Appreciate the bi-annual service - bring back the ServiceTitan Tracking!

Efficient, limited interaction, helpful when I asked a question about the mini split. He was very pleasant and knowledgeable. The only thing I'd like to add is that you used to provide an EXCELLENT added service by including the track your technician via ServiceTitan. I found this to be VERY USEFUL because "on his way" text can mean 5 minutes or 90 minutes if he stops for lunch (which he should get - but let me track it so I can do errands or eat lunch too!)

Excellent and efficient service.

Frank showed up on time. Serviced the equipment quickly and efficiently. He recommended a shut off valve be installed. I will do so during my spring maintenance. Above and beyond his scope, he showed me a leak on the outdoor spigot. Thank you Frank.

Heating maintenance on two American standard platinum split systems with zoning. Furnaces are located in the garage and guest bedroom closet. Changed out 16 x 30 and 14 x 14 filter located in ceiling. Cleared all electrical components and burners of dust and debris, verified proper sequence of operation. Checked volts and amps, checked static pressures and temperature splits (cooling) check gas pressures, and temperature rise, monitored burners, and checked all safety/rollout switches. Recommended safety switch and Jones files for units, will send estimates. Input dealer code at thermostats, verified each zone is operating properly. Systems are within manufacturers specifications and heating and operating properly at this time of service. Gave Starbucks gift card and free electrical inspection coupon.

Came to property to perform a complementary electrical inspection. Found that two breakers inside main panel were not UL listed. Explain The issue with the breakers. She declined replacement at this time. Found that there is no whole home surge protection at main panel. Found that cold water was not bonded to hot water or gas. Today’s annual maintenance consisted of one American standard package unit on the roof. I began with replacing all three filters in the home to ensure proper air flow is being returned to the unit and creating proper air flow. I also made sure the thermostat is prowled calling for heat and turning the system on. The amps texted out in good range and the capacitor is also testing out good at this time of service. The temp supply is accurate and ensuring that all of the heating sequence of operations checked out good and successfully heated the home. Overall the package unit is operating properly at this time of service. Client also received the gift card for the month is October.

Discovered appliance cord with open splice behind original breaker panel. Informed customer of the issue and disconnected appliance cord from power source to remove fire hazard.

Bonded the gas line to the hot and cold water lines on the water heater. Installed and secured a grounding wire for the pool pump, and ran a grounding wire to bond the pool heater. Replaced the pool pump circuit breaker with an arc-fault breaker in accordance with code. Replaced the breaker in the subpanel with a UL-listed four-pole breaker. Troubleshot the backyard landscape lighting; identified a broken adapter for the low-voltage cables. Informed the homeowner of the issue; he stated we will order the replacement part and have us return to complete the repair. Additionally, he requested an estimate for removing and replacing four garage light fixtures with LED fixtures. The estimate was emailed for his review and to discuss with his husband.
