Keeprite furnace maintenance and inspection Furnace is working safely and efficiently and in great condition at this time. Found no problems or concerns with the unit during visit. Furnace had been struggling the day before the service call. Found error codes stored in board indicating furnace was shutting down on high limit trips. Old filter was installed a little too long and restricting too much air. Recommend changing those merv 13s every 2 months instead of every 3. Attached PureAirX electronic air cleaner quote. Price includes metal frame and a years supply of filters.
Fireplace was not maintaining set temp on thermostat. Customer had been noticing burners dropping out at times during a call for heat. Performed full cleaning of fireplace, cleaned glass. Found small stress fractures in corners of glass. Not quite a crack but definitely something to keep an eye on. After performing maintenance on fireplace it is working well , running consistently and burners are not dropping out. Advised customers to keep an eye on the operation of the fireplace and call us if the problem reoccurs. Office will put together a quote for red tag

Goodman furnace repair. Upon arrival burners were cycling on and off repeatedly. Checked flame rod reading, 0.1-0.2ua. Pulled and inspected flame rod, heavy buildup on it. Cleaned off and reinstalled part, checked readings again, 2.0-2.2ua. Furnace is working safely and efficiently at this time. Recommend yearly maintenance on furnace due to age (16 yrs old) Found no other problems or concerns with furnace during service call.

At the time of inspection, the appliances were found to be operational and safe for use, with noted items requiring no immediate safety-related repairs. Annual maintenance is required to maintain safe operation and compliance. -------------------------------------------- Fireplace – Upper Level: - Pilot found extinguished on arrival. - Glass removed to access pilot assembly. - Pilot relit using manual ignition. - Fireplace interior cleaned and maintained. - Thermocouple tested and confirmed to be producing a proper signal. - Unit operating normally after service. Status: Approved for Use -------------------------------------------- Fireplace – Main Floor (Front of Home): - Fireplace found in decent overall condition. - Interior cleaned as part of routine maintenance
Initial Findings: System Status: Thermostat was calling for heat, but the furnace was unresponsive. Safety Note: Labeled the furnace service switch for easier identification. Error Codes: EE0 (Lockout), EE2 (Pressure Switch Open), and EE5 (Open Fuse). Actions Taken: Drainage & Seals: Drained accumulated condensation from the inducer motor. Inspected all tubing and secured the pressure switch hosing with a zip tie to ensure a tight seal. Pressure Adjustment: Calibrated the low-fire gas pressure from 2.2" wc to the optimal 1.9" wc. Testing: Following drainage and pressure adjustments, the furnace was tested and is operating normally (running continuously for 25+ minutes). Required Part: To prevent future moisture buildup, a Westlake drain diverter tee is required. Follow-up: We have ordered the part and will schedule the installation with the tenants as soon as it arrives.
Error Code 228: Unable to perform successful pressure switch calibration. Measured suction on pressure switch from collector box - .14 / -1.10"wc. Pressure switch being ordered for swap out.

Subsequent testing mirrored the client’s reported symptoms, with the unit short-cycling (7 minutes ON / 3 minutes OFF).
