Today I came to Jim’s Airdrie home because Jase the furnace stopped working earlier today. Jim has explained that the thermostat was showing a communication error. He changed the batteries and the furnace started working. Because I was already coming to the home, Jim decided to have me perform a furnace tune up while I was here. Furnace tune up: Upon tune up and inspection of the 10 year old system I tested and adjusted the gas valve, burners, gas pressure and temperature rise. Pulled and cleaned the flame sensor. Tested ignition system, inducing motor and assembly, blower motor and assembly, heat exchanger, static pressures, tested and tightened all electrical connections, all safety switches and control board. The furnace is in good condition. All components are working well within manufacturers specifications. The low speed gas pressure was too high and I adjusted it to 1.9” water column. An e2 error code occurred 1 of the 10 times I fired the system. This indicates a weakening p

Tech came out to perform heating maintenance inspection. Tech tested the heating system: checked gas pressure, temperature, exhaust fan amperage test, blower motor amperage test, flame rectification sensor test, exhaust fan vacuum test and a combustion analysis. Furnace is in great working order at this time. Tech performed plumbing maintenance inspection. Check all faucets, toilets, tubs and showers, kitchen sink, laundry water lines, hot and cold supply lines, check shut offs, check house hold water pressure, system working well. Client requested 10 bags of water softener salt. Tech quoted and client approved. Tech left 10 bags of water softener salt on site. Client thanked us for coming out.

Today I came to Tanaya and Prasanna’s Airdrie home to evaluate the water heater that stopped working yesterday. Tanaya has explained that the tank started leaking yesterday and he shut it off and drained it. Upon visual inspection I found that the tank appears to have burst and must be replaced. The tank is a dual vent direct vented water heater. There is no water pressure controller in the home and no water softener. Tanaya and Prasanna will discuss the options and let us know by the end of the day today how they would like to proceed. Should they choose any replacement, todays bill will be applied too the cost of the new equipment.

Today I came to Sean’s Airdrie home to evaluate his mechanical have and plumbing system for replacement. The home is 1658 square feet and was built in 2005. All the equipment is original to the home. Upon insoection of the home I performed a heat ;load calculation and found it requires 65520 btus to properly heat, and 2.74 tons of cooling. There is enough room on the electrcial panel to accommodate a new ac system. The furnace does not have enough wires run from the thermostat to control a central air conditioning system but, it uses a “fast stat” for control which will work. The tankless water heater is also for 2005 and at its life expectancy. There is a working water softener but the water pressure coming into the home is too high at 95 psi. Sean is happy with my visit today and will contact me with how he would like to proceed.

Truck came back out due to second floor. AC is freezing tech was here last Friday and found the second floor. AC was overcharged and had a severe restriction in the lines. The airflow to the second floor. AC was also very high reading 500 to 600 CFM at that time lower the fan speed a bit to adjust for a better temperature split though technician got a better temperature split at that time over the weekend. The coil began to freeze as the restriction inside the system was too great for the new fan speed to overcome tech informed client unfortunately this appears to be an installation error. As the second floor system simply has too much refrigerant and a severe restriction which is causing the system to be inefficient. Tech has increased the fan speed back to its original setting. Tested system again system is no longer freezing. However the temperature split is very low reading 10 to 12°F. Ideally system should be 17 to 20°F temperature split. Tech came out to perform annual AC inspection tech tested torque booster limits amperage on both compressors and outdoor fan motors tested airflow and refrigerant levels. Inspected electrical equipment for corrosion. Both systems have a slight restriction. The second floor has a more significance restriction as well as an overcharged refrigerant. Main floor is working well second floor is struggling sometimes to cool tech found the the airflow was quite high for the second floor around 650 to 700 ft.³ per minute. This caused the temperature splits for the second floor unit to be quite low close to 10 to 11°F. Tech lowered the fan speed bringing the airflow to around 400 to 450 CFM bringing the temperature split closer to 15 to 16°F to inform client and advised trying this fan speed first Otherwise we would have to look at potentially alternate units as a second floor system cannot keep u.

Today I came to Tina and Matt’s Airdrie home to evaluate the mechanical system for central air conditioning installation. The home was built in 2003 and is 1752 square feet. I performed a heating and cooling load calculation and found the home needs 3 tons of cooling to properly cool, and 66930 btus to properly heat. The electrical panel has enough room to accommodate a new ac system and there are already enough comptroller wires run from the furnace to the thermostat to control ac. The furnace is original to the home and is 22 years old and past its life expectancy. The water heater luckily is not original but is 11 years old nearing its life expectancy of 8-12 years. There is no water softener installed in the home and no pipe protection system to control water pressure and water expansion. Tina will discuss the options with Matt when he is back home after work and they will let us know how they choose to proceed.

Inspected electrical components for corrosion. System operational at this time. Tech noticed the condenser does not have a compressor saver on it. It is recommended to have one installed as it will significantly reduce start up strain on the compressor. Tech also noticed the outdoor condenser coil is getting dirty and should be clean. Tech informed client. Client declined for now and thanked us for coming out.
