Completed diagnostic found bad capacitor at heat pump. Replaced capacitor. Checked pressures according to target superheat. System cooling at this time. System missing compressor saver and surge protection. Owner is moving in a month. Does not want to do upgrades.

1 system ac tune up complete. Changed filter. Chemically washed condenser coil. Tested mechanical and electrical components. Found system with no water safety and therefore not up to code, recommend adding water safety to protect ceiling from potential water damage. Found blower capacitor to be weak. Found blower wheel to be dirty. Found ductwork to be dirty. Found evaporator coil to be very rusty and corroded and likely to leak. Found black mold in system. Found static pressure to be high at 1.11 in. w.c. When maximum rated static pressure is 0.5 in. w.c. Ductwork is undersized which is the cause of the high static pressure. Refrigerant pressures are as good as they are going to get with airflow not being properly balanced. Due to age and condition of system, recommend upgrading system to a more reliable and more efficient system. Recommend pureairx air purifier to kill mold, bacteria, germs and viruses for improved air quality. System is cooling at this time.

Completed one system maintenance. Found i door unit running very clean inside system. Blower running at good amperage. No restrictions in air flow. Changed filter. Left algae tablets in condensate pump. Cleaned outdoor unit. Pressures are good all electrical components working good. System has no compressor saver or surge protection. Inside system also has no back up water safety.

Completed one system maintenance found indoor with back up water safety and clean blower. Cleared drain line. Filter is new. Wiped everything down with Lysol wipes. Outdoor system has good pressures and all clean and working electrical components. Missing compressor saver and surge protector which will increase life expectancy in system and better protect it as well.

Complete 1 system furnace repair and preventative maintenance check. Found air handler with no power. The breaker is not tripped but nothing operates. Found blown fuse. Put new fuse and system came on the. Runs and blown fuse. Tested all wires and couldn't locate any wiring issue. The system is operating at this time

Recommend hard start kit to reduce the load on the compressor to help extend the life of the system. Recommend surge protection to protect the system from power surges. Found the unit is clean with a good capacitor and new filter inside and the outside unit to have good pressure readings good amp readings and capacitor good. Cleaned coils put the unit back together. The customer wanted downstairs unit looked at as well. Checked unit low on refrigerant and worn capacitor customer declined repairs. Cleaned coil and systems running at this time.
