Rep was friendly and efficient. As this is a service that we have done two times per year he asked me what I would like for the temperature settings in our Climate Controlled buildings. They are great for business.
DCM1: AC complete, (1) 16x25x4 filter checked. System is fully functional and operating within manufacturer specifications at this time, temperatures and pressures are appropriate for outdoor and indoor weather conditions.
Upon arrival no AC, found swollen capacitor 45/5 reading 0MFD. replaced with approval, system started up as intended, system is running at this time however due to age and condition anything is possible.
DCM3: Heat complete, replaced filters (2)16x25x1, (1) 16x20x4. All systems are functioning within manufacturer specifications at this time, refrigerant and pressure are both appropriate based on indoor and outdoor conditions, maintenance checklist below.
DCM1 complete; Heat; (1) F14251 replaced. System is fully functional. All components are operating with the manufacturer specifications. Gas pressure and temperature riser are within design parameters. Heat checklist attached. Heat exchanger showing stress points ( photos attached ). These stress points are a common point of failure on these heat exchangers. Continue to monitor on future maintenances.
DCM3: Heat complete, checked filter (1) 16x25x4, replaced filters (1) 16x20x1 (1) 14x14x1, systems are fully functional and operating within manufacturer specifications at this time, attached below is completed heat maintenance for each system.
DCM9: Heat completed, replaced filters (8) 16x24x2, (4) 20x20x2, (4) 16x20x2, (2) 16x25x2, (2) 12x20x2, (2) 16x20x1, (1) 10x30x1, change belts (2) A39, (1) AX52, (1) A48, (1) A35, While performing safety checks found that systems 3 and 4 both have compromised heat exchangers (under warranty), and system 5 also has a compromised heat exchanger (not under warranty), will need to send estimate for #3 and 4, and schedule a comfort advisor out for #5 while Comfort advisor is out please have them take a look at #2 and Maybe have them come up with a solution have them get with Brad if they have Questions. When to talking with Dorris she said that Tom mentioned that the meeting room keep tripping the breaker found that the disconnect is bad and they kept having to mess with it to get the system working, it is recommended to replace the disconnect to get the system running and check operation further.
DCM5: Service 2 of 2, AC Changed, (2) 20x20x1 (3) 18x20x1 (2) 16x20x1, Performed Heating Maintenance Per Checklist, found that the Heat Pump system was low on charge 2lbs of R410A, charged system and tested operation system is running at this time.
DCM1 service 1 of 2 Heat Homeowner replaces filters, performed heating maintenance per checklist, system is running at this time.
DCM1 service 2 of 2 heat completed changed (1) 14x25x1 filter, filter was impacted recommend replacing every 3 months, tested operation everything is operating properly at this time, attached is Heat maintenance checklist.
DCM1 service 1 of 2 heat completed, was unable to change filter due to washing machine being in the way left (1) 16x20x1 to be changed. Tested system operation’s everything is operating properly at this time attached is Heat maintenance checklist.

DCM1 service 1 of 2 heat completed changed (1) 12x24x1 filter,tested operations, outdoor AC is not operating found capacitor is bad 45/5 MFD reading 0MFD, system will not operate in AC mode. In heat mode found unit has crack (compromised) heat exchanger on the face plate and has potential to leak carbon monoxide into home. Current carbon monoxide readings in home is 1PPM. . Blower wheel is dirty to the point which negatively affects airflow and efficiency, Unit is from 2001 and is beyond life expectancy due to age and conditions of furnace would recommend replacement.
