Excellent Service!

Heinz complete our annual A/C inspection, both inside the house and outside on the unit itself, checking and running/testing all devices. He was extremely professional and efficient, ensuring everything was good before he left, answered questions we had, and after which he emailed us a detailed inspection report along with improvements if we chose. Thanks again Heinz, you were fantastic and we are always happy when you complete our HVAC/AC/furnace services! Great job as always!

John is thorough and very transparent in his dealings with us. I knew our AC was in need of servicing of some kind and given its age I figured the refrigerant was likely in need of attention. Sure enough his diagnostics ( which he took a picture of the meter readings ) showed the refrigerant was in needed of attention. The ac unit is back in tip top shape and hopefully good for another 5-10 yrs. Thx John .!

Today I came to Dean’s Sienna Hills home because the ac system is not working. The system was installed 2 days ago. Upon inspection I found the the system was locked out on the low pressure sensor. I attempted to add refrigerant but this did not solve the issue. Upon further inspection I found there is a massive restriction in the refrigerant flow. I checked the tx valve and found its temper turn bulb was not insulated. This is supposed to be done at the factory however the installer missed it. I took the duct work apart and insulated the bulb then tested the system again with the same results. The next step is to replace the tx valve. Should the problem persist, the compressor will need to be replaced. While finishing my diagnostics of the ac system I saw the furnace venting is incorrect. It needs to terminate a minimum of 3 feet away from any opening window and in this case it terminates much closer than 3 feet from 2 windows. Today I came to Cameron and Jane’s Sage Hill home to perform the annual ac system inspection. Cameron has explained that the system seemed to run a long time before it would reach desired temperature on thermostat. Ac system inspection: Upon Ac inspection and service of the 18 year old system installed 15 years ago I tested temperature drop, relative humidity, air flow, motor and fan, compressor, capacitor, contactor, evaporator and condensing coils, refrigerant levels, and general system operation. The system is in poor condition. The 2009 furnace is leaking condensate from the front the secondary heat exchanger and collector box. The blower motor has leaked all its oil out on the floor of the furnace. The ac system is over charged, has a txv (thermal expansion valve) that is not properly controlling the refrigerant, a capacitor that is leaking acid and rusting, and a fan motor that has leaked oil and is rusted. I called Marissa and verified the axiom feeder was just low on water. The under slab heating system was turned on over the weekend as it was cold outside. While the system is running it will remove air from the system depleting the reserve of water in the axiom hydronic tank. The tank needs to be filled up. Marissa filled it up while I was on the phone and the axiom feeder started pumping again. I’ve instructed her to monitor the system and let us know if there are any leaks or if the axiom feeder keeps having to fill up which can indicate a leak in the under slab loops themselves.

Today I came to Darrin’s Dicovery Valley home because the water pressure in the home is too low. Last week Clearview installed a water pressure reducing valve. After the installation the valve was set way too low and the pressure out of the faucets and showers was very minimal. It was so low that a toilet upstairs would not fill. I set the prv to approximately 70 psi and showed Darrin how to adjust it further should he choose. Darren also mentioned that the price for the pressure reducing valve was quite high. Upon inspection I found that the task used for the pressure reducing valve was a 1” valve and allowed for soldering. In this case the line coming into the home is 1” but transitions to 3/4” at the pressure reducing valve and is done in pex piping rather than copper. This means the price should have been $689.63 and not $1147.00. A refund of $480.90 will be proceed back to Darrin. Darren also explained that he was shocked at the quotes given to him for furnace replacement. When I

Today I came to Leah’s Aspen Woods home to perform the annual ac system inspection. Clearview just installed the furnace in December of 2024. Family plan an inspection: Upon Ac inspection and service of the 11 year old system I tested temperature drop, relative humidity, air flow, motor and fan, compressor, capacitor, contactor, evaporator and condensing coils, refrigerant levels, and general system operation. The system is in good condition. All components are working well within manufacturers specifications. The refrigerant level as are good. The low side pressures are lower than I would prefer and the. Super heat readings are high. This may indicate a failing txv (thermal expansion valve) however I believe that because the home is quite cool inside, the readings are as they are. Leah will watch the system when it gets hot out and will call us if there are any issues.

Water pressure in the house is at 75psi,hwt 40 gal natural gas.Customer will like to clean the main drain as maintenance,no backing up at this time ,customer have been presented with the option for the work needed,customer approved option #1 hydrojet main drain (1 year warranty),job to do Hydrojet main drain from the main stack of the home to the city main to remove any blockage and to clean and flush the main drain line,main drain is clear and clean.Upon video camera inspection in the main drain client was present during the video.customer is satisfied with today’s service.

Today I came to Israel’s Mills Estate home to evaluate the sanitary sewer. Israel has explained that the home is conditionally sold. The potential buyer had a sewer camera inspection toon performed and found what appears to be a pipe belly and tree roots. Upon camera inspection today I found the interior abs and cast iron piping is in relatively good condition. Once the pipe passes the homes footing it transitions to a clay piping system. This connection point and every other connection point up to 32 feet is broken and allowing extreme root intrusions. At approximately 32 feet, the pipe transitions back to cast iron and is clear through to the city main. The line can be augured but the roots will remain and grow back stronger. The only way to remove the roots temporarily is a hydro jet cleaning. This will still result in the roots growing back. The only permanent solution is a pipe liner or full trench excavation which is not recommended. A sewer liner will fix this problem permanen

Today I came to Mason’s Palliser home because the furnace stopped working over the weekend. Upon diagnostic of the 17 year old system I could hear a small amount of water in the inducing motor on start up. Upon further investigation I found debris in the venting condensate drain. The seal from condensate pan to inducing motor has failed and is leaking. The condensate pan itself is leaking acidic condensate and needs to be replaced. The furnace is also graded incorrectly and is pitched toward the back rather than the front which can cause drainage issues. Mason is happy with my service today and will think about the options.

Tech called us out after hours on Sunday morning tech went out. Client had a small leak from the recent boiler. Install tech found the leak. It was coming off the discharge pipe of the system feeder there appeared to have been a small cut in the pipe, allowing it to seep very slowly Tech, isolated system, feeder, and remove the discharge pipe tech replace discharge pipe with fresh pex pipe. Reconnected discharge pipe to boiler and tested for leak. No more leak tech wiped up the leak off the floor, wiping in around the system feeder and the glycol barrels. Tech waited to see if there was any further leak and doublecheck the rest of the system system appears to be working well tech could not find any other leaks or deficiencies at this time. Tech double checked system feeder to make sure there is no further leaks no further leaks appear to be found at this time should there be any further leaks or any issues taken informed client to not hesitate to give us a call as we will come out righ

Tech came out to perform boiler maintenance inspection. Tech tested glycol levels, pump amperage, cleaned condensate trap, checked for error codes,Tested exhaust motors, tested gas pressure, check air separated, check cross connection Tech found the hydronic system had not been flushed in over 10 years. Tech advised flushing the system. Both the hydronic and domestic side. Tech quoted work client approved. tech flush hydronic side with boiler cleaner and then flushed the domestic side with descaling solution. Flush both side for 45 minutes. And then flushed both side with fresh water. Tested boiler working well. Tech came out today to perform annual AC inspection. Tech tested torque booster limits, amperage on both compressor and out door fan motor, tested air flow and refrigerant levels. Inspected electrical components for corrosion.
