Just what we needed

We had a leak from our humidifier and got an inspection of the furnaces. Sure glad we did because ours were in danger of allowing carbon monoxide into the house. The situation was clearly presented as were the options

I attended sherrys prestwick home to perform a plan service on her 8 yr old Lennox furnace. The furnace is running very well with no issues. However, i found the ducts were quite dirty and she didn’t have any mold mitigation on the system. Sherry is looking at option one with the duct cleaning and led uv light but not till at least March. She will call when she is ready.

Tech came out to perform heating maintenance inspection. Tech tested the heating system: checked gas pressure, temperature, exhaust fan amperage test, blower motor amperage test, flame rectification sensor test, exhaust fan vacuum test and a combustion analysis.
 Both system are over 10 years old and starting to have some issues. The control board was replace last summer on the main floor system and in today’s inspection both main floor and second floor exhaust motors are starting to over amp when the system enters high fire. Tech informed client and made a few options. Client will review and let us know.

I attended Eric’s home in Cranston to perform the plan service on his furnace. The furnace is working very well requiring only minor adjustments. However the ducts are quite dirty and I noticed they don’t have any mold mitigation on the system. They are going to go over their options and get back to us.

Today I came to Curtis’s Windsor Park home because the boiler stopped working. Upon inspection I found it was giving error code 012, flame loss. This is typically attributed to a plugged intake air filter, improperly grounded system, or a gas supply problem. I reset the fault and the boiler fired up with no problem. I checked the filter and the system ground and they are both good. The system is up and running now. It is possible that intense wind or a gas flow problem from the building could have caused the failure. Should it fail again, I have shown Curtis how to reset the system.

I attended Lesley’s shawnessy home to perform a plan service on her furnace. The furnace is working well without any issues. However, I did notice that she doesn’t have a humidifier, there is no mold mitigation above her ac coil. She has a new tankless and since she doesn’t have a water softener it should be flushed every year. She also showed me the hookups for her washing machine and the valves are starting to leak. Premature failure of faucets and shut off valves can be prevented with a water softener. Lesley is going to go over the options and get back to us.

Furnace is in great working order. Tech replaced the last of the Hepa filters and should get new ones next year. Tech came out to perform boiler maintenance inspection. Tech tested glycol levels, pump amperage, cleaned condensate trap, checked for error codes,Tested exhaust motors, tested gas pressure, check air separated, check cross connection Next year system will be due for its 5 year flush and condensation line stone should be replaced at that time as well. Tech informed client they thanked us for coming out

Today I came to Sarah’s Altadore home because the boiler stopped working yesterday. Upon inspection I found the heat exchanger high limit switch had tripped. I ordered a new one that should arrive next Tuesday. In the meantime I jumped out the switch to test the system. Upon testing I found the system fired right up and started heating. That being said, I found the heat exchanger is leaking gas. I tested all the gas connections and gas valve and could not find a leak. Upon further inspection I found the top of the heat exchanger is leaking at the 3 brass screws. I tested for tightness and found they are tight. The top of the heat exchanger is also extremely hot. I have contacted the supplier and the rep in town and sent them information as to what is happening. Either the heat exchanger or the entire boiler should be replaced but the decision is ultimately up to the rep and the manufacturer. I have advised Sarah’s to shut the unit off and only run it when they need to heat the house an

Today I came to Todd’s Wentworth home to perform the annual furnace and boiler system tune up and inspection. The main floor furnace was replaced earlier this year because of a failed control board. Furnace tune up: Upon tune up and inspection of the almost 19 year old, builder grade, single stage system I tested and adjusted the gas valve, burners, gas pressure and temperature rise. Pulled and cleaned the flame sensor. Tested ignition system, inducing motor and assembly, blower motor and assembly, heat exchanger, humidifier, static pressures, tested and tightened all electrical connections, all safety switches and control board. Furnace is in poor condition. The condensate pan is leaking acidic condensate causing damage and rust. The inducing motor is vastly over amperage and over heating indicating impending failure. The blower motor has started to leak oil. The flame sensor, igniter, gas valve, safety switches, and control board are all working well within manufacturers specifica

Today I came to the Calgary Chinese Evangelical Free Church because the boiler stopped working again. Upon inspection I found the boiler fuse has blown. This is caused by a constant tripping high limit switch. I have jumped it out for now. I also found multiple pipes leaking that need to be repaired. The expansion tank still needs to be replaced and 3 radiators in the basement don’t work. Rather than replacing the radiators, I recommend installing new auto air vents to try and remove the air to get the rads to work. Replacement would be very costly. In the event the auto air vents don’t work and the 3 radiators need to be replaced, the cost of the auto air vents will be applied to the cost of the new radiators. Tech return January 24 to install new 13 gallon expansion fix boiler loop black iron unions and install a new boiler fuse tech drained boiler loop and isolated heating loops tech installed new expansion tank and fixed black iron unions tech then installed a new boiler fuse and

Today I came to Tamara and Bill’s Thorndale home to perform a furnace tune up before winter. They would also like a quote for duct cleaning and a tankless water heater flush.
