Met with Trevor to go over any issues that he might have. He mentioned that the unit has been leaking for some time through the condensate line. He quickly showed me to the furnace in the basement. It’s a 93% Goodman. Unfortunately upon close inspection of the unit. I could see a lot of rust and decay throughout the unit, from the burners, to the heat exchanger compartment, to the condensate lines and the cabinet. We turned on the unit to observe its operation. It lit off properly but the burners shooting their flames through the heat exchanger are definitely compromised. Repairs are NOT recommended. The units date of manufacture is 2002. A full replacement of the furnace should be done. Secondly, Trevor took me to the attic furnace. Opened up the unit and performed all the necessary inspections and the unit checked out fine. It’s only about a year old. Afterwards I stepped to the outside condensers. Checked out both disconnect switches, with the units electrical junction boxes. C

Evacuate / Recharge - Evacuated 1lb 8.50oz of R410A refrigerant. Supplied and installed 5lbs 2oz. Of New R410A refrigerant as per manufacturers specifications. Also found the schrader valve’s leaking. Replaced them both and checked for leaks, no more leaks from those areas. Could not check or verify proper operation of the unit, as the homeowners were not home to allow us access. Job completed.

Arrived to perform Ac tune up. Customer has no concerns Set thermostat call for cooling Observe indoor unit, washing air filter, condensate system, coils and performed temperature readings Observe out door unit, service coils, electrical compartment, motors, refrigerate lines The customer has 6 indoor units. Of which only 4 working good. The other 2 have to be made a diagnostic to determine the failure, the customer says that they are possibly the fuses. The condenser units is located in the roof needed a extension letter 40 feets. I observed that the indoor units were dirty and I tried to clean them, but the dust is attached and it is difficult to remove. Recommended to wash all 4 units with acid wash and Pressure washing $2,316.90 tax included. Minor diagnostics $181.97

Note: indoor unit appears dirty from the outside (vents) but is clean inside the ducts Observed outdoor units, serviced coils, motors, electrical compartment, disconnect and refrigerant lines. Note: Outdoor unit is in a spot with a lot of dust/dirt potential Capacitor for outdoor (to upstairs ducting) unit has low readings AC operating ok at this time Recommend: Condenser chemical cleaning $350 Outdoor capacitor $325 2 New UV bulbs
