Today I arrived to a service call due to a clogged drain line. Mrs Wasson stated her drain line are combined into one. I cleaned both ends of the drain lines and flushed the system with water to make sure everything was clear and operating properly. She will call Monday to set repair.
I arrived to a service call due to non cooling. Mrs Geller explained to me there moving in two weeks and wanted to get unit back cooling. I ran a diagnostic on the unit. She explained tomorrow me about them having animals. Blower wheels was dirty and airflow was restricted for animal hair and old dusk. Also maybe overcharged as well due to someone topping the unit off.
Today I arrived to do a ac maintenance on Renee Giordano. I noticed unit 1 is low in refrigerant which is a R22 unit MFD 2003. I advise she speak with comfort advisor about replacing unit because the refrigerant is obsolete. I noticed both units need cleaned and Safeties. Unit 2 was okay everything was good. Office needs to call club member to set up appointment with comfort advisor.
No ac on any floor - 30 amp breaker outside tripped due to motor housing screws came loose (or someone removed) - blade cut the common wire on the condenser motor causing a tripped breaker in which tripped the 60 amp breaker inside the house causing the upper level to be off - motor housing came loose hit the side of the condenser coils causing damage but still holding refrigerant with 145 psi (sat temp of 81*) checked compressor and fan motors for damaging and are operational for a pre check Will need to replace blade to determine if any other issues are known Replaced fan blade and checked operation - motor FLA 1.8 amps
Quoted a new heating cooling system due to the age (25 years) and type of refrigerant (r22) - current system was operating upon arrival - took photos and information of system - blower wheel is dirty, blower cabinet dirty due to poor filtration, metal aux. drain pan too small, 3/4” drain line has improper supports, homeowner stated previous company stated that water was in the outdoor unit in the electrical (that’s because the outdoor door was not installed correctly (missing screws to hold the door on) leaves are in the outdoor unit, the water has rusted the electrical base as well as the contactor buzzing really loud with water standing on the turbo capacitor (see photos)

Completed 2 systems cooling maintenance, replaced filters, upstairs ac had bad dual capacitor, replaced. Paid for maintenance. Both units operating properly at this time.
Today I arrive to club member house to install a 3/4 reducer for flue pipe on the furnace.
Customer said pan was full last night, they emptied, also said that unit was not cooling and she bumped the condensation pump and it pumped and then started cooling, I tested pump multiple times,it pumped every time. The pan had no water and the drain is clear. I looked at the front of drain pan in evaporator, I could not see any cracks. The coil will need to be completely removed to check the rest of pan. The pan is possibly cracked
Found indoor TXV sticking, quote for replacement and model number included. Comfort specialist coming to quote replacement
Removed old equipment and installed new Rheem 3 ton 18 seer communicating full gas system. Installed new return plenum with 16x25x4 filter, new emergency drain pan, new pan safety switch, new coil safety switch, new condensation pump, new thermostat, new line voltage monitor for outdoor unit and new composite pad. Reconnected supply plenum, high voltage, low voltage, drain line, gas line, and all return ducts. Tested system operations, set proper refrigerant charge. Will need to return with a 3x4 reducer for the exhaust vent. Should take 5 minutes to put on.
Completed 2 system cooling maintenance, replaced filters, both units are 2008 R410A, efficiency is gone. Both units operating properly at this time.
