Customer had us come out because they couldn’t get their water heater to light. I got there and was able to light the pilot but when I would let go of the button the pilot would go out. I hit the thermal reset button and tried again and this time I was successful.

Customer had a leak under the sink in the kitchen. We got there and saw the leak coming from the strainer that connects the sink and the drain. We replaced it with a new one and filled the sink up with water to do a drop test. No leaks were found so we let the water run for approximately 10 more minuets and we found no leaks. We found no further issues at this time.

Homeowner stated that the breaker to the condenser downstairs was tripping. Discovered lose connections on contactor, tighten connections and tested start capacitor, found to be weak could also cause breaker to trip. Installed OEM start capacitor and retested operations everything is working to manufactures specs.

Diagnosed why the blower was not coming on, found start capacitor on blower motor has failed. Installed new start capacitor. Performed a more thorough evaluation on system, Found system is showing signs of stress and deterioration, due to age and normal wear and tear. While trying to prevent further damage to system. Complete system replacement is the only cost effective solution that will ensure reliable Ac performance. Homeowner wants quote for new system and duct work.

Discovered miss matched system, undersized for the home, with defective coil leaking 410A refrigerant. Supply Plenum has been hacked up and modified improperly, causing deficient airflow to at least half of the home. One Guard authorization technician advised that these issues are not covered, due to type and cause of failure. Replacing defective coil and modifying ducts is a minor improvement, but is not a sufficient option for reliable and lasting home comfort. Heat load calculation and duct sizing calls for a properly matched 5 ton system, for proper and effective cooling of the home.

Performed seasonal tune up on Amana 3 Ton R22 system. Inspected ducts and return for air leaks. Tested operation of all electrical components for proper voltage and amp draw under load. Replaced fresh air intake filter. Installed slim out tablets in drain line. Checked Freon run pressures. Flushed condenser of dirt and debris. Unit is age however working per manf specifications upon today’s inspection. No immediate issues were found.
