On arrival homeowner was concerned about the a/c not working. I inspected the condenser and found no faults. I followed by inspecting the air handler in the attic and discovered that the drain pan was full of water. I recommended to flush both of the drain lines to clear the blockage. I vacuumed all of the water in the drain pan and flushed the emergency drain pan as well as preformed drain maintenance. The system is working properly at this time.

On arrival homeowner wanted to get a tune up on both systems. I inspected both the downstairs and upstairs condenser and found no fault on the downstairs however the charge on upstairs was below factory specs. I followed by inspecting the furnaces to bot the upstairs and downstairs and found no faults on either one of the systems. I recommend the homeowner to have the upstairs system topped off with r22 refrigerant to have the system working properly for inspection. I cleaned both condensers and tested operations. The upstairs and downstairs a/c systems are working properly at this time.
On arrival homeowner had concerns about his outside condenser not engaging for the upstairs a/c system. I inspected the condenser and discovered that the contactor was fused shut and burnt out causing the condenser to turn off. I replaced the contactor to the upstairs a/c. The system is working properly at this time. B
Replaced the blower motor, blower wheel and capacitor to the furnace. Performed cleaning on the blower housing. System is working properly at this time.
On arrival I performed a tune up on the furnace and could hear the blower motor was rattling. On further inspection I discovered that the blower capacitor was weak and almost below rating. The blower wheel along with the blower motor where dirty, causing restrictions and degrading the blower motor. I also found that the evaporator didn’t have a safety float switch equipped. I installed float switch and changed the filter for the homeowner. I will be returning at a later date to replace blower motor.
On arrival I inspected the system and found the condenser not working. I checked voltage on run capacitor for the fan was not holding charge. On further inspection I noticed the run capacitor for the compressor was still w orking but was need in repairs, however repairs could damage the functioning capacitor so I recommended a replacement and repair for the wire. The system is now functioning properly.
I discovered the condenser fan motor seized up and needed to be replaced. I installed ecm new fan motor and installed surge protector on motor as well. I tested operations everything is working properly at this time.
I discovered the compressor is grounded out. I performed a acid test on system. The test results showed system has acid in it, this indicates the system has a leak and is Exhorting moisture into the refrigerant. The condenser coil is heavily restricted and corroded. The system is 19 years old and is pasted its life expectancy. I evaluated the entire system and also discovered the zoning has failed for the living area downstairs. Best recommended at this time would be upgrading the system to ensure proper working order and reliable cooling and heating.
Performed a courtesy drain clear. Tested drain with one gallon of water. Everything is working properly at this time..

Discovered Conversation line clogged up. I performed drain clear and clearing. I tested drain lines and drain is working properly at this time.
I discovered on downstairs condenser unit it had a ruptured start capacitor. I installed new start capacitor and tested operations everything is working properly at this time.
Customer stated that the thermostat upstairs is going past temperature set point. I evaluated issue and discovered the thermostat is on dehumidification mode, this will cause the ac to go past its set temperature. I turned off mode at this time so thermostat works to customer temperature satisfaction.
