Service Type: Furnace Inspection – Condensate Issue Client Concern: Issue with condensate drainage. Inspection & Findings: - Condensate line found to be most likely clogged and not installed correctly. - No condensate trap installed, which is required per manufacturer specifications. - Furnace operated normally during diagnostic testing aside from condensate issue. Work Performed: - Inspected condensate system and confirmed improper installation. - Confirmed furnace operation through diagnostic testing. Recommendations / Next Steps: - Install correct condensate trap as per manufacturer specifications. - Trap to be installed on the right side of the furnace; left-side drain port to be capped. - Correct fitting not available at time of visit. - Will check shop inventory and return to complete condensate trap installation. Status: - Furnace operating normally other than conensdate issue - Condensate repair pending. Jan 21-return and added condensate trap and tested, no concerns no
Service Type: Boiler Inspection – Leak Concern Equipment: Weil-McLain Natural Draft Boiler (1992) Fuel Type: Natural Gas Client Concern: Reported leaking boiler. Inspection & Findings: - Inspected Weil-McLain natural draft boiler sharing a chimney with the water heater. - Multiple safety and system components found to be outdated or required: - Backflow preventer - Pressure reducing valve (PRV) - Expansion tank - Pressure-temperature relief valve - Due to age and overall condition, repairs are not economically viable and longevity cannot be guaranteed. - Water heater is currently a rental and is older. Recommendations: - Advised against further repairs due to age, cost, and lack of reliability. - Recommended boiler replacement as the most appropriate long-term solution. - Discussed combi boiler option; client expressed interest. - Advised client that water heater buyout from rental company would be required if converting to a combi system. - Collected all measurements and si
Service Type: Furnace, Fireplace & Humidifier Maintenance Fuel Type: Natural Gas Client: New Client Equipment: - Furnace: KeepRite 2-Stage Furnace (approx. 80k BTU) - Fireplaces: Heat & Glo (Upstairs & Downstairs) - Humidifier: Bypass Style Fireplace Maintenance: - Inspected and serviced both upstairs and downstairs fireplaces. - Fireplaces operating normally at time of service. - Thermocouple reading found to be low on basement fireplace. recommended replacement as it may fail and cause fireplace to stop operating. - Estimate provided for pilot assembly replacement. Humidifier Inspection: - Humidifier was leaking on arrival. - Adjusted water flow and corrected leak. - Humidifier pad inspected and found to be in good condition. - Humidifier operating normally after adjustment. Furnace Maintenance & Findings: - Completed furnace maintenance. - Furnace is a 2-stage unit; combustion and general operation checked. - Temperature rise found to be slightly above manufacturer threshold (a
Service Type: No Heat – Furnace Diagnosis Equipment: Gibson Mid-Efficiency Furnace Client Concern: Furnace not heating; unit displaying limit open error code. Inspection & Findings: - Furnace found in error code mode indicating limit open. - Checked all limit switches and entire limit circuit electrically; all components tested correctly and ohmed out within specifications. - Determined issue is most likely related to the circuit board. - Removed circuit board and inspected for visible damage or burn marks; none observed. - Reinstalled circuit board and furnace resumed normal operation. - Performed further diagnostic testing; no additional faults found at this time. - Due to age of furnace, circuit board malfunction remains a concern and may recur. Recommendations: - Due to age of equipment and high cost of circuit board replacement, furnace replacement is recommended as the more reliable long-term solution. - Discussed replacement furnace options with client, including multiple bra
Service Type: Furnace Maintenance Equipment: 2004 Lennox High-Efficiency Furnace Inspection & Findings: - Completed furnace maintenance. - Inducer motor remains loud and vibrating; condition noted during last year’s maintenance as well. - Older ABS venting inspected and found to be in fair condition; advised regular inspection for cracks or leaks. - Humidifier operating normally. - Burners showing rust and age-related deterioration. - Ignitor resistance reading measured low at approximately 17 ohms, indicating wear; ignitor may not last. - OEM ignitor required for this unit. - Combustion analysis performed and results are within acceptable range. Blower wheel inspected and found coated in dust and debris. May be hindering performance. Small water leak from exhaust drain diverter left hand side(exhaust is right) Recommendations: - Recommend replacing inducer motor due to noise and vibration. - Recommend replacing burners due to rusting and risk of burner port restriction and shutdow
Service Type: Boiler Inspection & System Check Equipment: Viessmann Vitodens 100 High-Efficiency Combi Boiler Background: - Backflow preventer and pressure reducing valve replaced and boiler maintenance completed over one month ago. Client Concern: - Client reported loss of hot water and referenced an error related to a possible blockage. - Client stated a blockage was cleared through the boiler interface. - Client later noticed a small water drip from the boiler. - Thermostat batteries were changed and boiler reset; system has been operating normally since. Inspection & Findings: - Boiler operating normally at time of visit. - No active water leaks observed. - No visible blockage found on site. - System parameters checked and found to be set correctly. - Boiler is a combi unit used for space heating only; domestic hot water piping is capped. - Boiler displays error code 4.7 (no domestic hot water), which is expected as domestic side is not in use. - Space heating operation is una
Service Type: Furnace Inspection – Noise Concern Equipment: 2004 KeepRite High-Efficiency Furnace Client Concern: Client reported loud operation, primarily from the inducer motor. Inspection & Findings: - Inducer motor found to be louder than normal. - Furnace otherwise in very decent condition for its age. - No water damage observed. - Venting is older black pipe; inspected and currently in decent condition. Recommendations: - Recommend replacing inducer motor. - Advised annual maintenance due to age of furnace and older venting. - Discussed new furnace options Status: - Furnace operating at time of inspection. - No immediate safety concerns noted. After speaking about price for inducer motor client decided to go with a new furnace.
Service Type: Fireplace Inspection & Noise Assessment Equipment: Heat & Glo Gas Fireplace (1999) Client Concern: Client reported banging noise from fireplace, louder on colder days. Inspection & Findings: - Fireplace recently had pilot assembly replacement and maintenance completed. - Inspected operation; no gas leaks found. - Banging noise consistent with thermal expansion on an older Heat & Glo unit. - Visible rust and age-related wear noted on screws, nuts, and internal metal components. - No immediate safety concerns observed. Recommendations: - Recommend replacing burner, refractory, and base as initial steps to address noise. - Due to age of unit, repair may not fully resolve issue. - Advised client that overall condition and part wear suggest fireplace may be nearing end of service life and replacement should be considered. Status: - Fireplace operating normally at time of inspection. - No safety concerns noted.
Service Type: No Heat – Diagnosis & Furnace Service Client Concern: No heat call. Inspection & Findings: - Furnace found in error code mode with four flashes, indicating an airflow issue. - Air filter inspected and found to be older and highly restrictive. - Power reset; furnace ignited and operated. - With current filter installed, noted loud whistling, very high static pressure, and significant strain on blower motor. - After approximately 10 minutes of operation, temperature rise increased excessively and the high temperature limit tripped due to restricted airflow. - Replaced filter with another filter available on site; airflow improved significantly and high temperature limit did not trip. Work Performed: - Diagnosed airflow restriction causing no-heat condition. - Replaced restrictive air filter. - Cleaned and serviced furnace to ensure optimal performance. - Tested furnace operation after service. Recommendations: - Existing filters on site are MERV 12; if used, they must b
