Arrived to replace the existing panel with a new, solar-ready panel. Adjusted the conduit for the solar connection to accommodate the increased height of the new panel. Reconnected all wiring identical to the previous setup and tested voltage on the new panel. All systems are functioning properly. A follow-up visit will be scheduled to label the panel accordingly.
Cooling maintenance on American standard split POV system. Air handler is located in. Hallway closet and filter is 20 x 25 located in filter rack. Changed out filter, condensation line was cleared at Jones valve, added riser to allow safety switch to operate properly, verified proper operation for safety switch, verified proper sequence of operation, washed condensing coil. Thermostat checked out OK. System is within Manufacturers specifications, and heating and operating properly at this time of service.

After Diagnostic found unit going off on high limit performed temperature rise in range at 45 ordered from Howard under warranty sent estimate for repairs
Check out air conditioner for estimate on new unit. Unit is a 2021 model and appears in good shape. . 30 amp breaker was tripped, reset and unit ran ok. Recommend maintenance plan to confirm correct operation and amp draw.
Talked to client I was here last winter advised client we had to replace the parts to get the heater going. Client stated she will not spend $1000 on this unit. She wants to replace going to talk to her daughters. She will get back to us.
Heating service on 2017 American standard split system. Furnace is located in outside closet, filter is 20 x 25 and located within furnace cabinet. Changed out filter, cleared condensation line, verified proper operation for water, safety switch, cleared all electrical components, and burners of dust and debris, Verified proper sequence of operation, zero carbon monoxide detected, thermostat checked out OK. System is within manufacturers specifications and heating and operating properly at this time of service. Also schedule next maintenance appointment with member for June 29 between the hours of 2 PM – 5 PM

Arrived to remove and replace two landscape flood light fixtures, one located adjacent to the tennis court and the other mounted on a tree. Replaced one uplight positioned next to a tree in the backyard. Additionally, replaced five fluorescent bulbs in landscape fixtures for five floodlights.
Today’s annual maintenance consisted of one American standard up furnace located in the closet access I first began with replacing the filter on this unit to ensure proper airflow is circulating back to the system at minimum resistance, making sure there is minimum resistance ensures that the system is not overworking itself. I then make sure that the 1050 thermostat is properly operating and calling for a heat. I also updated the thermostat for the client. It had a software update and I assisted him with finalizing the update and ensuring that the thermostat is operating properly all of the heating sequence of operation successfully checked out on the unit confirming that there is a proper temperature supply and that the home is being warmed safely and efficiently to the desired temperature. I then cleared the condensation line efficiently to ensure that it is draining at this time of service. I cleared it a handful of times because the end of the exit point was covered with some dirt
Executed a heating maintenance on an upflow gas furnace and a split heat pump. Gas furnace executed the sequence of operation in heating. Documented temperature heat rise. Replace filters and cleared condensate drain line. Refrigerant circuit diagnostic on heat pump – good. Checked delta-T. Both systems are functioning according to manufacture specifications.
Maintenance for heat on two 4 ton American standard silver upflow heat pumps FAU located in the closet outside filters are two 20 x 25 inside of a filter rack. Condensation line cleared filters changed Honeywell thermostat working properly. Both systems came on checked FAU for mode of heat checked amperage checked outside unit checked fan motor capacitor and compressor amps both systems are working per manufacturer specification home is heating properly.

Performed a heating maintenance on 2025 American standard furnace, Filters located inside filter rack, fau located in closet upflow, changed filter, flushed condensation line through jones valve, on fau followed sequence of operation, checked for amperage and voltage, checked for blower speed, check for any loose connections, check for temperature rise, everything within range also cleared dust accumulated inside electrical component. System is working within specification in heating at the time of maintenance.
