Scared at first coz of the recommendation but eventually got it by trial and error! Still in shock as to how many people get to replace their whole system just for wrong advice! Thank Goodness, I insisted on replacing that one part only though advised it may not work!! Wrong diagnosis can lead to financial ruin!

Customer explained that furnace was flashing a 13 error code. This error was a lockout code. Fired furnace and it ran consistently for about 15 minutes and shut off. Found high temperature safety to be open. Diagnosed a failed safety. It was opening prematurely before it’s rated temperature. Replaced failed part tested operation. Adjusted gas pressure down to rated specification. Blower wheel is in need of cleaning and we do recommend to ensure proper airflow and Efficiency. I do strongly encourage and full furnace tune up to ensure there are no other issues with system. Furnace operating normal at this time.
Furnace precision tune up; clean and tune up furnace; clean burners, test ignition components, adjust gas level, test safety circuit, check indoor motors, checked all electrical components, tested indoor air flow, checked heating temperatures, and tested overall furnace operation. Humidifier precision tune up and cleaning. Remove current water pad, clean off pad housing and water distributor. Clean out humidifier box. Clear out drain line. Replace with new water pad. Air Exchanger and tune up. Remove filters and core to vacuum. Also clean cabinet interior. Inspect bearings on blower assembly. Install core and filters. Clean off outside hoods. Test operation of air exchanger.
Went to thermostat on but only able to use half of the screen. Ordered new thermostat to be installed.
Removed defective collector box and installed new collector box. Tested operation.
Leak on one inch water line in the wall of the mechanical room. We would repipe the area of the leak and surrounding couplings were previous repairs were made. Leak is behind brine tank, and requires the building to be shut off. Total for repair today plus response fee would be $975. Response fee of $89 was paid in cash today.

Commercial Preventative Maintenance on rooftop units. Replaced filters and belts(if applicable) on York unit.âš ï¸ Perform precision tune up on all heating systems. Pulled and cleaned burners. Test return and supply temps, main flame safety sensors and ignition, gas pressure, combustion test, and amp draw on motors. Checked all electrical inside of the units. Inspected heat exchangers for any visual defects. All RTU’s are heating with no issues at this time.

Collector box is leaking and recommended replacement. Vent starter is leaking oil and recommend replacement. Blower wheel is dirty and recommend cleaning it. Also recommend a surge protector and electronic air cleaner. Ordered collector box and gasket and will return to replace. Blower wheel in furnace is dirty reducing air flow/efficiency, pulled and cleaned blower wheel. Reassemble and tested operation. Replaced vent starter and tested operation. Installed electronic air cleaner and tested operation. Surge protector was declined

AC precision tune up. Clean and tune up AC; cleaned condenser coil, checked all outdoor electrical components, tested indoor air flow, checked refrigerant levels, and tested overall AC operation. Recommended EAC filter system for better air quality and a better air filtration, Surge protector to prevent power surge and damage the electrical components and an air exchanger tune up. All recommendations has been declined as of now.
AC off upon arrival. Turned it on to test operation. Found system refrigerant pressure at 30psi. System has a large refrigerant leak. Refrigerant can be added with sealant, but very likely it would of leaked out by spring with how low the charge is. Replacement is the best option. Customer approved replacement, installation scheduled for tomorrow.
