DCM2: AC complete, replaced 12x24x1 filter and checked 16x25x4 filter. Found outdoor capacitor on apartment system was out of range 35/5 reading 30.1/4.4. Replaced capacitor and confirmed proper operations. Both systems are fully functional and operating within manufacturer specifications at this time. Refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. Maintenance checklist attached.
Removed old equipment and installed new Rheem 2 ston a/c with 90%+ gas furnace. Installed new supply plenum, new return plenum with 16x25x4 filter, new emergency drain pan, new pan safety switch, new drain line safety switch, new thermostat and new 8” return. Reconnected high voltage, low voltage, drain line, gas line, vent pipe and all duct work. Tested system operations in heating and cooling.
Upon arrival found office furnace flashing code “pressure switch open”. Inducer motor was hot to touch and not spinning checked amps 1.4. Removed inducer motor to check if anything had gotten into it, inducer and flue are both clear. Motor isn’t locked up but there is a lot of resistance when spinning the blades. Reattached inducer motor, inducer motor started operating however it didn’t sound normal and motor was starting to overheat. Inducer motor is failing. Photos and videos attached. Scoped heat exchanger and found that heat exchanger is compromised on right cell. Flames are fluffing and starting to roll out due to air getting into the exchangers via crack. Compromised heat exchangers have an increased chance of getting carbon monoxide into the air or having rollouts (when flames become unstable and “roll out” the furnace chamber) office furnace is beginning to roll out. Completed start up, corrected indoor blower fault. Added 8lbs of R410. Diagnostic photo attached Indoor temperature sensor on System #2 is still faulty.
Removed old air handler and installed 3rd new trane air handler.

Unit 1 and2 has already been diagnosed. Unit #4 the evaporator coil is leaking, low Freon. TWE6044AAA04A000- 20232696BA
Arrived to No Cool on 2nd floor System #1 : Model #TWE06044AAA03A00 Serial #20102751BA System #2 :Model #TWE06044AAA03A00 Serial #20101344BA Identified faulty remote temperature sensor on System #2. Reading 0 ohms of resistance through sensor. Replaced remote temperature sensor with System #1s remote temperature sensor to confirm fault, System #2 detected temperature and functioned as designed. Once system #2 was operating, identified low pressure lockout, identified belt had come off the indoor blower sheaves. Belt is in horrible condition, photo attached. Recommend replacing A42 belt. Put belt back on to test system, checked system, identified extremely low refrigerant levels, (diagnostics photos attached), identified two leaks in system. first leak identified in evaporator coil, coil is severely rusted, second leak identified on lineset, leak is on backside of horizontal portion of 90 degree elbow (photo attached). Factory charge is 10.5 pounds of R-410 based on system pressure
Did spm on both units, office running properly, had to adjust pressure settings on apartment unit,possibly a leak, will keep an eye on it. Apartment unit gas leaking at cutoff and flexible line, tightened and checked, not leaking.
Removed old package unit and installed new 4 ton carrier gas package unit. Installed new thermostat. Reconnected high voltage, low voltage, drain line and gas line. Tested system operations in heating and cooling.
Returned to Replace filters and charge system with R22 refrigerant, replaced filters with 14x25x1, 14x20x1, 16x20x1, added 1lb of R22 to the system PSI 63/198, SH 14, SC 16, DeltaT 20, did not have to adjust blower speed at this time, system is running but due to age and condition multiple part failure is possible at anytime.
Arrived to no cool System is an early 2000s model ( data plates are all faded and rotted ), York , gas heat unit. Indoor blower motor has been replaced and motor is hard wired to high voltage, fan runs continuously. Inducer motor is hard wired to high voltage and runs continuously. None of these faults will have a huge impact on overall cooling. Tested system from thermostat in cooling and system energized. System is slightly ( 1-2 lbs ) low on R22 refrigerant and fan speed could be adjusted up one speed tap. The major fault with the equipment was the filters. Extremely impacted and hadn’t been changed since 2019 which was greatly reducing airflow into the building. Filters have been removed. Filters required (1) 14202, (1) 14252, (1) 16202 System is currently cooling with a 24* temp split between return and supply
