Furnace repair Replaced pressure switch and ensured unit operation. No other problems found on unit.
Furnace Maintenance: Homeowner says the furnace had been intermittent twice, inspected and reconnected thermostat wiring. Checked error codes (271, 227). Quoting out pressure switch. Inspected flue Termination for any build up and found plant growing into intake. Flushed the condensate P-trap and drain lines to maintain clear, efficient flow. Checked pressure switch tubing to ensure reliable . Cleaned and polished the flame sensor for optimal ignition. Ran full diagnostics to confirm the system is running smoothly and efficiently. 271 - Soft Lock out, No flame sensed. 227 - Low Pressure Switch Open during trial for ignition.
Keeprite furnave maintenance and inspection. Furnace is 15 years old, in good shape for its age, working safely snd efficiently. Heat exchanger is in good shape. Other than findings listed below, found no problems or concerns with the operation of this unit After inspecting furnace found black drain pipe connected to bottom of vent tee that connects to inducer motor was blocked. This was causing condensation to build up in inducer motor. This was causing water gurgling noise when furnace would first come on to start heating. Cleared blockage and now condensate is running through drain and condensate trap like normal. Without a maintenance this winter there would definitely have been a loss of heat and could possibly have even ruined the inducer motor.
Furnace Maintenance and Inspection
Fireplace Maintenance: Thoroughly cleaned the firebox, removing soot, dust, debris, and any pests. Vacuumed and dusted the ceramic log set, restoring its polished appearance. Inspected wiring to confirm secure connections and overall safety. Cleaned and polished the viewing glass using a specialized fireplace glass cleaner for optimal clarity. Conducted a detailed cleaning of the pilot assembly to ensure reliable performance.
Boiler repair - installed proper three amp fuse into zone controller and tested system. Unit fired up with no issues or concerns and is heating throughout the home. Investigated issue with rad not heating in the closet area. Put on temperature probes and the water moving through the pipe is 130f. When I took apart the rad cover, I noticed that there was a strong draft coming from underneath the rad. Tested the temperature of the air, making its way in through a gap underneath the rad was between 35-45f on a say that is only 27f Temperature aboveThe rad was 75f The draft coming in from the wall underneath the rad is what's causing the closet area to not properly heat. Explain to customer that this problem could potentially be solved with a little bit of spray foam insulation to seal up the gap, just have to make sure to not spray foam the rad. Other than that issue with the one rad, everything is working as intended. Customer would like me to leave the key to her building in mailbox
