Furnace maintenance Furnace blower motor is loud on start up. Amp draw is 1.5 amps over rated spec. Recommend installing higher quality filter to allow better air flow. Did notice small water leak behind venter motor. Removed venter motor and noticed the gasket has dried up and gone hard. Applied High temp caulking to help with the leaking. Recommend more frequent maintenance in the future.

Fireplace maintenance Inspected fireplace and found a lot of rusting. Made customer aware of the situation and asked Ito inspect the chimney on the roof. Inspected the chimney and found multiple cracks where water is leaking through. Customer is aware the gas will be turned off to the unit until chimney repairs have been made. Water heater repair Customer states water is not as hot anymore. There is a mixing valve above the tank. Mixing valve setting is at its max 120. Exiting water temp is 105-110 degrees. Mixing valve is faulty. Provided quote to customer to remove mixing valve. Customer approved quote. Turning off water to house was unsuccessful. Main water shutoff valve is seized. Customer will require to call a plumber to replace shutoff valve to house. While plumber is there replacing shutoff, recommend customer to get plumber to remove mixing valve for them at the same time. Water heater is over all in great shape still. No issues or concerns found with the unit itself.

Lennox furnace repair , furnace was shutting off on high heat limit , blower wheel and secondary heat exchanger were very dirty . I removed and cleaned both . I verified ac evaporator coil is not blocked , slightly dirt but coil is installed with no clearance above furnace , coil will have to be removed to be clean . Tested unit for about 20 mins with a differential of 60 f . Verified gas pressure and lowered it to 3.4 inw .i also changed fan speed from blue to brown , up one speed to help keep furnace cool with small duct work . Customer also mentions no flow through two ducts , one being a return and the other had dampers closed . Also the insulated flex pipe needs to be strapped and the kinks removed from the duct run . Furnace is operating with no issues , we will clear the red tag from enercare.

Furnace repair Sticky pressure switches. Adjusted switches and was able to get them in working order again temporarily. Will order new pressure switches and replace them under warranty. Office will follow up with ETA on replacement switches. Feb 20th Replaced pressure switches. Furnace fully operational.

Payne furnace maintenance. Furnace had no errors stored in the circuit board but I did find 3 small issues . 1 very dirty flame sensor 2 dirty furnace drain trap 3 very loose wire on the w terminal of the circuit board . After cleaned and testing no other issues found . Customer did mention the t stat reset its self and changed from c to f , possibly defective t stat .
