis on the furnace. System is operating at 78.9% efficiency with a CO level of 29ppm. System is fairly old and would recommend replacing in the near future but is operating as it should at this time.

Performed preventative maintenance on Lennox AC system. PAK is due for a change out in September. Customer installs PAK himself. Tested evaporator coil pan and condensate pump for proper drainage. Temperature split is at 20° with a supply air temperature of 40°. This unit has an accurate refrigerant charge. Compressor- Condenser fan motor- . Both of these readings are within the amperage rating for this unit. System is operating properly at this time and is ready for the upcoming season. Performed preventative maintenance for a Lennox system. The evaporator coil’s are clean and in good condition. Tested the drain pan, drain line and condensate pump with several cups of hot water. Replaced the Merv16 air filter that was severely clogged. Checked all electrical components needed for air conditioning to ensure that they are secure and in good condition. I observed the system starting normally. The amp draw for the blower motor is at 2.6. The temperature split is at a 19. The condenser coil’s are clean and in good condition. The amp draws for the condenser are .66 for the fan and 5.7 for the compressor. The refrigerant pressures are 105/218. These are normal readings for 410-A refrigerant within ambient temperature of 57°. The system is operating properly at this time.

Maintenance just completed about a month ago. Issue is related to 2nd floor zone. Verified proper water pressure. Limit setpoint at 180. Identified each zone. 2 zones have analog (mercury) style t-stats, and the 2nd floor has a Honeywell 6000 digital programmable. We tested the zones to verify all valves are opening and closing properly. Radiators are not air bound. 1 in master does not work, which is likely due to settling of the home or piping/or sediment build up. Keeping lower setpoints on both 1st floor analog t-stats and a slightly higher setpoint for 2nd floor will improve the issue. Left 2 optional recommendations and emailed to homeowner. Replace automatic water fill and replace all (3) t-stats to Honeywell T1 style.

Survey for booster fans. Explained benefits of adding a single zone ductless system as well. Homeowner will decide based on discussing with his wife. Chud will follow up after the holidays. N/C, survey/estimate.

Performed preventative maintenance for a Weil-McLain boiler. I observed the system starting normally. I took a combustion analysis test and got the following readings, 02 is at 17%, co is at 12ppm and the system is operating at 78% efficiency. Upon arrival the water pressure was at 5psi. The auto fill was not operating due to the water shut off valve was in the closed position. I filled the system to 15psi. The circulator pump is operating normally and the limit is set for 180F. All 3 zone valves are operating properly and in good condition. The system is operating properly at this time.
