In a day and age where finding a knowledgeable, competent ,honest ,friendly service provider is tough I am always beyond pleased with Greg’s service Today was a bit messy Brandon and Greg were still fantastic patient and wonderful to work with.
As per the norm Folkes has been accommodating with my busy schedule patient and professional.
Customer was concerned that second floor unit was taking awhile to start up, had a lot of electrical work done at home from previous floods, customer said that originally company had condenser wired to wrong breaker and once that was fixed it seemed to improve, tested pressures of unit which were normal, amp readings of compressor and fan motor normal, inspected contactor no signs of putting on contacts, tested capacitor which tested in range, system is from 2006 and when system does die customer will more than likely install another mini split system like he had installed a couple months ago.
No heat. Found igniter with no spark. Replaced with new igniter. Cleaned electrodes and replaced nozzle. Ran system let residual oil burn off. Let system cycle off, unit running normally. Spoke with Amy, office will bill customer.
Replaced one blower motor and belt for one oil fire furnace, adjusted belt tension for new belt, wired in new motor, and tested operation for just the blower and for heat, system operational and working.
Customer is selling home, met real estate agent there because inspector came and said furnace not coming on, found emergency switch off, turned power on and turned on thermostat burner and everything came on had a flame but unit tripped on high limit and fan not coming on, had voltage going to belt driven motor tried manually pushing in button for high limit switch and motor just buzzing, motor is seized also would replace belt due to its age, customer has to run estimate by sellers and will call office to schedule it. Motor and belt are available through distributor.
No heat buderus boiler shooting off an error code 6A ( "no ionization after ignition trial"), followed instructions in Manuel since tech support was not available, cleaned flame sensor, sensor was completely corroded, cleaned condensation trap, re-fired unit, system operational. Recommend maintenance on boiler. Also need to follow up with price to replace parts.
Arrived and found the primary and secondary pan filled with water. The float switch did turn the system off but water was coming out of one if the caps on the ez trap. Cleared the drain and the water started to drain out of the primary pan. Had to remove 20-25 gallons of water out of the secondary pan and pour it out outside. Tested the system operation after. After the 3rd floor repair Amy had found one of the air handlers in the basement was leaking water. Found that condensate drain clogged as well. Cleared it and the water drained from the primary pan. These systems need annual maintenance done each year so these issues donâ€™t continue to happen.
Relocate indirect water heater to where customer mark out with tape on floor customer is please with job

Ac tune up on one system. Call to collect payment
The return grill in the dining room is undersized. The system includes cutting an additional return grill into the floor of the first floor. Ductwork modifications at the furnace will be made. The breaker in the electrical panel will need to be upgraded, not included. Note: the system is also available and heil, a United Technologies company, for the same price. Identical technology with 10 year no hassle replacement guarantee on the compressor.
Arrived and found the first floor system off. Opened the side door to find the system tripped on a 6 flash error code. It was for missing phase. There was some thunderstorms earlier that could have caused this, unsure. Reset and the system started operating normally.
Arrived and the customer stated with the thermostat off the outdoor condenser would still run. Pulled the cover off and found the contactor pulled in. Tested for voltage between the coil terminals and had no voltage. The contactor was very burnt up and was sticking. Once I tapped on the contactor it opened the contact. Replaced the contactor under warranty. The indoor coil is still pretty frozen since the condenser was running without the blower on. The customer is gonna leave it off for a couple hours until it thaws and will test it. Operation most likely will be okay since the contactor was the issue. He will call if it is not working properly when he starts it.
Arrived at customer home to inspect a leak coming from first floor lav drain. Upon arriving I noticed customer had a special style of sink that I was unfamiliar with I asked customer if they knew how to remove the vanity covering the pipe. CUSTOMER TOUCHED SINK WALL AND WALL CAME APART. I then inspected the sink more and noticed that a section of the sink just comes up. Removed top section of the sink and disconnected drain and teflon every thread and applied plumbers putting to sink drain. I then out every back together and tested drain. Drain wasnâ€™t leaking. Customer will get a contractor to make repair to sink wall.
Replaced the blower motor belt on the first floor system. Tightened the motor down after adjusting the tension and tested the system. System is operating properly n
All equipment is three phase power. Building lost one leg of power and no equipment will work. Need to return in morning once power is restored to building 8/20/21. Found third floor unit completely empty on refrigerant. Per Walters instructions charged system to get by for the weekend. Also. Weâ€™d to pressure test exposed equipment and piping. A lot of lineset is underground. Also need to see why arris unit is so follow service call needs to be set for Tuesday. Arrived Tuesday 8/25/21. The second floor unit BCU-5 has a burnt out contactor relay on the air handler. Spoke with N&S to get pricing and availability on the part. Waiting for a call back from Rob. Went downstairs to one of the first floor systems to find the belt very loose. The belt is the wrong size. Spoke with many hvac suppliers and even auto parts stores to search for the belt. Earliest we can get it is tomorrow morning from Hopewell auto. Amy will be picking up the belt Thursday morning at 9am for us to install it.
