Performed preventative maintenance for a carrier air handler. The evaporator coil’s are clean and in good condition. Tested the drain pan and drain line with several bottles of water to ensure that there are no leaks or clogs. Checked all electrical components needed for air conditioning to ensure that they are secure and in good condition. The air filter was recently replaced by the homeowner size 20x30x1. The blower motor amp draw is within normal range. The temperature split is at a 20. The condenser coils are clean and in good condition. The condenser amp draws are .61 for the fan and 8.9 for the compressor. The refrigerant pressures are 88/175. These are normal readings for r-22 refrigerant with an ambient temperature of 58°. The system is operating properly at this time.

Performed air duct cleaning and sanitation. All vents and ductwork are clear of dust and debris at this time. Unit is functioning properly at this time but condensate pump drain is clogged. Maintenance is aware of the situation. Recommend duct cleaning every 3-4 years. Thank you for your business! This is a billout.

No heat. Newer unit. Inducer motor not running. Pulled assembly from unit and removed a critter from the flue inside of the unit. Started system for normal operation and it is currently operating properly at this time.

No heat call. Numerous replacement limit control replaced. Found a brand new limit in place. After starting the unit if was off on limit again. Bypassed limit to perform a combustion analysis. The CO PPM was well over 2000 before I shut the analyzer off to prevent damage. Burn marks on exterior grill and loose gas valve connections inside the unit. I disconnected gas from the utility closet and shut the breaker off in the apartment. Unit will need to be replaced. Pictures and a brief description of diagnostic has been emailed to Jane.

No heat call. Found unit not igniting properly on a call for heat. Removed the ignitor and tested resistance and determined the part had failed. Installed a customer supplied replacement ignitor and was able to get the unit operating properly. Cycled and tested several times. System is now operating properly.

No heat call. Unit was miswired and had to contact National Comfort technical department since the schematic was worn off of the unit. Corrected wiring issues including one leg of power connected to the load switching side of the single pole contactor. Had to install a new contactor due to existing being pitted. The system fan worked in air conditioning, Just not for fan only and heat. The system is now working correctly and tested for proper operation.

Completed transition from supply plenum to supply trunk. Attempted start up and discovered red thermostat wire was shorted out. Used green fan wire in its place. Management is aware of the situation. Will leave system wired as is, alternative is to pull new low voltage wire to thermostat. Cycled and tested, system working properly at this time. Bill out.

Preseason boiler start-up and preventative maintenance completed for Columbia gas boiler. Inspected and cleaned burners/burner compartment, inspected controls, water pressure, combustion check, and verified no air in system. Optional recommendations have been provided in attached estimates. System is operating properly and ready for the season.

No ac/heat call. Diagnostic work found a failed ID blower motor. Contacted Johnstone Plymouth Meeting/Norristown on behalf of Point at Plymouth meeting and gave model and serial number information to the sales counter. They will follow up to provide price/availability.

No heat call for Clubhouse unit that serves gym area. Found heater off on lockout, exceeded maximum number of ignition attempts. Cycled power and found a bad flame sensor. Replaced the part on site with OEM part. Completed a routine cleaning/maintenance on unit. Cleaned and removed insulation/debris from burners and burner compartment. Replaced filter. Checked all controls. Cycled system from thermostat several times and it is currently operating properly.

Replaced shorted compressor for unit #2203 for National Comfort M#CPG41838-U12, S#356A9682. Made all needed connections to adapt new compressor to the unit. Performed a pressure test at 200psi and a vacuum down to 500 microns. CUSTOMER SUPPLIED NEW R-410a refrigerant (4.28 lbs) PER FACTORY. Tested operation when completed. System is operating properly at this time. This will be a BILLOUT for labor and any additional materials needed.

Performed preventative maintenance for a Peerless cast iron boiler. Water pressure is at 18 psi. The hot water limit is set for 180. Performed a combustion analysis test and got the following readings, o2 is at 15.9%, co is at 0 ppm and the system is running at 83.3% efficiency. We did find the main house zone seems to be stuck open. The other zone serves a small section of the house. See estimates for details on repair for this zone. Otherwise the system is functional at this time.

Return to install new 60 amp non-fused disconnect box. Connected to existing line voltage circuit. Wired existing blower motor back in to the cooling terminal on the furnace control board. Several weeks ago, the blower was wired hot meaning we left it running non stop to rule out a failing control board contributing to freezing issues related to this system.

Apartment #2203. No ac call. Circuit breaker tripping immediately once contactor is engaged. Verified circuit breaker stays on for heating and fan only. Amperage reading on “run” leg is drawing 1.6 amps even when there is no call for ac. Pulled chassis and confirmed compressor is shorted. See estimate for repair details. ****BILLOUT DIAGNOSTIC**** Took at look at Clubhouse unit disconnect. The “stab” accidentally broke and we will schedule to replace the disconnect early next week. We will also wire the blower motor back to the furnace control board in preparation for heating season. Today I hardwired the disconnect temporarily to restore ac since this conditions the gym area also in the clubhouse.
