Break room blower wheel housing on indoor unit screws for blower motor wollered out and made blower wheel come loose. Had to make new holes for screws. Unit operating now but blower housing needs replaced.

Today I arrived on a service call thermostat wasn’t functioning at all. It was blank I fixed thermostat fixed lose wire. I also did a 2 system ac maintenance with club members renewal of membership. I found on basement unit no Armor flex for instillation causing the unit to lose temp because it’s not insulated. I also did noticed basement unit needs to have blower wheel cleaned. Everything else checked out ok out to manufacture specifications. Office needs to give club members a call for appointment for blower wheel cleaning.
Warranty evaporator coil . Replaced, leak checked to find, pulled vacuum and charged with R410A to factory specs. Pictures included. Tested unit and delta t, operating properly at this time.
Completed maintenance, system is operating at manufacturer specifications. System is shy of about a pound of refrigerant.
Today I arrived to do an ac maintenance on Hannah Ongtingco unit. Everything checked out ok. She know about blower wheel cleaning and evaporator coil cleaning. She will contact office to get it scheduled.
Today I arrived to do a home inspection. Future home owners had an inspection done an needed drain repair and water clean up in pan. Spoke with seller and advised them to get a plumber to unclog drain line an give dispatch a call to get repairs done after plumbing work is completed.
35+5mfd Dual capacitor, replaced and checked unit, operating properly
Upstairs unit is 1996 R22, outside coils are clogged, also low Freon, downstairs unit is 2013 communicating system. Wire on outdoor unit shorted causing indoor board to be faulty, the outside board may also be faulty, cannot see until indoor is repaired. Owners said that Freon has been added in past to downstairs unit before. Pictures of units and model number and indoor board included. Comfort specialist coming tomorrow to quote replacement of both units.
Checked pressures and delta t for upstairs and downstairs units. Checked blower motor wheel and coil. 17 degrees delta t on both units, both outdoor units are 2013. Upstairs Furnace and coil is newer. Repaired low voltage wiring on downstairs outdoor units Pictures included. Owner in meeting, informed office and they will send pmt link
I arrived to property cages was still on units. Office will reach out to reschedule. I was told cages will be off when I arrive to finish maintenance.
Added new supply duct to laundry room. Cut in duct in grey room. Moved thermostat from closet. Sealed all accessible ducts in attic. Checked vents for rattling, opened vents more for the air to pass through easier.
Completed 3 maintenances. All units are operating at manufactured specifications. Customer payed $318 for club member renewal on all 3 systems.
Completed cooling maintenance, replaced filters, all 8 units we did maintenance on today are operating properly at this time
Today I arrived at Julie and Kyle Slagle home with a frozen line set. I checked pressures after i seen the pressure and temperatures it was low on refrigerant. I check king valve was closed. I checked the TXV Metering device that was stuck to flu pipe. I added one pound of refrigerant to unit after unit was unfrozen. I spoke with Mrs Slagle about the TXV meter and office will reach out to Mrs Slagle about the warranty on the parts.
