Customer had no heat up stairs. The second floor zone valve was bad. I all purged the system to get maximum performance on the unit. System is operating properly at this point. Tankless water heater installation. Installed new unit to replace existing tanked heater so customer could have on-demand hot water. Advised on proper operation and maintenance. Carried off old water heater.
Performed a first floor dryer vent cleaning. Dryer vent, ductwork, flex hose and lint trap are all clear of lint and debris at this time. Dryer is functioning properly at this time and exhaust flow is optimal. Recommend dryer vent cleaning every 1-2 years. Thank you for your business!
Installed carrier air handler and condenser. Adapted to existing ductwork, line set, and electrical. Replaced thermostat with eco bee. Replaced auxiliary pan and ran new pvc drain and traps to existing drain line. Flushed drain line. Flushed line set. Added new wet switch. Replaced power switch to air handler. Outside replaced disconnect box, whip, and pad. Replaced water heater with Bradford white 50gal gas hot water heater, and added st5 expansion tank. Adapted to existing plumbing and bled air out of all water lines. Cycled and tested, system working properly at this time. Filter size is 20x30x1
Performed preventative maintenance for 2 zone boiler system. Inspected all the electrical components. Confirmed proper high and low voltages. Cleaned the burners, burner assembly and burner compartment. Found the electronic damper not functioning but in manual mode so the boiler still functioning. Found the pressure/temperature not reading properly due to water infiltration as well as the auto fill which is meant to maintain the set water pressure without manually filling the system. System is 18-19 years old and has plenty of signs of rust/oxidation. System is fully operational but only in fair condition. In its current state even though fully functioning it possesses a failure risk. Recommend speaking with our comfort advisor to at least go over options for boiler , ac only and water heater even if not in the position to replace at this time. Performed preventative maintenance for a carrier air handler. The evaporator coil’s are clean and in good condition. Tested the drain pan and drain line with several bottles of water to ensure that there are no leaks or clogs. Checked all electrical components needed for air conditioning to ensure that they are secure and in good condition. The air filter was recently replaced by the homeowner size 20x30x1. The blower motor amp draw is within normal range. The temperature split is at a 20. The condenser coils are clean and in good condition. The condenser amp draws are .61 for the fan and 8.9 for the compressor. The refrigerant pressures are 88/175. These are normal readings for r-22 refrigerant with an ambient temperature of 58°. The system is operating properly at this time.
Performed air duct cleaning and sanitation. All vents and ductwork are clear of dust and debris at this time. Unit is functioning properly at this time but condensate pump drain is clogged. No heat. Newer unit. Inducer motor not running. Pulled assembly from unit and removed a critter from the flue inside of the unit. Started system for normal operation and it is currently operating properly at this time.
No heat call. Numerous replacement limit control replaced. Found a brand new limit in place. After starting the unit if was off on limit again. Bypassed limit to perform a combustion analysis. The CO PPM was well over 2000 before I shut the analyzer off to prevent damage. Burn marks on exterior grill and loose gas valve connections inside the unit. I disconnected gas from the utility closet and shut the breaker off in the apartment. Unit will need to be replaced. Pictures and a brief description of diagnostic has been emailed to Jane.
No heat call. Found unit not igniting properly on a call for heat. Removed the ignitor and tested resistance and determined the part had failed. Installed a customer supplied replacement ignitor and was able to get the unit operating properly. Cycled and tested several times. System is now operating properly.
No heat call. Unit was miswired and had to contact National Comfort technical department since the schematic was worn off of the unit. Corrected wiring issues including one leg of power connected to the load switching side of the single pole contactor. Had to install a new contactor due to existing being pitted. The system fan worked in air conditioning, Just not for fan only and heat. The system is now working correctly and tested for proper operation.
Completed transition from supply plenum to supply trunk. Attempted start up and discovered red thermostat wire was shorted out. Used green fan wire in its place. Management is aware of the situation. Will leave system wired as is, alternative is to pull new low voltage wire to thermostat. Cycled and tested, system working properly at this time. Bill out.
Preseason boiler start-up and preventative maintenance completed for Columbia gas boiler. Inspected and cleaned burners/burner compartment, inspected controls, water pressure, combustion check, and verified no air in system. Optional recommendations have been provided in attached estimates. System is operating properly and ready for the season.
