Complete 2 tune up inspection special. Change filter, check safety and operations. Find both system operating with out in line water protection for both system in attic. Find Lennox 7 year old system need hard start kit and both 20 year old rheem heating system have weak capacitor and out of manufacturer spec. Find Lennox system also operating with under charge and need to recharge system to manufacturer spec. Customer want to wait on repairing system. Customer also declined CCI plan for now.

1 system ac pm check complete. Changed filter. Tested mechanical and electrical components. Found weak blower capacitor, replaced it. Added chlorine tablets to condensate pump. Chemically washed condenser coil. Tested indoor air quality and meter reading stated poor. Recommend pureairx air purifier to kill bacteria, germs, viruses and volatile organic compounds for improved air quality. System is cooling at this time.

Found electrical pitting present on connection points of electrical disconnect box, recommend repair. System does not have surge protection, recommend adding on to protect equipment from power surges. System is cooling at this time.

Upstairs: replace 5uf run capacitor reading 2.4 for blower motor, replace 40+5 duel run capacitor for the outdoor unit reading 28+4 Main: install 5uf run capacitor reading 4.3 for blower motor, replace 40+5 duel run capacitor for the outdoor unit reading 36.8+5 Basement: replace 35+5 duel run capacitor for outdoor unit reading 33.6+4.8 Preformed 3system maintenance, cleaned outdoor coils, checked refrigerant levels, all electrical connections and amp draws. Changed filters, cleared drain lines and condensation pumps. All units are now operating within manufacture spec at this time.

Arrived on site to install new coil and preform the maintenance on second system. Installed new aluminum evaporator coil in the downstairs system under warranty. Brazed refrigerant lines and pressure tested system, pulled vacuum to remove moisture from the lines. Charged system to manufacture spec with new R410a refrigerant. Maintenance; downstairs, cleared out drain line and condensation pump, checked all electrical connections and amp draw filter is still okay. Outside I cleaned the condenser coil, checked amp draw and capacitance on motors, made sure charge was correct Upstairs, Checked all electrical connections and amp draw, and cleared condensation line. Outside I checked refrigerant pressures, all electrical connections, amp draw and capacitance for all motors. Cleaned condenser coil. Both units operating within manufacture spec.

1 system ac pm check complete. Changed filter. Installed union on drain line and cleared line. Found no overflow protection switch on system. Recommend installing overflow protection to serve as a backup to primary water safety and to help protect furnace from potential water damage. Tested mechanical and electrical components, found electrical pitting present on main electrical switch, recommend repair. Recommend installing a hard start kit to reduce load on compressor so it starts smoother, runs smoother and therefore lasts longer. Recommend surge protection to protect equipment from power surges. Chemically washed condenser coil. System is cooling at this time.

Arrived on site to preform a one system maintenance, found 2016 R410a Lennox unit with only 57psi standing pressure. Found leak in the evaporator coil will need to replace. Unit still under warranty

Performed cooling tune up. Check electrical,mechanical components, dusted electrical cabinet. Found capacitor to be bad, contractor is burnt and pitted, found mold in system. Recommend capacitor, contractor, pureairx for indoor air quality and mold. System is cooling at this time.

Changed 16x25x20 filter. Found dirty evaporator coil, and providing the customer with an appropriate estimate. Tested all electrical and mechanical components and all readings are nominal. Cooling maintenance completed and the system is functioning properly at this time.

No cool. Found bad blower capacitor causing fan to not turn on. Found ignitor to be very worn. Found capacitor in outdoor unit to be weak. Customer wants to call home warranty company to see what they can do. System is not operational at this time.
