Found no surge protection on ecm blower motor. Installed ecm surge protector. Also performed precision heat tune up on amana heat pump system. Replaced 20x20x1 air filter. Checked all electrical conections and components. Blew out condensate drain. Checked operation of emergency heat. Checked temperature rise at air handler. Homeowner talked about removing his existing humidifier ( which water line is already disconnected) and installing a uv system. Recommended he installed a reme air scrubber. Also checked refrigerant pressures and temperatures at indoor and outdoor units. System is working fine at time of inspection.

Performed Quality Assurance inspection on a newly installed gas furnace. Checked over system. No gas leaks, no air leaks. No condensate drain leaks. Install looked really good.
Removed old gas furnace and hung existing coil. Installed a new a,Eric am standard gas furnace that we converted to Propane. Put a transition between the furnace and coil to make up height required. Installed a new condensate pump and adapt furnace drain to existing ac drain. Installed a new electrical box with a switch outlet. Adapted flue piping as needed. Tested unit in all modes and it is running good.
Performed precision heat tune up on miller 80% mobile home furnace. Wasable air filter is clean. Checked all electrical conections and components. Checked intake hose for debris. Checked operation of hot surface igniter for lighting operation. Performed combustion test on furnace . Checked operation of blower assembly. Gas furnace is working fine at time of inspection.
Found that up in attic furnace blower was running but not outside unit. Found 240 volts passing thru contactor but nothing was running. Found blown 40/5 mf capacitor. Replaced capacitor and checked r-22 refrigerant pressures at 88 degrees outside temp. They were 215/72. Checked temperature split at indoor unit and had a 20 degree temperature split. System is working fine at time of service.

No ac, found system off, informed customer to set thermostat cool mode 65, indoor fan comes on, but no compressor, found faulty contactor, contacts not making good connection due to burnt, quoted to replace contactor once, unit comes one I would check amps draw on compressor and fan motor, and check refrigerant pressures, customer ok repairs after installation of new contactor check ac operation amps and voltage to compressor and motor ok, check supply and return air. 62 supply 73 return, check 410 pressure, found 300/80 with 20 super heat and 12 sub cooling, trouble shoot txv, by adding 1 lb of 410, high side went to 400 suction pressure stayed at 80, more sub cooling same super heat, txv not metering refrigerant flow correctly, new indoor txv is needed

No ac, found system off upon arrival, set thermostat to for ac and check ac operation check filter, supply air 65 return air 77, check outdoor unit refrigerant pressures sub cooling and super heat found system running at 2 sub cooling added refrigerant quoted for adding refrigerant customer ok with price, recheck pressures after adding refrigerant 2 lbs 320/145 with 7 sub cooling and 15 super heat check supply air 61 rerun air 77 16 degree split cycle unit ok.
Installed new amana single stage heat pump with variable speed air handler. Installed 20x20x1 air filter in bottom of air handler. Installed new 220 volt condensation pump with ez trap and tested with water. Installed new Honeywell t-6 thermostat. Adapted to all high and low voltage wiring with new disconnect box for outdoor heat pump. Tested heat pump in cooling mode. Adapted to supply and return with fiberglass duct board. System is working fine at time of install.
Service call that there was water leaking around the Furnace in the basement. Upon arrival, spoke with homeowner about issue. Found AC system running and cooling but water was collecting around the furnace. Removed Cleanout fitting from Condensation Drain Trap and found trap was clogged solid and was backing up in the drain pan coil and overflowing. Blew out condensation line several times and poured water through the drain pipe to ensure it was draining into the sump pump. Installed Pan Treatment tablets into the drain pan of the Coil to help breakdown any buildup in the drain pan and piping. Checked 16x25x1 Air Filter and replaced due to filter being partially wet. Would recommend installing an EZ Trap onto the drain line. This has a float switch and gets wired into the system. If the trap becomes clogged it will trip the Float switch and shut the system down to prevent the water from overflowing.

Checked temperature split at indoor unit. Tested condensation drain with water. Checked refrigerant pressures and temperatures at indoor and outdoor units. System is getting older but is working fine at time of service.
Found weak capacitor and burned up wire end. Repaired wire end and replaced 55/5 mf capacitor and a/c came on . Checked r-22 refrigerant pressures at 93 degrees. They were 245/69 with 9 degrees of subcooling. System is working fine but would recommend to start thinking about replacement due to age of system. Homeowner talked about possibly renewing service contract in the fall. System is working fine at time of inspection.
