Trevor was extremely helpful in fixing the condenser drainage pipe on our AC unit. He fixed quickly and now we no longer have any water pooling near our house. Trevor also replaced our filter, cleaned out our condenser coils, and outside unit. He was very thorough and took the time to answer all of our questions. Performed a heating maintenance on one Lennox and one Goodman system. Cleaned and Adjust Burners. Check Combustion Air for Proper Venting. Examine the Heat Exchanger for Damage / Corrosion. Test Furnace Safety Controls. Inspect Gas Piping. Tighten Electrical Connections. Measure the Voltage and Amperage. Flush the Condensate Drains. Measure Tempurature Difference between Supply and Return Air. Vacuum Furnace Return Grille. Adjust Gas Pressure & Pilot. Clean in-place Blower Compartment. Inspect Blower Wheel for Proper Balance. Check the System's Static Pressures to Ensure Proper Airflow. Inspect Duct Connections for Air Leaks / Sizing / Insulation. Check all System Safety and Limit Switches. Clean Flame Sensor. Inspect Carbon Monoxide Detector. Check Thermostat for Proper Operation / Calibration. Filters where changed this visit. Both systems where fully operational on time of departure.
Performed FAU maintenance on 1-2 year old York unit. Replaced merv 16 filter with owner-supplied filter. Cleaned condensate drain P trap and flushed with water. Inspected blower compartment, blower wheel is clean and balanced. Tested static pressure. Inspected electrical connections. Inspected flame sensor. Tested resistance of hot surface igniter. Temperature rise is within limits. Tested all safety and limit switches. Condenser cover installed, do not operate in cooling mode. Upon departure system is operational.
Arrived on site to perform AC diagnostic on York condensing unit. Upon arrival Erica stated that she does not live in the house and has been under renovation and is preparing for tenants to move in around December January. She states now that it does not cool the house down. Begin diagnostic an outdoor condensing unit and immediately found that disconnect was not in. Inspector disconnect and found Heavy oxidization and corrosion occurring. Both 35 amp fuses were blown. Installed new fuses and System still did not turn on. Inspected starter and found that low-voltage terminal had completely broken off due to oxidization. Installed new starter and System still did not turn on. Traced low-voltage wires and found a high and low pressure switch. Unfortunately low pressure switch is closed due to low refrigerant charge on the system. This is an indication of a major leak within the refrigeration cycle of the air conditioning unit. It is more common on beach houses for refrigerant leak due to
Upon arrival performed AC tuneup on two 17 year old Lennox units. Checked static pressure and found to be high on both units. Temperature split was good on downstairs unit at 18 degrees, upstairs unit was only 15 degrees. Secondary motor control on both units were low and out of limits. Noticed condensate drain lines did not have safety switches installed nor service tee’s. Both blower motors are drawing high amps, both are getting close to the manufacturer’s limits. Cleaned condenser coil fins and external units. Found downstairs unit to have significant amount of corrosion on coil fins. Upstairs unit showed signs of corrosion as well. Dual secondary motor controls on both units were out of limits. Start contactors were both showing signs of pitting and burning. On start, compressors are drawing a lot of amps - down stairs was 55, upstairs was 109. RLA on both compressors were high, getting close to upper limits. Refrigerant was a bit low on both units when comparing
Upon arrival performed motor replacment & fan. System is now running fine and not shaking like the last one. System is operational.
Upon arrival performed diagnostic. Replaced motor but new motor was wobbling way to much to leave it on. Did not feel ok to leave system running with that motor. Gonna order OEM motor from Goodman. Will call client back when we get that motor. System is non operational upon departure.
Technician arrived to perform maintenance on 10 year old AMANA system -Condenser was cleaned out thoroughly -Refrigerant levels are within range -Electrical components are within range except the condenser fan motor -The fan motor is in very rough condition: leaking oil, overheating, and drawing a lot of power -Replacement of motor is highly recommended to prevent any other parts from getting damaged -Blower motor is not drawing too much power -Ducting is intact and not leaking any air -Blower compartment is clean -System is tuned and cooling
Technician arrived to perform spring tune up -Condenser was cleaned out with water -Refrigerant levels are within range -Electrical components are all working properly -Filter was replaced -Client stated compressor was noisy upon start up -A compressor booster kit was installed to ease compressor startup, making it less noisy -Surge Protection for the condenser was also installed -System is working great and is ready for summer

Performed maintenance on a Lennox condenser and a Carrier condenser. Both units were chemically washed. Filters are clean. Continued maintenance was setup. Both units are operational at end of appointment.
Arrived on site to perform combo tune up on a new lennox unit. Cons in back yard and furnace located in garage. Cleaned out door unit for inspected electrical compartment all electrical is good. Fan motor as well. Checked company draws and are good. Pressure are good and holding charge and cooling at 19 degrees. Filter was dirty. Cycled heating. All safety switches are are good. Both motors are in range of amps and heating home goods. Drain lines are good. Temperature split is good and heating home. Cycled unit and went over unit and recommended client did declined filter and ESA maintenance plan. As she didn’t think she needs one yet as unit is new. Unit is operational upon departure.
Performed furnace maintenance on 2013 Lennox heater. Upon arrival homeowner stated that system has had no issues and has been working properly. During the maintenance I did find out the single secondary motor control Will be coming week on the indoor blower motor. Also the single second remote control on the inducer motor was leaking a ton of oil. Temperature rise checked out properly. Flame sensor was cleaned and hot surface igniter is in proper range.
