Customer was just looking for information. He’s going to replace his chimney vented, gas water heater by himself.
Arrived to do Maintenance on two systems, one attic one basement. Attic: Checked thermostat for operation, checked and changed filter, primed and cleaned EZ trap, checked blower motor amp draw and capacitor, tightened all electrical connections, checked temperature split. Went outside and checked compressor amp draw, condenser fan motor amp draw, checked dual capacitor and refrigerant pressures. System is working correctly at this time. First floor: Checked thermostat for operation, checked and changed filter, primed and cleaned EZ trap, checked blower motor amp draw and capacitor, tightened all electrical connections, checked temperature split. Went outside and checked compressor amp draw, condenser fan motor amp draw, checked dual capacitor and refrigerant pressures. System is working correctly at this time. Also wired in customer supplied thermostat.
Performed ac tune up, check electrical low and high voltage connections replaced filter, flushed drain test pump check airflow ok, check outdoor unit refrigerant capacitor and contactor, found burnt wires, and pitted contactor, provided an estimate for repairs and replacement of parts, customer decided to replaced, contactor, capacitor and hard start kit. Replacement of capacitor, contactor and hard star assist cycle unit ok
Performed ac tune up, check electrical low and high voltage connections, check blower motor and cap ok, flushed drain, was partially clogged, test safety’s wet switch and float switch ok, check supply and return air, replaced air filter 18x30x1 and told customer to replace filter every 90 days, check outdoor unit trough the wall type condenser, capacitor and contactor ok refrigerant pressures r22 within specifications, noticed blower wheel was dirty and recommended installation of ez trap with float safety, provided an estimate and customer approved repairs, performed repairs during same visit, Removed Blower wheel and cleaned wheel and housing also installed ez trap and wired float switch in series with other safety’s test ez trap and flushed trap ok cycle unit ok.

Performed Precision AC Tune Up on system. Checked 18x30x1 Air Filter. Filter is starting to get dirty and should be replaced before the summer season. Did not have that size filter on the truck. Need to schedule a time to come back to replace the Air Filter. Checked electrical components on System and found the Capacitor for the Condenser Fan Motor was leaking oil and Epps’s testing below rating. Replaced Capacitor and tested. Cleaned drain Line for Air Conditioner. Put system in operation and measured refrigerant charge and Air Temperatures. Homeowner stated that the new Water Heater is running out of hot water when she takes a shower after about ten minutes, which is how the old water heater ran also. Checked both thermostats on the water heater which were set to Hot. Ran hot water at the kitchen faucet which was reading between 116 Degrees and 124 Degrees. Measured Amp Draw on Heating Elements at 17.8 Amps. The water heater is operating normally at this time. Homeowner is going
Disconnected existing furnace to remove 40 gal electric water heater. Disconnected high and low voltage, condensate and flue piping. Removed furnace and moved out of way. Drained and disconnected existing water heater. Installed new 40 gal electric water heater. Filled and purged system. Reinstalled existing furnace and completed all connections. Reinstalled high and low voltage, condensate and flue piping. Tested water heater, furnace and air condition. Also installed new battery’s in thermostats per customer request. Furnace and air conditioner working as they should. Water heater temp is adjusted to customers liking.

Replace inducer under parts warranty, after installation of new inducer check furnace operation ok performed combustion test ok cycle furnace,
Customer requested second opinion, other contractor condemned heat exchanger, upon arrival found unit off, check furnace operation combustion test ok performed smoke test did not see any change, re over evaporator coil cover and inspect exchanger did. It see any visual cracks air anything major to condemned heat exchanger, did noticed inducer making grinding noise, we will verify with manufacture if unit is under warranty, did noticed a high temp split between supply and return, both return and supply ducts are 8x10, unit could use more volume to improve efficiency and performance
Performed Precision Heating Tune Up on Lennox Gas Furnace. The 16x25x4 Air Filter is very dirty and needs to be changed. Homeowner is going to purchase and replace Air Filter. Recommend replacement of the Air Filter every 6 months rather than every year due to the condition of the current filter. Cleaned and serviced humidifier. Tested humidifier and set to 35% Humidity at the Thermostat. Inspected electrical components and cleaned furnace tubing and drain lines. Cleaned condensation pump and tested. Performed Combustion Analysis on Furnace. The Air Scrubber for the system is receiving 24Volts but the indicator light is not lit. Would recommend replacement of the Cell and then retesting unit. Water heater is 12 Years old. Would recommend replacement of the Water Heater before any issues or failure occurs. Average life of residential water heaters is 10-12 Years. Included estimate for replacement of the Air Scrubber Cell and one for the Water Heater Installation.
Returned to site to install new Draft Inducer Motor. Turned power supply off and disconnected and removed Motor. Installed new Gasket and mounted new Draft Inducer Motor. Completed Wiring connections. Put system back in operation and performed Combustion Analysis on unit. Measured Amp Draw at 2.4 Amps on Inducer Motor. Combustion Readings were within standards. Replaced 18x30x1 Air Filter for unit. Measured Supply air at 121 Degrees with a 71 Degree Return air temperature. As per homeowners request, turned space heater in mechanical room to setting #2. Reviewed hot water heater options with homeowner. Performed Precision Heating Tune Up on Lennox Gas Fired Furnace. Inspected 18x30x1 Air Filter. Homeowner is going to purchase new Filters and replace. Recommend using a pleated Air Filter that does not exceed MERV-8 Rating. Cleaned Furnace drain lines and tubing.
