Came to Linda’s home in the Altadore area to investigate a sewer backup issue. Upon visual inspection, this was the case. Presented customer its options for an auger for the main line and once customer agreed, work began immediately. Main stack access wasn’t easy, but doable. Had about 20 ft of cable in before hitting an obstruction. Pushed past it another 15’ before hitting something else it felt like. Continued a little further before pulling back like. Checked drains by flushing toilets and running taps. No apparent backup. Fished the cable back in once again, no obstructions felt. Pulled cab.es back, no foreign debris, cables clean. Checked customers water pressure, currently at 80+. Suggested a pressure control device and will email customer a copy of that estimate. No warranty on auger. Customer happy with service and response time.
came to Donnas home in the Bonavista area to address a leak from her fridge. Upon visual inspection this was the case. When pulling out the fridge, noticed a large block of ice on the back of the fridge. The surrounding metal has rotted out. Turned the water off to the fridge from the source. Customer had questions about her appliances including her hwt and humidifier. The humidifier looks to need to be replaced as the hard water has seized internal components. The hat is 11+ years old and maybe need to be replaced soon. Provided customer with numerous estimates and answered any and all questions she had. Household water pressure is 90PSI. Suggesting a pressure control device to lower pressure and help protect piping system from excess pressure. Customer happy with service.
Came to Suzanne’s rental home in the SW to address a leaking shower valve. Replaced shower valve but cutting an access in the closet space behind it. Turned water on and checked for leaks, none found. Left water on. Will need to stop in tomorrow to properly secure the assembly and add the trim. Mar19/23 Came back to affix backing and apply trim. Added silicone to edges as hole was initially bigger then it should have been. Advised tenant that the silicone will need some time to cure, he was ok it’s that. Tenant was happy with service. Unable to get water pressure as there was a furnace obstruction.
Came to Dicksons home in the NW area to address a leaking hwt. Upon visual inspection this was the case. The customers drain valve was leaking and was already replaced in the past. Tank is well above 10 years old. Proved customer options for repair, replace and upgrading. Customer decided to replace his current 50gal with a 40gal as he didn’t think he needed the extra tank space. Work began immediately. Drained old tank and removed it. Added new tank and connected making adjustments to water supply, venting, and gas lines. Tested connections for leaks, none detected. Removed old tank and debris. Checked water pressure, household pressure is 88PSI. Informed the customer of the issues with high pressure. Customer declined getting a Prv installed. Customer happy with service and having a working hot water tank. Came to Laurels home in the SE to investigate a leak under her kitchen sink. Upon visual inspection this was the case. There was an old brass comp tee and valve that was leaking on the hot side. Provided customer with options to repair line and once customer agreed, work began immediately. Cut and removed old line, tees and shut offs. Added new pex tee and shut offs. Turned the water on and tested for leaks, none found. Checked customers water pressure, pressure was at 9OPSI. Suggested having a Prv installed to control the after pressure to the home. Customer will call us back regarding its install. Customer was happy with service and work performed,
Today I came to Leslie’s Strathcona home because one of the 2 furnaces has failed. Upon inspection I found the second floor and basement furnace has failed due to a failed inducing motor. With this 2006 furnace, the most common cause of the failure is a plugged secondary heat exchanger. Because of the age, condition, and high cost to repair the furnace, it should be replaced. The main floor furnace is only 3 years old and appears in excellent condition. The home is equipped with a 1 year old water heater of good quality. The humidifiers are also of good quality and working well. The upgraded water softener is a great addition to the home and helps protect all the pluming being used in the home. Leslie uses reliable home maintenance for all her maintenance and they are getting 3 quotes before a decision will be made. Furnace install Removed old unit. I attended Brady’s home as he had no heat. Upon diagnosis I found that the inducer would come on and ramp up, the ignitor would come on but gas valve did not energize and the furnace should a code e125. This is the code for a control hardware failure. I found that the control board was not sending power to the gas valve. When I manipulated the main wiring harness plug to the control board I was able to get the furnace to fire. This is a faulty control board and it needs to be replaced.
Today I came to Hamid’s Collingwood home to evaluate the sanitary sewer after multiple back ups over the years. Upon camera inspection I found the interior cast iron piping system is holding standing water and should be hydro jet cleaned to remove any cast iron debris that may be causing the standing water. Once the pipe passes the homes footing it transitions to a no corrode (tar&paper) piping system that is starting to fall apart, has holes appearing in the bottom, and breaks allowing root intrusions. Past this the pipe transitions to a clay piping system that has breaks allowing root intrusions on city property. The line is currently in good enough condition to have a no dig sewer liner installed. Should it collapse completely, full trench excavation would be required. Hamid is happy with my service today but has more quotes coming after which a decision on how to proceed will be made.
When I arrived at Gerry’s home she let me know that the thermostat wasn’t working. I looked at the thermostat and it was turned off. She informed me that she wasn’t told how the thermostat worked when it was installed. I asked if she used the programming or preferred to just set the temp herself. She prefers setting the temp herself. I removed the programming from the thermostat and set to 25c. Showed her how to use it and what 2 buttons to press to adjust the temp. Checked the furnace, all appears to be working at this time. No charge courtesy call.
Today I came to Amber and Russ’s Bridgeland-Riverside home because the water heater stopped working. Upon diagnostic of the 11 year old system I found it to be in poor condition. The 75 gallon direct vented tank serves 1 zone of under slab heating in the basement. This connection is not to code and deemed hazardous to your health. The water pressure in the home is over 100 psi which is the main cause of the problem here today. Because the water pressure is so high, the tanks temperature and pressure safety relief valve is leaking. This leaked onto the flammable vapour sensor and caused it to fail.the hydronic panel also has 2 active leaks. There is no water softener in the home which negatively effects everything using water in the home. Scheduled to return Monday march 27 2023 for boiler install. $5000 collected today with another $5000 to be collected Monday and the remainder due at time of job completion. 25% restocking fee should the job be cancelled.

Ducts cleaning and fan replacement booked for feb 13. Do not move. Gas Shutoff replacement On February 13, 2022: Drake and Zoltan arrived to perform a duct cleaning service on Sheila’s elbow dr home. We began our service by connecting the vacuum to the supplies for the Lennox furnace which controls upstairs heating and using compressed air, we blasted, whipped and sanitized each supply vent before pull whipping the trunk lines and spot blasting the ac coil. We then repeated that process for her main and basement controlled goodman furnace. We then connected to the shared return drop and using air blasted the dust and dirt from all of the return vents before pull whipping the trunks and spot blasting the return cabinet. We then removed the blower motors from both furnaces for cleaning, and using compressed air and parts cleaner, cleaned the motors, cabinets and return cabinets before re-installing and test-firing both systems. We did not clean the dryer vent as it is a ventless dryer.

Today I came to Chris’s Bowness home to evaluate the garage heater. The garage heater was in the detached garage when Chris purchased the home 5 years ago. Recently the carbon monoxide detector in the garage started going off. Chris called Atco and they found some of the venting was leaking very low levels of co. Chris sealed the venting with foil tape but the problem persists. Upon visual inspection I can not see where the co would be escaping from. The system was clearly a diy project as the plastic intake from the attic, and csst gas tubing running through the external garage wall are not to code. Chris would like a quote to replace the system up to code and will try to seal the venting more in the mean time.
Came to Suzzanes rental property to investigate a leak that was causing a lot of water damage. Upon visual inspection this was the case. Had the water shut off and began to open up ceiling spaces that were obviously about to fall down from water. Open inspection there was water lines above and drain piping that had signs of water stains. There was also a duct that was just above the ceiling space that was dripping as well. Traced the water back to eventually the high point where the above floor was wet. This was the surrounding tub. Turned the water on and tried to inspect for visual leak, but the area was condensed. Went to the bathroom and saw water pouring from the closed valve handle. Turned water off and attempted to remove the handle and shower trim. Once removed, turned the emergency stops to the shower assembly off. Turned the water back on, no leaks from handle. Water appeared to be dripping less, but there is still a lot of moisture in the drywall and wood. Sug
