Performed a single system cooling maintenance on a 2021 Rheem the ODT is 70°.Tested overall operation of equipment confirming the indoor & outdoor equipment was both fully operational.The filter 20x25x1 was discolored along with clogged the filter was replaced recommend replacement of filters more frequently.Blower motor was fully operational not showing any signs of being intermittent or dropping out.Blower wheel was inspected finding it to be dirty when a blower wheel gets dirty it minimizes the efficiency of equipment along with places a strain on equipment and parts which shortens the lifespan of both a quote has been provided to clean blower wheel.Inspected indoor evaporator coil finding it to be dirty when a indoor evaporator coil gets dirty it minimizes the efficiency of equipment along with can affect the ability to heat/cool properly a quote has been provided to clean indoor evaporator coil.Inspected wires along with connections not finding any broken, damaged or arced wires a
DCM2: AC complete, replaced 16x25x4 and 20x25x4 filters both filters were full of dirt/dust. Upstairs system is operating within manufacturer specifications however system was slightly overcharged from recent coil replacement removed about 6oz of R410A refrigerant. Checked pressures and temperatures they are appropriate for indoor and outdoor weather conditions. Main floor system is operating within manufacturer specifications and refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. Found gas valve not closing all the way allowing gas to leak from manifold/burners. Getting 2.1 on outlet with system off. Turned system on and opened and closed gas valve continuously. Checked for gas again none leaking. Gas valve wasn’t closing all the way however now it is, unsure how long valve will remain proper before slightly opening again. Part warranty 05/2030. DCM2: AC complete, replaced (2) 16x25x1 filters. Upstairs system is from 2014 and is operating at this time. Refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions however found indoor water safety has failed, outdoor capacitor is out of manufacture specifications 35/5 25.3/2.2 and indoor blower wheel is dirty. Main floor system is from 1994, system is low 2-3 lbs of R22 refrigerant, this means there is a leak inside the refrigerant circuit, running system in AC at this time will result in indoor coils freezing. Found indoor blower wheel is dirty. Basement system appears to have been removed. Spoke with homeowner about systems he requested to send estimates over for repair and to have a comfort advisor come out and give quote on upgrading main floor system.

Tune up completed on 2 systems. Replaced (2) 20x25x4 filters provided by homeowner. Found upstairs and main floor systems both have dirty blower wheels when blower wheels get dirty it can effect airflow and indoor air quality, furnaces are from 2002. UV bulbs on both systems have gone out will need to reach out to manufacturer to give quote on replacing bulbs. Both outdoor condensers are dirty doesn’t seem to affect refrigerant pressures but as coils get dirtier they will cause the system to become less efficient. Recommend becoming a member due to members get outdoor coils cleaned during AC maintenance. Main floor condenser unit was not grounded due to ground wire not reaching ground terminal. Used screw to ground system to outdoor cabinet, ground will work this way but if homeowner wants it in code he will have to get a new whip that will reach the ground terminal. DCM2: AC complete, replaced 16x25x1 and 16x25x4 filters. Found upstairs and main floor systems outdoor capacitors are out of manufacture specifications upstairs 30/5 downstairs 45/7.5. Found upstairs furnace doesn’t have a water safety. Spoke with homeowner and she decided to have both capacitors replaced. Replaced 30/5 capacitor today will need to return to replace 45/7.5 capacitor. Both systems are fully functional and operating within manufacturer specifications at this time. Refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions.
