Christian and Jaylen were on time, got the job done within two and a half hours and very nice
Always happy with Dobbs service. Did a great job and explained everything along the way.
Rep was friendly and efficient. As this is a service that we have done two times per year he asked me what I would like for the temperature settings in our Climate Controlled buildings. They are great for business.
Office ac 2lbs low R410A. Added 2lbs,checked pressures and delta t. Operating properly at this time. Unit does have a leak that needs to be addressed. Estimate for leak check included.indoor coil leaking. Pictures included.
Checked thermostat and moved it to 76. Turned on dehumidifiers, humidity at 42% at this time
Performed a single system cooling maintenance on a 2015 Rheem the ODT is 85°.Tested overall operation of equipment confirming the indoor & outdoor equipment were both fully operational. There is a 14x25x1 which was discolored and clogged the filter was replaced on this visit.Blower motor was fully operational not showing any signs of being intermittent or dropping out.Blower wheel was inspected finding it to be dirty when a blower wheel gets dirty it minimizes the efficiency of equipment along with places a strain on equipment and parts which shortens the lifespan of both a quote has been provided to clean blower wheel.Inspected indoor evaporator coil finding it to be dirty when a indoor evaporator coil gets dirty it minimizes the efficiency of equipment along with can affect the ability to heat/cool properly a quote has been provided to clean indoor evaporator coil.Tested capacitor confirming it was in specifications.Inspected wires along with connections not finding any broken, damage
Performed a three system cooling maintenance on a 2018 Trane, 2016 Trane & a 2004 AIRE-FLO the ODT is 70°.Tested overall operation of equipment confirming the indoor & outdoor equipment were both fully operational. There is one 16x25x4, one 16x20x1 & one 14x14x1 filter. The 4 inch filter will be replaced by homeowner but the one inch filters were replaced on this visit by us.Blower motor was fully operational not showing any signs of being intermittent or dropping out.Blower wheel was inspected finding it to be dirty when a blower wheel gets dirty it minimizes the efficiency of equipment along with places a strain on equipment and parts which shortens the lifespan of both a quote has been provided to clean blower wheel.Inspected wires along with connections not finding any broken, damaged or arced wires along with didn’t find any damaged or loose connections.Reme-Halo(UV LIGHT) was found malfunctioning a quote has been provided to replace cell to regain operation to device to help kill a
Replaced warranty compressor, started new compressor and it started rattling and stopped pumping. New compressor is ordered.
Completed cooling maintenance on 2 of the 3 systems. Replaced filers. The basement unit was diagnosed with a faulty compressor in January. Owner has reached out and wants compressor replaced
Completed cooling maintenance on 5 systems. Replaced filters, operating properly at this time
Heat maintenance. Checked inducer, indoor blower motor both within manufacturer specs. Heat safeties are working as intended. Pressure switch hose and port are clear. Drain line is clear, replaced filter. System is running correctly and efficiently in heat mode. Homeowner has a concern about her air conditioning not blowing as cold as she believes it should. Spoke with her and her husband to let them know we would have to return on a warmer day to get correct pressures and go from there.
DCM1: Heat completed, Changed 20x25x4 System is fully functional and operating within manufacturer specifications at this time. Heat rise of 44 degrees.
Found filters were still wet from when indoor coils froze, removed filters to get an accurate charge reading. Added 3lbs of R22 to system #9 refrigerant pressures are appropriate at this time. Leak searched indoor and outdoor coils, did not see any dye or find leak. Leak could be in the line set or dye has not been sitting long enough. Isolated indoor and outdoor coils, will need to return to check pressures and see which one is losing pressure to identify which coil is leaking and then leak search that coil. System is currently off and will not cool at this time.
Found heat pump #3 located by G35 and G34 . Bad transformer in air handler. Replaced transformer, already has inline fuse, checked amps and cycled unit, operating properly at this time
DCM2: Heat completed, Changed (2) 14x25x1 Systems are fully functional and operating within manufacturer specifications at this time. Heat rises within range.
Arrived to system in cool, went to indoor unit and found indoor coils frozen due to being low on R22. Informed manager and asked if she would like me to vacuum water that is in the drain pan and any that spilled over but water could drip from the ceiling as the rest of the coils defrost. Vacuumed water and Laid towels down to help capture any water from the coils. Ceiling is not dripping at this time but could continue to drip as rest of the coils defrost. Need to leave thermostat off.
Added 7lbs of R22 and dye to system #9. System is cooling at this time however system is still low 2-3lbs of R22 leaving system low could result in coils freezing, line set freezing, less efficient, and short cycling. Quoted 3lbs if system only needs 2lbs will only charge for 2lbs. Spoke with manager she will have to get estimate approved.
DCM1: Heat Completed. Changed 16x25x1 System is fully functional and operating within manufacturer specifications at this time. Heat rise of 45 degrees. Spoke to homeowner about her indoor capacitor being out of range.
