Performed Precision AC Tune Up on system. Checked 18x30x1 Air Filter. Filter is starting to get dirty and should be replaced before the summer season. Did not have that size filter on the truck. Need to schedule a time to come back to replace the Air Filter. Checked electrical components on System and found the Capacitor for the Condenser Fan Motor was leaking oil and Eppsâ€™s testing below rating. Replaced Capacitor and tested. Cleaned drain Line for Air Conditioner. Put system in operation and measured refrigerant charge and Air Temperatures. Homeowner stated that the new Water Heater is running out of hot water when she takes a shower after about ten minutes, which is how the old water heater ran also. Checked both thermostats on the water heater which were set to Hot. Ran hot water at the kitchen faucet which was reading between 116 Degrees and 124 Degrees. Measured Amp Draw on Heating Elements at 17.8 Amps. The water heater is operating normally at this time. Homeowner is going
Disconnected existing furnace to remove 40 gal electric water heater. Disconnected high and low voltage, condensate and flue piping. Removed furnace and moved out of way. Drained and disconnected existing water heater. Installed new 40 gal electric water heater. Filled and purged system. Reinstalled existing furnace and completed all connections. Reinstalled high and low voltage, condensate and flue piping. Tested water heater, furnace and air condition. Also installed new batteryâ€™s in thermostats per customer request. Furnace and air conditioner working as they should. Water heater temp is adjusted to customers liking.

Customer requested second opinion, other contractor condemned heat exchanger, upon arrival found unit off, check furnace operation combustion test ok performed smoke test did not see any change, re over evaporator coil cover and inspect exchanger did. It see any visual cracks air anything major to condemned heat exchanger, did noticed inducer making grinding noise, we will verify with manufacture if unit is under warranty, did noticed a high temp split between supply and return, both return and supply ducts are 8x10, unit could use more volume to improve efficiency and performance
Performed Precision Heating Tune Up on Lennox Gas Furnace. The 16x25x4 Air Filter is very dirty and needs to be changed. Homeowner is going to purchase and replace Air Filter. Recommend replacement of the Air Filter every 6 months rather than every year due to the condition of the current filter. Cleaned and serviced humidifier. Tested humidifier and set to 35% Humidity at the Thermostat. Inspected electrical components and cleaned furnace tubing and drain lines. Cleaned condensation pump and tested. Performed Combustion Analysis on Furnace. The Air Scrubber for the system is receiving 24Volts but the indicator light is not lit. Would recommend replacement of the Cell and then retesting unit. Water heater is 12 Years old. Would recommend replacement of the Water Heater before any issues or failure occurs. Average life of residential water heaters is 10-12 Years. Included estimate for replacement of the Air Scrubber Cell and one for the Water Heater Installation.
Returned to site to install new Draft Inducer Motor. Turned power supply off and disconnected and removed Motor. Installed new Gasket and mounted new Draft Inducer Motor. Completed Wiring connections. Put system back in operation and performed Combustion Analysis on unit. Measured Amp Draw at 2.4 Amps on Inducer Motor. Combustion Readings were within standards. Replaced 18x30x1 Air Filter for unit. Measured Supply air at 121 Degrees with a 71 Degree Return air temperature. As per homeowners request, turned space heater in mechanical room to setting #2. Installation of a new 2-1/2 Ton Amana AC unit with indoor coil on an existing Oil Furnace. Set new unit on left rear side of home with a Condenser Pad and Outdoor Disconnect Box. Drilled hole and ran Lineset, thermostat wiring, and High Viltage wiring to interior. Cut supply duct work and mounted new coil on Oil Furnace. Adapted all ductwork to furnace and sealed. Installed EZ Trap and Condensation Pump for AC system. Wired safety interlocks on pump and EZ trap in series to break the â€œRâ€ Circuit of the Control Board. Ran a new Thermostat wire from the Furnace to the Thermostat in the Hallway. Installed a Honeywell T4 Thermostat And programmed for the system. Brazed Lineset into units and pressure tested with nitrogen. Evacuated system to below 500 Microns and released refrigerant charge. Wired High Voltage Inside the Breaker panel to the supply Breaker. Sealed wall penetration with Foam sealant and silicone. Put system in operation and measured Refrigerant charge. Measured Supply
Customer concern- no heat Upon arrival saw furnace was locked out on code e228 (unable to perform pressure switch calibration). I then tested each pressure switch individually. I found that the .5 inwc switch was fine and the 1.0 inwc switch was not closing. I then measured pressures being pulled on switches and found that more than enough pressure was there and that the switch should close. I then pulled a manual pressure on switch at 15 inwc and switch still didnâ€™t close. I determined a bad switch to be cause of concern. I was able to jump out switch at specific times and get furnace to run. Furnace requires new pressure switch assembly. Part may be under warranty. Found bad 1.0 inwc pressure switch. Part of an assembly. Will need to call to verify part availability and call customer on Monday to schedule. 2/24/20. Replaced failed pressure switch assembly, checked temperature rise. Temperature rise was 38 degrees, checked vacuum levels . Inducer is pulling 1.3â€ w.c , plenty to p
Found system was locking out on codee228 ( un able to perform pressure switch calibration). Found some debris in pressure tubing. Blew out tubing and condensation lines to clear out junk in the lines. Also suggested we do a tune up and to get the membership for discounts. Performed precision heat tune up on Lennox gas furnace. 16x25x4 air filter is 3 years old , homeowner to replace. Checked all electrical conections and components. Cleaned flame sensor. Performed PECO Tune Upon System. Completed Checklist Form in System. Replaced 16x25x1 Air Filter. *Please include the following when sending Invoice to Homeowner: Overall condition of the system is poor. The Capacitors for the Blower Motor and the Outdoor Unit were both testing low. The Outdoor Capacitor has oil forming around the seals. The Contactor for the Outdoor Unit is very worn and has Arc Marks. While measuring Refrigerant Charge, found System to be low on Refrigerant. While inspecting system, found the Blower Motor very dirty and the Blower Wheel is very dirty. The Indoor Coil is starting to form dirt and debris. While testing the AC, noted that the Heat Exchanger was very rusted on the interior of the Tubing. Overall condition and age of the system reveal that the system is in poor condition. Would recommend replacement of system before any issues occur or failure of the system occurs. Included an estimate for the Cost of the recommended repairs. Repairs were deferred at
