Performed heating and AC tuneup for both Lennox heat pump systems. Checked all safeties and connections. Changed both Merv 13 filters. Checked and flushed out drain lines for each unit. System is operational at this time.
Performed sidekick maintenance. Filter is ok, client will change it himself. Temp drop/rise is within specs. Amp draws are within specs. Tightened and checked all wires, flushed drain line. System is operating properly at this time.
Upon arrival my concern was that the upstairs was blowing air while the downstairs only calling for Heat. Went into the attic and found no issues with zone motor. System operational, take 45 seconds to close damper completely. Tested zone board, sending 30.8v to damper motor, can damage zone motors. Operation Voltage should be around 27.5A max. Zone Board will need to be replaced in future. Showed homeowner. Recommendations New HVAC due to conditions, age and efficiency
Upon arrival found kitchen line backing up. Cabled line through interior cleanout. Wasn’t able to identify source of blockage. Line most likely has grease build up over the years, recommend hydro jetting line. Line clear of blockages tested by filling up sink and draining. Test well.
Replaced ARD zone damper motor to allow for proper zoning operation. Tested zoning individually and simultaneously. System is operational at this time.
Ran and tested heat cycle. Wired up ECM condenser fan motor correctly. System operational. Explained the noise from compressor was system going into defrost cycle. No charge for today. System operational.
Replaced outdoor communicating board. System is operational and heating at this time
Checked and cleaned all components. Tightened wiring connections. Upstairs Zone blows air when only downstairs thermostat is making a call for heating/cooling. Zone board is sending power to close damper. Damper motor has failed. Blower capacitor is below spec. Blower motor is leaking oil. Contactor is burnt and pitted. System is currently cooling with a 19° temp split. Both heating and cooling operational. Recommend looking into system replacement due to age/reliability, operating condition/cost of repairs, efficiency and r22 phaseout.
Preformed furnace tuneup on a Trane and a Rheem system both systems have no air purifier no other issues or concerns at this time both systems are operational
Performed heater maintenance x2. Heat rises are within specs, flushed drain lines. Filters are clean, amp draws and gas pressures are within specs. Cleaned flame sensors and burners. Both furnaces are operational at this time. Recommend: continue maintenance program.

Pana rival homeowner stated that system was not cooling house properly. Upon diagnosis found capacitor on outdoor unit is bad and system is a little bit low on refrigerant. Replaced capacitor with new capacitor and added 2 1/2 pounds of refrigerant to system. Also washed outdoor unit .System is operational at this time
