Upon arrival system was on and heating up the house reaching 77° inside house. Tenant stated that system was taking a long time to turn on and before arriving system was up and running. Checked thermostat connections, as well as filter and coil and blower motor blower motor is starting to have a little bit of bacteria cycle system often on multiple times system kept turning on and heat mode and was reaching temperatures of 81° before leaving home at this time system house properly informed tenant that the problem consist may need to switch out thermostat. Called the homeowner and informed homeowner at this time. It is working properly. May need to switch out thermostat or do a blower motor clean out.
Today’s annual maintenance consisted of one furnace unit located in a closet access I began with replacing the filter to ensure that proper airflow is returning back to the unit at minimum restrictions. I then cleared the condensation line, ensuring it is properly draining at this time the amps on the unit checked out in good range ensuring there is a controlled voltage being used throughout the system and all of the heating sequence of operation successfully checked out, igniting the flame properly safely and ensuring that the gas pressures are incorrect range the temperature supply was also providing the correct desire temperature the thermostat properly called for heat turn the unit on. I replaced the batteries for the client as well because the batteries were low on the thermostat. Overall the system is operating to the manufacturer standards at this time of service.
Today’s annual maintenance consisted of two upflow furnaces located in two separate closets. One is a day and night furnace and the other is an American standard furnace. I began with clearing the condensation line on the system to ensure it is properly draining I cleared one of them via Jones valve. Each thermostat properly called for heat and turn the units on. Both of the amps for each system checked out in good range all of the heating sequence of operation successfully checked out on the day and night ensuring that the flame was ignited with the proper gas pressures and supplying the correct temperature to the home clients filters are washable, and he has taken care of having them washed. Overall both of these units are operating to the manufacturer standards and they are each warming the home successfully.
Today’s annual maintenance consisted of two mini splits connected to one system. I began with washing the filters for each system to ensure proper air flow is being distributed with minimal restrictions. I placed the temperature to 78, to ensure the remotes are properly calling for heat to the units. Each system properly reached the correct desired temperature supply. The surge protection is also still in good condition with a green light. Client also brought it to my attention the casings covering the lines are slightly warped from the sun and became loose. I re secured the coverings with some small nails to ensure the lines are properly being covered. Overall the two mini splits are properly operating to manufacture standards at this time of service.
Today’s annual maintenance consisted of one ream furnace located in the closet access I began with replacing the filter in the unit which ensures there is minimum resistance on the system and proper airflow is circling back to the unit. I then cleared the condensation line on the system, ensuring that it is properly draining. The amps checked out in good range and the temperature supply is also accurate ensuring that the Honeywell thermostat is probably calling for heat and turning the unit on all of the heating sequence of operation successfully checked out on the system and safely igniting the flame overall, the RAM furnace is operating to the manufacturer standards at this time of preventative maintenance.
Arrived at customer’s home to do a job walk for sub panel change out on 12/29. Took measurements of existing panel and will try to purchase another panel that would fit in its place.
Filter changed, condensation line cleared, heat pump working per specification, home is heating properly.
Performed a heating maintenance on,a American Standard package unit, changed filter, filter located on hallway ceiling, flushed condensation line, on unit check for amperage and voltage, followed sequence of operation, check for carbon monoxide, check for capacitor, check for temperature split, everything within range also clear out dust accumulated inside electrical component area and rinsed unit coil. System is working within specification in heating at the time of maintenance.

Performed a heating maintenance on a split heat pump. Executed static pressure/blower motor amp draw testing. Refrigerant circuit diagnostic – good. Documented Delta T. Replaced filters and cleared condensate drain line. System is servicing the home at the time of maintenance.
Arrived to troubleshoot a ceiling fan light that is not turning off. After inspecting the remote, I determined that the fan requires a new remote control and transmitter. I will order the necessary parts and return once the homeowner is available.
Arrived to secure the exterior wall sconces, which were hanging by the wires. The sconces had been previously removed for stucco repairs and were not reinstalled afterward.
