Arrived on site to perform a leak dye inspection/maintenance on 2011 American standard heat pump. Upon arrival Karen states that I do not use the system much and did not even realize that the system is not working properly. Initially started system and system turned on but was short cycling on and off. Measured refrigerant pressures in Falmouth the system was significantly low on R410a refrigerant charge again. Sound refrigerant leak present on King valve suction line indicating that this is where all the Refrigerant is being lost. Kingvalve will have to be replaced and Cost of repair will be sent over. At this time Karen is aware that the system is leaking and low again But would like to hold off on any repairs at this time because they do not use it and are not in a position to fix it. They will give us a call when they’re ready to use the system and possibly fix or replace upon departure system is significantly low on refrigerant charge

Technician arrived to perform spring tune up -Condenser was cleaned out with water -Refrigerant levels are within range and cooling properly -Electrical components looked great, compressor startup amps were a little high and a hard start kit was recommended -Filter was changed out -Blower housing looked clean -Surge protection for the FAU was recommended -Safety switch was recommended to prevent flood damage into new furnace underneath -System is operating great and is ready for summer

Technician installed all parts and refrigerant. Everything is working great and within range. Both systems have a 19° Temperature split which correlates to a proper refrigerant charge.

Arrived on site and performed AC diagnostic on two system Lennox from 2007. Upon arrival Tony stated that the FAU breaker keeps tripping and the AC breaker keeps tripping for both units. Turned on downstairs system and proceeded to outdoor unit and found suction line was freezing over within two minutes. Proceeded to attic and found the indoor blower motor has failed and is no longer blowing air over the evaporator coil causing freezing temperatures. Installed new dual secondary motor control but motor is still over amping due to old age and wear and tear. Proceeded to outdoor unit for downstairs and found the system was slightly low on R22 charge and the dual secondary motor control was out of range. Began diagnostic on upstairs system and found that it was operational at this time although electrical components were not in good condition unfortunately. Dual secondary motor control Was also out of range and starter was severely burnt and pitted on contact points from high power usage.

Arrived On site to perform diagnostic on 2003 heat pump unit. Upon arrival Jason stated that the inspector had been out and recently found that the system was not providing the proper temperature split To properly heat and cool the house. Jason will be moving out in the next two weeks and needs to get the system passing for inspection. Jason states that the system has been working fine since he’s lived here and he has only done one repair which was fixing the condensation lines from leaking through the drywall. First found that filter was heavily clogged up and was washed out and placed back into the system. Proceeded to outdoor unit and found that it was in bad shape although operational. Condenser coil was heavily damaged on the side possibly from installation years ago. Condenser coil is covered in dust and debris and needs to be thoroughly cleaned out was unable to do this during the visit because there was no water Spicket nearby. Began measuring refrigerant pressures and found

Performed AC maintenance on two systems. Checked and tightened electrical components. Inspected both filters did not need to be changed at this time. Inspected outdoor condenser coils and cleaned coils, remove debris from bottom of units. Both systems cooling and have a temperature split of 20°. Both units are cooling operational upon departure.

Heating Maintenances Performed- Upon arrival the three main house systems are operational. Began our maintenance at the two furnaces located in the attic. Inspected electrical components for wear and tight connections. Temperature splits and static pressures taken. Heating components inspected and adjusted. Filters have been changed at this time. Amp draws were measured. Performed a duct leakage inspection. Then proceeded down to the upflow furnace in the garage and inspected it as well. Proceeding to the guest house system, system has power but is low on refrigerant, too cold to achieve an accurate reading at this time and need to come back when it’s warmer. Upon inspection of the two carrier units, one in attic and the one in the garage, we found both blower motors to be leaking heavy oil and amping very high, as well as the secondary motor controls are reading low. The blower housings and scroll wheels on both need to have a pull and clean performed to alleviate the dirt and dust

Performed diagnostic on a 2011 American standard heat pump. Customer reports no heat. Filter were extremely dirty. Outdoor unit is shutting on and off on low pressure. 4lbs of refrigerant was added to the system along with leak dye. System is running at heating at end of appointment. Return visit is needed.

Tech arrived on site, performed ac tune ups on 2 4 ton units. Cleaned condenser coils and checked refrigerant charge. Changed out both filters. Flushed drain lines and checked static. Hooked up both thermostats to Wi-Fi. Units are operational upon departure.

Performed heater diagnostic on 2020 Lennox Unit. Upon arrival homeowner stated that just about a week ago he noticed that the system continuously runs in fan mode and does not produce heat. During the troubleshooting I noticed initially that to the burners Appear to be orange and not burning properly. Also noticed rat droppings inside of the Furnace closet area. At this time it appeared that oxygen was not being supplied properly to the propane burners Resulting in a hard lockout causing rollout switch to be tripped. Previously the original Heater was also clogged up due to rats making it their home and stuffing debris inside of the heat exchanger Resulting in a similar problem. Also main door that covers up the furnace has no air circulation for oxygen the flow recommend that Louvers are added to increase Airflow to Heater. At this time burner Flames look healthy and blue. System is Heating upon departure

Performed heating maintenance on a 2020 Lennox SL280. Homeowner turned system on inside, unit started normally. Heating temperature split is 47 degrees. Filter had insulation and debris on it, homeowner wants to source his own filters. I cleaned the filter best I can. Sensors and switches were cleaned and tested. Gas valve was tested. Blower wheel and motor are clean and in range. Combustion blower is within spec as well. System is not electrically protected. Homeowner was briefed on the condition and signed up for scheduled maintenance. System was running at end of appointment.

Found outdoor system breaker left off by electrician. Reset the breaker and reset the low voltage power at the outdoor control module. Tested he equipment and the system is working properly again.

Technician arrived on site and performed ac tune up on 3 systems. Cleaned coils with chemicals. Cleaned out inside of condenser. Installed new wire management systems in electrical cabinets. Cleaned out electrical cabinets. Tested electrical components. Everything checked out. Outdoor fan motor on downstairs unit is failing. Most likely next year or sooner. Refrigerant charge is okay. Filters were changed. Drain lines were flushed out. Indoor units are dirty. Could not access the downstairs furnace at this time. Units are operational upon departure.

Repaired condensate overflow safety switch and glued properly with pvc glue. Re-installed a supply register in the guest bedroom which had fallen off. Programmed the thermostat for Ac from heat pump.

Tech arrived on site. Guest house has a Fujitsu mini split with 4 Cassette head units. coils were dirty and temperature split was low. Added 3lbs of R410A to the condenser. Cleaned coils. Temperature split increased and pressures looked better. Client said units had to be recharged before, indicating the unit has a leak. Did leak detection outside at the condenser but didn’t find anything. To find the leak we would need to do an isolation test to determine which system is leaking. Units are operational upon departure.
