Another HVAC company came to unclog my system drain. For any future problem with a clogged drain, it was suggested that I have a condensate pump pan & other work. I didn’t understand why? So I called & had a second opinion with Dobbs. Glad I did, because it’s not necessary to have the extra work done. This saved me $797.00. I will set up the twice a year seasonal HVAC checkup. Checked pressures and delta t for upstairs and downstairs units. Checked blower motor wheel and coil. 17 degrees delta t on both units, both outdoor units are 2013. Upstairs Furnace and coil is newer. Repaired low voltage wiring on downstairs outdoor units Pictures included. Owner in meeting, informed office and they will send pmt link
I arrived to property cages was still on units. Office will reach out to reschedule. I was told cages will be off when I arrive to finish maintenance.
Indoor unit running, outdoor unit on roof top not running due to completely out of Freon. Unit is 15 yrs old recommended replacement. Needs leak checked to find out where leak is.
Water in pan had evaporated, took drain loose and it was clogged, cleared drain, poured water through it, condensation pump operating properly.
Couldn’t access rooftop. Unit not coming on at all.
Removed old equipment and installed new Rheem 1.5 ton a/c with 2 ton evaporator coil and 80 50kbtu gas furnace. Installed new return plenum, new emergency drain pan, new pan safety switch, new coil safety switch and new composite pad for outdoor unit. Reconnected supply plenum, high voltage, low voltage, drain line, gas line, vent pipe and return duct. Tested system operations in heating and cooling, set refrigerant charge.
No ac upstairs on the dual head ductless mini split - indoor fans will operate for approx. 2-3 min then shut down and the operation lights on both heads will start to flash continually - outdoor unit LED 1 Red -On, LED 2 Yellow -On, LED Green - Flashing 10 times pauses on 11 and stays lit, then starts the 10 times and pauses on 11 and stays lit - this happens non stop - L1 And L2 has 241 volts - S1 and S2 on both control wires have 241 volts - no information is in the system regarding the flashing on the LED 3 Green - spoke with Mitsubishi and they stated that they have been getting the 10-11 flash code here recently and asked questions like where is the unit, ground level or on the roof - both indoor heads have condensate pumps with no standing water in pumps - homeowner stated that they just turned on the equipment to start cooling - left all information to tech support and waiting a call back - was told that wait time is currently almost an hour and maybe a little short for Diamond

Today I arrive to Ms Mashburn properly for a service call. I was aware of code N74. The unit lost 24v. I checked for 24v at the thermostat where I had power. Club member explained to me she was prepared to get new unit furnace and condensing unit as well. Comfort Advisor is scheduled o come over tomorrow between 10-11am to speak about different options for new unit.
Need to replace zone damper motor in office closet ceiling on lower level due sticking/not opening and causing cooling issues. Removed 14x6 return grill to gain access to zone damper motor to see how much room is around the motor and will need to open access hole to a larger hole and install new grill using a 14x14 or 14x8. Once damper is replaced then operation of zone dampers and cooling operation can be tested to confirm correct operation and refrigerant levels. Club member needs dispatch to call club member and set up an time for repair on exposed wires outside an for comfort advisor to come bye to discuss newer unit on 3rd level. I explained to club member one unit is over charged and the other unit was over charged making the units run inefficient. Club member is aware of both air Handler needs blower wheels cleaning along with evaporator coil cleaning.
Today I performed ac maintenance on one side and discovered on the outside condenser unit has a weakened capacitor. I explain the importance of this matter to club member. Also pressures and temperatures was a little high mainly do to temperatures outside. Everything else checked out to manufacture specifications
Replaced ho condenser, leak checked, released Freon and temperature drop is good, unit operating properly
Quoted new Honeywell damper control motor, cutting access larger, adding larger return grill and 2 system club membership with zoning - Once repairs are made then proper check of the air conditioning system can be performed to determine refrigerant levels (overcharged or undercharged) - overcharged will need to be removed due to someone over filling refrigerant due to faulty zone dampers motor or undercharged due to a possible refrigerant leak
