Performed Furnace diagnostic on 2017 Goodman heater. Upon my diagnostic customer Had stated that he has had nothing but problems with the previous company that has been doing the contracting work for his house. He was told that his heat exchanger has a crack, that why the Carbon monoxide detectors are going off. Upon my diagnostic I first found the exhaust vent had been completely pulled off along with nothing but soot coming out of the vent. The reason for the high amount soot Was caused by a failure to convert natural gas set up to propane. This has caused the propane to form into this clogging up the heat exchanger. With the condition of the heat exchanger being filled with soot this is extremely unsafe and has ran like this since 2017 without being converted. Found that there was also no emergency drain pan, they disconnected primary line coming off of the evaporator coil along with none of the duct work being sealed up on the supply take offs. System was installed poorly and unsaf
Arrived on site to perform maintenance on 18 year old Rheem heat pump. Cycled system for heat. Checked systems electrical and components. Temperature split is in range, refrigerant levels in range however System is operating on r-22 refrigerant that has been phased out. Indoor blower motor has leaked out a significant amount of oil and amp draws are fairly high and inefficient. Primary motor control has some burning and pitting on contact points. Comrpessor amp draws are also high and condenser fan motor is leaking oil as well. Performed coil clean. Blower wheel is slightly dirty. Replaced 1 inch filter. Ducting is in very poor condition. Attic has enough space for a possible relocate in the future. Went over findings and recommendations with homeowner. She is fully aware of the condition of the system and is aware that she will have to replace in the future. She has gotten quotes in the future And have an idea on what a project like that would consist of. Offered to have someone come
Performed warranty. Found That gas pressure was dropping too low on systems when they would both kick on gas heat at the same time. Adjusted gas pressures on both units while they were both running in gas heat. Cycled systems together and individually. Systems are operating as they should and alternating between electric and gas heat accordingly. Systems are operational upon departure.
Arrived on site to perform warranty on system. Homeowner states they tried to turn on the heat and they got an error code and it didnt work. Error code 270 was displayed on both units, which is error code for no flame sensed on unit. Systems are both dual fuel units. Upon inspection of units found that settings are not set correctly on circuit board for dual fuel. Settings call for jumper W951 on circuit board to be cut in order for unit to recognize that it is a heat pump dual fuel application. Cut jumpers on both systems circuit boards, and reset systems for them to update changes. Cycled systems for heat. Systems came on and started heating, no error codes displayed on either unit. Noticed that thermostats were not connected to WiFi. Helped homeowner hook up both thermostats to WiFi and link them to her phone app. Ensured thermostats are communicating with phone applications. Cycled system, systems are operational upon departure.

Upon arrival peformed diagnostic. Client had water hose connected to primary drain line causing water to back flow into safety switch. Do not recommend keeping water hose there. Water is now flowing correctly.
Performed AC diagnostic on 2004 York condensing unit. Upon my diagnostic I found that the indoor unit was not blowing air at all. I proceeded outside to verify if the outdoor unit was on but was completely covered in about 3 to 4 inches of ice from the compressor running all the way up the linesets and back to the evaporator coil. This was caused due to the indoor blower failing and not blowing air across the evaporator coil. The system was ran for about a day prior of my arrival without the indoor blower on ultimately resulting in all of this ice. Furnace repairs must take place first before even being able to verify if AC is working. Upon departure system was non-operational and Supervisor will be returning on Tuesday to discuss options for Mrs and Mr Garret. 4 Ton York condenser and Furnace- 1.
