Rtu was not working upon arrival. After further diagnostics I found that the high voltage fuses were blown, this was preventing the system from doing anything at all. I then found that the compressor has failed and is what caused the fuses to blow. With that being said we would have to replace the compressor and recharge the system with refrigerant, replace the high voltage fuses and then the motor booster as well. Once all of this has been completed then we can test the system out and check the operation. I will follow up later today on the cost to repair. I do highly recommend looking into replacing this unit to avoid any further issues or high costing repairs.
Ac was off upon arrival. After turning the ac on I then proceeded with my diagnostics and found that the indoor units filter was completely plugged up. This was preventing any air from flowing throughout the system. I then removed the filter and installed a new one, this allowed the ductwork to move air a lot better. Overall the ac does appear to be low on refrigerant and will not cool the house down properly. With the age of the system and the cost of repairs needed I highly rec omens looking into replacing the entire system. Home advisor visit scheduled for 6-10-2022 at 1 with our home advisor Chris A.
Working with Nate on warranty parts form and what we need to order for the RTU. The RTU is currently up and running as it should. The blower assembly set screw was lose from factory cause wheel to run on blower. Replacement parts will be ordered.
Returned to connect gas and perform start up
Electrical Reconnect and City Permit will be invoiced after install. Terms: 50% Down Payment and Balance due within 5 days of installation
Furnace precision tune up; clean and tune up furnace, clean burners, test ignition components, adjust gas level, test safety circuit, check indoor motors, checked all electrical components, tested indoor airflow, checked heating temperatures, and tested overall furnace function. Upon inspection found that the main flame safety sensor had failed, if this doesn't get replaced the furnace will fail to run. Also found the furnace blower wheel was extremely dirty, this will cause the furnace to not run as efficient. Also found the inducer draft motor was testing higher then the rated plate. This will continue to cause damage to that motor. Lastly found the motor starter for the blower motor to be testing range, once this is out it will start to cause damage to the motor. With the age and condition of this system replacement would be highly encouraged.
Arrived at unit 117A and found thermostat batteries dead, found RTU operational, thermostat batteries just need to be replaced. Found RTU with gas turned off at next door 117B. Inspected RTU and found heat exchanger with large crack down the center of heat exchanger. System unsafe to operate and I left gas shut off. Took measurements and we will reach back out to property owner for replacement options. Unable to reach property owner.

Dropped off portable ac units #7 and #8
Unit was not operating upon arrival. After further inspection I found that the ac fan motor has completely failed and therefore is not allowing the system to cool properly. On top of this I also found that the indoor fan motor is not running due to a relay switch that has failed. Another concern I found is the compressor does not seem to be operating correctly either. On top of all of this there could be even more going wrong with the rooftop unit. Overall with all of these findings I believe that the best thing to do would to be looking into replacing the entire system due to age and high cost of repairs needed in order to get the system up and working properly, and avoiding high costing repairs.
