My 90 year old father and I were so nervous and anxious when our furnace wasn’t working. Rudd AC maintenance and inspection. AC is working well and in great condition at this time. Found no problems or concerns during visit.
Call-Back Visit – Boiler Pressure Relief Valve Returned to assess continued leaking from the boiler's pressure relief valve after recent expansion tank replacement. System is now operating at 20 psi (previously exceeding 30 psi), but the 30 psi pressure relief valve is still discharging intermittently. Tapped on the valve to temporarily stop the leak. Placed a dog bowl under the outlet as a precaution. Recommendation: Advised customer to monitor the bowl for any new signs of leakage. If water collects in the bowl again, the 30 psi pressure relief valve will need to be replaced. If no further leakage occurs, the valve can be inspected and addressed during scheduled annual maintenance in the fall.
Job # 29681-E Service Call – Post Sewer Backup Assessment Customer reported a sewer backup reaching approximately 4 inches; visual inspection suggests actual water level was closer to 3 inches in the furnace and water heater area. No signs of water intrusion above the rim of the condensate pump—unit was unaffected. Blower motor wheel also unaffected; no water entry observed. Furnace Findings: Bottom of the furnace and side insulation were wet with sewer-contaminated water. Return boot also exposed to contaminated water. Recommend replacing or sanitizing affected insulation and return boot components. Furnace is currently operating normally. Water Heater Findings: Pilot light was out upon arrival. Inspected burner and pilot area—no signs of water penetration. Pilot tubing was clear; successfully relit pilot and confirmed burner operation. Some rust noted at the bottom of the water heater, likely due to age rather than the recent incident. Water heater appears to be functioning normal
Maintenance Visit – 2012 Goodman Furnace Performed full maintenance on Goodman furnace (installed in 2012). Furnace is in good condition. Cleaned flame sensor, checked and cleaned drains, completed combustion analysis and temperature rise check. Inspected venting and all other components; no issues found. Additional Notes: Offered maintenance on air conditioner and fireplace; customer politely declined at this time. Provided information on Comfort Club membership; customer opted not to enroll.
Diagnostic Visit – 1997 Air Conditioner Inspected existing air conditioner (manufactured in 1997, R-22 refrigerant). Unit is low on refrigerant and not cooling properly. Due to the age of the system, the use of obsolete R-22 refrigerant, and the uncertain condition of components, repair is not recommended. No guarantee can be offered on any attempted repair. Recommendation: Proceeding with a quote for a full system replacement. Line Set Consideration: Existing line set runs through finished ceiling and behind a wall, exiting through the wall. A new line set will require drilling a new hole through the exterior wall. Due to the current structure, reusing the existing line set is not feasible. Proposed relocation of the new air conditioner a few feet to the right to allow proper access and line set routing.
Air Conditioner Maintenance – American Standard 3 Ton (2016 mfg, likely 2019 install) Performed full AC maintenance on 3-ton American Standard air conditioner. System refrigerant levels and temperature split were within normal range. Found 45+5 dual capacitor showing signs of rust and reading slightly below rated value. – Offered replacement; customer declined at this time. Installed Y6612 PureAir annual maintenance kit as part of the service. System is operating normally at this time.
Performed maintenance on Lennox air conditioner. System is operating normally at this time — refrigerant levels are good, electrical and mechanical components are functioning properly, and drain lines are clear. Advised customer to replace their air filter at least every two months, and to use a MERV 9 filter for better indoor air quality. Pets are present in the home, which increases the need for effective filtration. Recommended the PureAirX air cleaner, ideal for reducing airborne particles, allergens, and pet-related odors. We're currently offering a $200 discount on the PureAirX system, which also includes a one-year supply of media filters. An estimate will be sent separately.
Performed air conditioning maintenance on a 2.5-ton Evan’s brand AC system installed in 2023. Unit is operating well at this time — refrigerant levels are within range, electrical components tested fine, and the drain system is clear. No issues noted during inspection. Advised the customer to replace her filters more frequently, especially due to allergy concerns. Current filter was in place but should be changed more often for optimal air quality. Discussed the benefits of our PureAirX Electronic Air Cleaner — currently $200 off. This system offers enhanced filtration for allergy relief by capturing microscopic particles like dust, pollen, and pet dander. AO Smith 50 gallon Natural Draft Water Heater installation
Work Performed: Inspected Lennox furnace (installed in 2009) showing a pressure switch error code. Tested pressure switch, venting, and condensate system. Measured pressures using a manometer, confirming pressures are exceeding rated limits. Verified with volt meter that the pressure switches intermittently failing to close or open, triggering the error code. Tested other furnace functions, including combustion analysis and general inspection. Results: Furnace is still operational at this time. Pressure switches require replacement to ensure continued safe and reliable operation. Recommendation: Recommend replacing the pressure switches to address the intermittent failure.
Service Summary Call for Water Leak on Floor Upon inspection of the basement and appliances, found that the humidifier drain was clogged, causing water to back up and leak onto the floor. Cleared the drain, resolving the leak. Additional Findings & Recommendations: Humidifier pad needs to be changed, but the correct pad was not available on the truck. Inspected the furnace and condensate pump – the furnace interior looks good, and the drainage is clear for now. Recommended annual furnace maintenance, but the customer declined at this time. Customer plans to schedule furnace and AC maintenance in the spring, at which time we can bring a humidifier pad if they haven’t already purchased one. Final Status: No active leaks remain. Recommended future maintenance to ensure continued proper operation.
Customer complaint: No heat in the house, error code indicating motor fault. Tested furnace startup and operation—sequence of operations was normal. Observed that the gas valve opened, but the hot surface igniter was not heating. Tested voltage to the hot surface igniter—measured 120V as expected, confirming the igniter was faulty. Removed and inspected the hot surface igniter—found it broken. Advised customer of the issue, and they agreed to replace the igniter. Replaced the hot surface igniter and test-fired the furnace. Performed combustion analysis, heat rise test, safety checks, and inspected all electrical connections. Furnace is now operating as it should within manufacturer recommendations and current gas codes. Recommended annual furnace maintenance with Evans, including a safety check and cleaning, as the unit was installed in 2009. Also recommended maintaining the tankless water heater annually.
