Performed heating maintenance on (2) 2014 Bryant 90% upflow condensing furnaces in separate inside closets. Replaced (2) 20x20 and 20x30 ceiling filters. Tested condensation pumps. Cleaned out burner compartments. Honeywell P200 and 3000 thermostats working properly. Heating sequence of operations was performed properly. Zero carbon monoxide detected. Checked amps, volts, heat rise, flame sensors, safeties, and limits. Both furnaces are heating safely and properly at time of maintenance.
Today’s annual maintenance consisted of one American standard package unit on the roof. I began with ensuring the filters in the home have been replaced. And the ecobee thermostat is properly calling for heat turning the system on. I then made sure that the amps in the system are checking out in good range confirming there’s a controlled voltage being used on the blower motor and that the capacitor is also testing in the correct range, the temperature supply is accurate ensuring that the home is being warm to the desire temperature. The condensation line is draining properly off the roof to the gutter. overall all of the heating sequence of operation successfully checked out, ensuring that this home is being warmed accurately, and safely overall this American standard package unit is operating to the manufacture standards at this time of preventative maintenance.
Homeowner has 3 ecobee thermostats for home and only the family room thermostat seems to be reading temperatures inaccurately, when they heat it to 73° it will jump to 77° and in cooling will drop down to. 68° when setpoint is in 70°s. Thermostat seems to overshoot. System turns on and off properly but noticed hot draft right into thermostat and found supply register pointing to thermostat causing sensor inside to read temperatures well out of range. Adjusted supply register to point away from thermostat. Recommended using Ecobee sensors instead of moving thermostat. Homeowner signed estimate. Will get with office to schedule me to return to install and setup/test sensors. They need it done within 2 weeks due to family coming down. Booked upcoming summer maintenance for Thursday, April 2nd from 12:30 PM - 3PM.
Arrived to diagnose a potential issue with the main breaker. During testing, I confirmed that the busbar was only receiving power on one leg of the main breaker. I observed discoloration and signs of deterioration on the busbar. I informed the homeowner that if we proceed with replacing the main breaker and any damage to the busbar is found, a complete panel upgrade may be necessary. Additionally, if the busbar behind the main is not fully damaged and we install a new main breaker, I cannot guarantee the long-term reliability of the panel. I strongly recommended upgrading the panel to prevent future issues.

Followed sequence of operations checked safety switches, gas valve, blower motor speeds, and flame sensors. Cleared out both condensation lines to drain properly. Both Honeywell thermostat checked operational reaching desired set point. Client renewed comfort plan. Booked client in advance for June 8th.

Attics a tight fit. Cleared condensation lines from FAU. Followed sequence of operations and checked inducer fan motor, blower motor amps and voltage, checked resistance across all safety and limit switches. Cleaned out burners furnace. Verified heating sequence of operations is working properly. Both 1050 thermostat checked out operational. Both systems are working properly in heating at this time of service
Dropped off permit and verified equipment is up to code and ready for inspection. Replaced 50amp fuses to a 60 amp fuse to match breaker and max rating on name plate.

Percision tune up on 5 ton air conditioning and heating system. Verified equipment is operational at this time. Washed coils, cleared drain lines. Equipment in poor condition well past life expectancy though is operational at this time. Recommend replacing fan motor, capacitors, and compressor saver kit to help extend life of compressor do to most common parts to fail and existing motor in poor condition. Attached repair options below.

Replaced 2) 16x25 filters located at filter cabinets. Followed sequence of operations and checked voltage, amperage, capacitors, temperature rise, Freon levels, and tested blower to 100% to check static pressures. Everything checked out in range. Sensi thermostat checked out operational. System is working properly in heating at this time of service. Renewed client to HFCP paid via CC and scheduled cooling maintenance with client on site.
