Another great experience with Clearview Plumbing!

I called Clearview Plumbing today about a problem with my hot water tank that stopped providing hot water. Within a few hours, Heinz who had been here a year ago for a different issue, arrived at my house. He was professional, courteous, friendly and very knowledgeable. He informed me of the problem in a step by step manner…. He fixed the issue and I am very grateful. Over the years, I have been very pleased with the excellent service that I have received from Clearview… from Gordon who took my call today and from Heinz the plumber who was here in a very timely manner. I will certainly continue to use Clearview plumbing. An excellent company!

Today I came to Melanie’s Edgemont home becuase the main floor thermostat is working intermittently. The same issue happened last year with the second floor thermostat. Upon diagnostics of the 19 year old system I found the wireless thermostat was not communicating with the equipment interface module. Like last year, I reset the programming of the interface and thermostat and reconnected. The system is working now but will likely fail again. I recommend the thermostats be replaced. The furnaces are also 19 years old and at their life’s expectancy. Scheduled to return Thursday September 4 2025 in the morning to replace both wireless thermostats and equipment interface modules. 50% paid today with the remainder due at time of job completion. 25% restocking fee should the job be cancelled.

Today I came to John’s Elbow Valley home becuase he wants to replace the aged water heater. Upon inspection I found the 75 gallon water heater services 1 zone of under slab heating in the basement. The current set up is not legal anymore as it needs separation between domestic and hydro bins fluids. The home is equipped with a water filtration system for the well water that John is upgrading. Tech returned to install new 75 gallon hot water tank. Tech drain and removed old tank and installed new tank. Adjusted water lines, venting, gas line and side tappings for infloor heating. Tech filled and purged air tested for leaks no leaks found. Water pressure is 60 psi from the well. System fired up without issues and is heating up. Client is happy.

Today I came to Bruce’s Aspen Woods home to perform the annual family plan furnace tune ups and inspections. Clearview installed both furnaces in December 2023. Main floor furnace: Upon tune up and inspection of the 2 year old system I tested and adjusted the gas valve, burners, gas pressure and temperature rise. Pulled and cleaned the flame sensor. Tested ignition system, inducing motor and assembly, blower motor and assembly, heat exchanger, humidifier, static pressures, tested and tightened all electrical connections, all safety switches and control board. The furnace is in excellent condition. The system is clean and all components are working well within manufacturers specifications. Today I came to Veera’s Somerset home to perform the annual ac system and plumbing system inspections. Clearview has installed the furnace, ac system, and water heater. Plumbing system inspections: Upon inspection I Tested all drains and high pressure water lines. Water pressure and water quality. Tested and flushed the water heater. Tested all toilets, faucets, isolation valves, gas connections and venting. Tested all control devices, and general plumbing system operations. The plumbing system is in relatively good condition. The softer was slightly low on salt so I added a bag of salt. The basement bar faucet has no isolation valves. The washer and dryer use rubber water supply hoses. Burst proof braided steel is recommended. The ensuite sink mechanical stop does not stop the water. The spare bedroom toilet has a failed and leaking fill valve that runs water continuously. Today I came to Christian’s Dalhousie home to evaluate the sanitary sewer after multiple back ups. Christian has explained that the line has backed up at least twice. The city of Calgary came and augured the line and performed a camera inspection in which they found problems on the city side, and Christians side of the pipe. Upon camera inspection today I found the internal and external abs piping on Christian’s property is in poor condition. The piping is heavily damaged and is oval in multiple sections effectively reducing the size of the pipe to approximately 2” rather than 4”. At 25’ from the clean out the camera goes under water and surfaces at 33’. This is an 8 foot long pipe belly / dip that hold sewage and causes back ups. Also at 33 feet is where the pipe transitions from abs to clay piping. This connection point is broken and allowing extreme root intrusions that cause back ups and leave the pipe susceptible to collapse. To fully fix the sanitary sewer, a full trench excava

Today I came to Miriam and Joesph’s Charleswood home because the furnace and ac system stopped working. Upon inspection of the wireless thermostat I found it wasn’t not connected to the equipment interface module. Upon inspection of the equipment interface module I found it had no power. The furnace has power but a blown fuse. I replaced the fuse and tested the system and it blew again. I disconnected the ac from the control board and checked the ac system outside. Upon further diagnostics I found the ac contactor had failed and was causing a short that blew the fuse on the furnace control board. The systems have not been maintained and are out of warranty. I have signed up Jo and Miriam for a member ship and reinstated the warranty as long as the annual checks and tune ups are done.

Today I came to Mark’s Redstone home to perform the annual ac system tune up and inspection and to quote for a new water heater. Ac system tune up and inspection: Upon Ac inspection and service of the 11 year old system I tested temperature drop, relative humidity, air flow, motor and fan, compressor, capacitor, contactor, evaporator and condensing coils, refrigerant levels, and general system operation. The compressor, fan, capacitor, and contactor are all working well within manufacturers specifications. The condensing coil is plugged and causing the system to run very inefficiently and causes stress to the compressor. The refrigerant levels look good but I can not tell for sure until the coil is cleaned.

Tech came out to perform heating maintenance inspection for the house furnace and garage heater. Tech tested the heating system: checked gas pressure, temperature, exhaust fan amperage test, blower motor amperage test, flame rectification sensor test, exhaust fan vacuum test and a combustion analysis.
 Furnace in the home in great working order. The garage heater is about 7-10 years old. Fan motor is slightly over its amperage rating. Humidifier inside the home is calcified and should be replaced Ducts inside the home are dirt and could use a cleaning. However furnaces are both in good condition at this time. Today I came to Salimah’s Arbour Lake home because the furnace fan stopped working. Salimah had just changed the batteries in the thermostat and found it wasn’t tuning the system on. Upon inspection I found that the thermostat was not put on the wall properly after the batteries were replaced. I pushed it on the wall and the fan started. I set the clock and showed Salimah how to put the thermostat on the wall properly.

Today I came To Coriann’s Panorama home becuase the central air conditioning system stopped working a few days ago. Upon inspection I found the external disconnect was turned off. The home was just painted 3 days ago and finished on the side of the home where the ac condenser is. We are guessing the painter shut the system off so they can paint. I turned it on and the ac started right up. I offered a tune up of the system however we did it last year and there were no issues in that report so Coriann has declined at this time.

Upstairs main bathroom toilet appears to be leaking around the base ,Wax seal needs to be replaced. Techno removed main floor washroom toilet and replaced the wax seal with new toilet bolts and supply line tech noted. The flange is very old and corroding. It is an old lead cast-iron flange. Client is aware tech test tested for leaks. No leaks found at this time.
