On arrival for ptu i checked 2 units, I test for the unit’s safety controls. I checked the systems start up cycle is functioning correctly. I checked the blower and cleaning it’s components. Checking the burners for proper ignition and testing flames sensor for accurate operation. I looked over all electrical and replace a burnt wire connector. I ensure that all connections are tight and examined properly. On outdoor units I checked proper voltage, amps, and other components. I replaced 213 media filter customer has 14x20x1 filter in upstairs room that they’ll need to get for replacement. I cycled system on & off for testing of thermostat upstairs tstat battery is on 2 bars. Will probably need new batteries on next visit as well a Stage 2 BGI. BGI on furnace is still functioning properly. System heating properly upon my departure.
Checked coils, blower, electricals, ducts, and cleaned outdoor equipment. I checked for ensure that both surge protectors and stage 4 was properly operating. I looked over all other components system operating correctly. Customer paid for 2 filters. System operational upon departure.
Arrived to scheduled system maintenance. Checked all electrical components and pressures. Cleaned evaporator and disinfected. Both systems are running properly upon departure.
I arrived today on a maintenance tuneup. I checked everything on both indoor and both outdoor systems to make sure that everything was cleaned up and working properly. I did come across that the 2 uv bulb was bad and needed to be replaced so I replaced both of those items and replaced the filter.
Installation of customer provided Ecobee thermostat. Relocation of drier vent to upstairs laundry room. Will need to be attached to new drier at a later date.
Replace filter n Bgi light everything else was running good
Come out no cooling and system won’t shut off and found bad easy read tstat replaced it and everything turned on as it should checked everything and it’s cooling properly now and noticed she didn’t have any services left so she went ahead and purchased new service contract and collected $505 by card.
Upon arrival found malfunctioning secondary motor control, replaced. Equipment operating upon departure
Small drain cleaning. System cooling upon departure.
Found bad compressor in outdoor unit. Compressor is on back order through goodman and will be at least two weeks before we can get our hands on one. Customer has opted to wait it out and just change compressor when we can.
Found air handler on a very bad wooden deck, 2014 system and would need removed and reinstalled to make it drain properly, copper is sized wrong and kinked on suction line, drain is not correct. Turned over to Andy for replacement.
Customer had an ant problem and a bunch got behind the contactor, not allowing it to pull in and make contact. Changed out contactor and system is functioning properly upon departure.
Come out no cooling went inside and ah running fine no drain issues found compressor not running so went to rooftop to check condenser and found dead 45+5 cap under warranty I replaced it and system is back functioning properly. Collected $39 by card
Performed 2 system tune up for first time customer. Both systems are 5 years old. Checked all electrical in both air handlers. Found no issues with either. Inspected both systems for bacterial growth and found some minor growth on both blower wheels and motors. Ductwork was very clean. Both evap coils were pretty rusty, not found no blockage on either. Checked electrical on both outdoor units. Found no issues at this time. Due to the age of units I do recommend we put easy starts on both units to help compressor start up easier. Checked pressures on both systems and they are fine at this time. Cleaned both outdoor units as well. Both systems are functioning properly upon departure. I did however look at the water heater and found the drain pan completely full of water. I couldn’t find where it was leaking but we may have a plumber come take a look at it.
I came out today to do a system maintenance. I checked everything on the inside and the outside system to make sure that everything was working properly. I came across that the bulb for the 2 UV lights need it to be replaced as well as the filter. So I replace those 3 items.
