Replacement of water heater. Customer is moving forward with the DiBiase in-house payment plan; authorized by Management. Customer will provide $1,014.90 deposit and the remainder balance will be equally paid within the next four months.
Reviewed equipment and found outdoor unit capacitor looked clean and measured proper capacitance. Contactor slightly worn but replacement not required at this time. Found outdoor unit not starting due to no low voltage present to contactor. Inspected furnace and found 6 flash code indicating open rollout. Tested all rollouts and checked air filter. Found no low voltage at R and C on board. Found fuse blown. Inspected thermostat and found common wire (blue) landing on Rc terminal. This caused short and fuse to blow. Removed from Rc terminal (no provisions for comon on thermostat). Replaced fuse and tested ac operation. Unit outdoor coil is dirty and recommend annual service on system.
Performed cooling maintenance, replaced air filter. Cleaned eztrap and condensate drain. Checked voltage, amperage and electrical connections, measured capacitor values. Started air conditioner, checked refrigerant charge. Checked operation and temperature drop across coil.
Found 80KBTU (70KBTU I=B=R) natural gas standing pilot boiler with NO pilot flame. Cleaned rust from burners and burner compartment, cleaned heat exchanger. Inspected flues and chimney. Blew pilot tubing clear with C02 gun. Cleaned thermocouple with file. Lit pilot flame and made call for heat from thermostat. Checked gas pressure. Checked all wiring. Performed combustion analysis and draft test: Good Remained with boiler monitoring supply and return pipe temperatures and boiler pressure. There is a small leak in piping downstream of circulator (return side) with corrosion/rust. Leak is not severe and it may seize up when piping gets to design temperatures. In conversation with Robinson he agreed to Heat only plan membership. I completed the heat tune up for this plan during the call. Boiler is operating well at the time of this service. .
Performed Quality Assurance on Weil McLain Gas Boiler. Reviewed installation with homeowner. Ran system and checked baseboards in downstairs area. Performed Combustion Test on system and allowed boiler to cycle off on 140 Degree temperature limit. Checked Gas Piping for leaks at Boiler. Cycled boiler to ensure proper operation. Found boiler operating normally and no air was in the radiators at this time. Recommended to homeowner to install Carbon Monoxide Detectors on each floor of her home. Boiler is located in a closed off mechanical area of the basement. Recommended to keep the one door propped open to allow ample fresh air supply into the room. Customer asked if we could email her the pictures that Tom took before/during/after the actual installation.
Removed existing gravity fed boiler. Installed new Weil McClain cgo-4 boiler. Installed new auto fill and expansion tank. Adapted to existing return and supply. Installed new shut off for return and supply. Installed new power wire to panel. Installed new pump with shut off on each side. Installed new hood vent and damper. Made all necessary high and low voltage connections. Ensured all pipes were not leaking. Removed old gas line with pilot line and added new flex gas line. System working properly, upstairs bathroom radiator is not able to be bled customer is aware. All other radiators have been bled. Customer wants a paper invoice.
Performed six month quality, replaced air filter. Cleaned eztrap. Checked furnace setup. Started gas furnace, tested limit and safety switches. Cycled air conditioner. Checked operation and temperature rise. Annual maintenance plan $189.00 per year.
Performed Quality Assurance on Installation. Completed checklist form in system. Addressed any issues that needed to be corrected. Replaced 14x24x1 Air Filter. Reviewed installation with homeowner. This did not pass the QA. Main issue was air leakage from the duct work.
Removed existing furnace and air conditioner installed new furnace and coil indoors. Adapted to existing return drop. Installed new custom supply plenum and sealed all ductwork. Adapted to existing gas line. Installed new switch outlet combo. Made all necessary high and low voltage connections. Installed new air conditioner on new pad. Installed new disconnect and whip. Installed new line set brazed all connections. Pressure tested to 300 psi and evacuated to 230 microns. Installed new ez trap condensate and vinyl tubing to point of discharge. Tested system in heating and cooling. System working properly. Install went over with customer and cleaned work area.
Performed Precision Heating Tune Up on Gas Fired Goodman Furnace. Replaced High Efficiency 401 Air Filter. Cleaned Drain Lines and Inducer Hoses. Inspected and tested electrical components. Inspected Burners and Heat Exchanger. Burners are starting to rust and rust is present in heat exchanger. Performed Combustion Analysis on Furnace and measured Air Temperature readings. Installed a Honeywell T4 Digital Programmable thermostat. Programmed for system and tested operation. There is no Shut Off switch at the Furnace to disconnect the power supply and the Breaker Panel is not labeled. For servicing and in an emergency there is no accessible way to shut the unit off. Would recommend installing a Shut Off Switch at the Furnace. Also noted that the Exhaust Vent piping is leaking onto the top of the Furnace. This is rusting the top of Furnace and could cause further issues if it starts leaking into the Furnace Cabinets. Would recommend cutting the 3†Exhaust Pipe and adding a new sectio
Performed Precision Heating Tune Up on system. Existing filter was a 16x28x6 in an Aprilaire 401 Housing. Filter was dirty and needed to be replaced. Installed an Aprilaire 401 Air Filter. Several of the Comb Clips for the Filter are broken. If continuing to use a 401 Filter in the future would recommend replacement of the Combs. While inspecting system, found that the Exhaust Vent Pipe was leaking. Rust damage had occurred on the top of the Furnace around the Vent Pipe. Exhaust pipe is leaking at one of the fittings. Would recommend cutting and replacing a section of the Vent pipe due to the leak. Included an estimate for the repair of the a Exhaust Vent Pipe. Performed Combustion Analysis and measured Manifold Gas Pressure on the system. Adjusted Gas Pressure to standards. Combustion Levels were to standards. Also spoke to Homeowner about installing a Condensation Pump and an Electrical Box with an Outlet and Switch at the Furnace. There is currently no Power Shut Off for the Furna
Service call that the Wall AC Unit for the Kitchen was not Cooling. System was turned off upon arrival. Turned System to Cooling and Measured Air Temperatures across the Coil. Unit was not producing any cooling. The Compressor and Fan was operating. No error codes were present. Checked Air Filter and Coil to ensure no Blockage of the Air Flow was occurring. Removed unit from Wall to inspect. System does not have any Refrigerant Ports. The system has lost its Refrigerant Charge due to a leak in the system, and is unable to cool. Due to condition, recommend replacement. We will follow up with an estimate to replace the Unit with a higher Grade Unit.
