Today I came to Jitka’s Bearspaw home because there is once again, no hot water. Upon inspection I found the same error saying ignition retries. This means the boiler failed to ignite. The control board, ignition module, igniter, gas valve and gas valve cable have all been replaced as per tech support. The system initializes, spark igniter sparks, gas flows and no ignition. I once again took the boiler apart and checked the seals, refractory plates, burner and heat exchanger. The system is in good condition but will not fire. I triple checked the setting for air gas mix and set it according to manufacturers specifications. After many attempts I was able to get the boiler fired up and running, Jitka now has hot water however I do not know for how long. I am scheduled to return Monday with the combustion analyzer to check that the air gas mixture is correct. The manufacturer specifies the air opening for this model boiler be 9 turns open. I was only able to get it to fire consistently
Today I came to Kens Varsity ho e because he is concerned about his sewer line. 15-20 years ago he had to have the line augured due to root intrusions. He has noticed several drains that are getting slow and would like the line inspected. Upon camera inspection I found the line in poor condition. The internal cast iron piping system has advanced “Channelling†and is developing holes in the bottom of the pipe. There is a large root intrusion 3-5 feet from the cleanout. The exterior concrete asbestos piping system is also in very poor condition with smaller root intrusions and large pipe misalignments.Return today Friday 18/21 to complete the work needed,Jb to do remove concrete sections in basement room to have access to the main drain line ,After Remove concrete and excavated we fund the cast iron Y was broken and built up with mud and debris, after removing the damage cast iron,we run the camera from the main stack clean out access and view the conditions of the main drain from the

This must be replaced before further diagnostics can be done. I have installed the new starter / capacitor and tested. The unit is working now however it is very low on refrigerant and needs to be recharged. I have recharged the system and it is working well now.

Today I came to Jamie’s Bayview home to perform the annual Ac system inspection. Upon Ac inspection and service I tested temperature drop, relative humidity, air flow, motor and fan, compressor, capacitor, contactor, evaporator and condensing coils, and refrigerant levels. The system is 14 years old and uses obsolete r22 refrigerant. The refrigerant levels are low and the torque booster / capacitor is rusting on the top. The unit is not equipped with a compressor saver. I have explained my findings to Jamie. He does not wish to put any money into the Ac at this time and will replace it when it finally dies. He is happy with today’s service.
Today I came to Mario’s Acadia home because the sewer recently backed up into the basement. This has happened before however not as severely. Upon camera inspection I found the internal cast iron piping system is deteriorating and depositing cast iron in large amounts that is holding water. The concrete piping system has several pipe breaks causing misalignments. The backups will continue over time. As the sewer line runs under the garage, it should be fixed permanently before excavation is required. Scheduled to return Tuesday June 22 2021 to install the new sewer liner. 50% paid today with the remainder due at time of job completion. 25% mobilization fee should the job be cancelled.
Today I came to Julie’s Altador home because there was no hot water. Upon diagnostic I found the boiler had shut off on e4 error indicating flame failure. I found the ignition and flame rectification systems are failing. The heat exchanger is badly soiled and must be cleaned. There is a leak internally on a sensor port as well as externally on the thermostatic mixing valve. The under floor heating pump has a failing impeller and is loud. The water softener is almost over flowing with water indicating the injector is failing. Julie has also mentioned that the ac has never worked correctly and has has over 10 different contractors try to fix it. Upon inspection of that system I found there is a restriction in the refrigerant and the fan coil unit is starving for air with only 2 small return air grills for 3 tons of cooling. The inside coil freezes after 2 min of operation. Julie would like options for repair and replacement. She would like me to go over the options with her husband Kir
Today I came to Sharon’s Palliser home because she is concerned about her sewer line. She has had root problems in the past. She recently received our flyer and decided it was a good idea to get the sewer fixed. Upon camera inspection I found the sewer still has multiple breaks that are allowing root intrusions. The line is a perfect candidate for a liner and Sharon has expressed that she would prefer not to excavate.
Today I came to Kevin’s Bearspaw home because he has little to no hot water. Upon diagnostic of the 13 year old boiler system I found the main circulation pump has failed causing water to boil within the boiler itself. 2 of the 3 other pumps are over amperage meaning they will fail. The internal leak on the boiler supply has gotten worse since my last visit and is now dripping to the boiler housing below. The axiom feeder is still faulty and there are several very stiff zone valves. The glycol levels are still slightly low. Tech returned Thursday June 17 2021- Tech Heinz B Tech returned today to install no Taco primary circulation pump with new gaskets. Tech was also supposed to repair a section of 3/4†copper pipe in the boiler. After talking with the client we is going to hold off on that section of the repair and is considering replacement.
