Summer maintenance and filter change. R22. System running well. All readings in spec w 22° temperature split.
Performed preventative cooling maintenance on outdoor AC condenser unit. Changed indoor air filters. Checked the following: -Amperages on compressor and outdoor condenser fan motor. -Dual run start capacitor for the compressor and fan. -Contactor and proper voltage. -Fuses for the electrical disconnect box. -Refrigerant circuit for proper flow. -Thermostat functionality. -Proper air flow and temperature split from supply and return vents. System is cooling well at this time with a split of 17°
Performed an annual HVAC cooling maintenance on a Ruud condenser. Contactor is chattering slightly, but functionally normal. Amperages, voltages, capacitor, outdoor fan motor, and compressor are all operating within range. System is cooling well at this time, with a temp split of 15°.
Final inspection state-Jeff Lane. Pass. The inspector asked for the installation manual, it was not w the unit and the tenant didn't know where it was. Permit was not available.
Summer maintenance. Cleaned condenser, new filter. All reading are in spec and unit is running well. 21° temperature split.
Performed a heating maintenance on a Payne gas furnace!
