Today’s annual heating maintenance consisted of one up flow furnace located in the closet access on the side of the house. I ensure that the nest thermostat is properly calling for heat and turning the system on successfully. I then make sure that the filter was replaced. Replacing the filter on the system ensures that proper airflow is able to circulate back to the system at minimum resistance on the unit. All of the heating sequence of operation successfully checked out safely, igniting the flame on the system and providing the proper temperature supply check to ensure that the home is being warm to the desired temperature. The amps on the system are checking out safely in the correct range confirming there’s a controlled voltage being used throughout the system. Overall, this furnace is operating to the manufactured specs at this time of its prevent preventative heating maintenance.
Performed a heating maintenance on a heat pump air handler (technician notes). Replaced filter and cleared condensate drain line. Relocated blower capacitor to the front. Perform refrigerant circuit diagnostic. Documented temperature heat rise and blower motor amp draw. Examined evaporator coil and blower wheel. Cycled system in both heating and cooling. Thermostat – OK. System is servicing the home at the time of maintenance.
Gave customer estimate for replacing all landscape lighting around home. Back and front separate, and $400 discount added to front home work.
Set gas pressure to 3.6 and bypassed pressure switch to verify unit is operational. Went through all checks with tech support on transducer and pressure switch. Pressure switch is a positive pressure and is operating without hose from pressure switch to burner box. Per tech support it is operational at this time though they will use all information gathered on site today and get back to us with further instructions. Client to pay balance in full and is leaving tomorrow.
We replaced a Bosch package unit coil under warranty. We had to climb up 2 stories of ladders with all equipment, removed and reinstalled new coil, pressurized and charged with 410A refrigerant.

Performed a heating maintenance on a Goodman, gas furnace located in hallway closet. Check sequence of operations by checking out all electrical temperature. At this time system is heating up the house properly finish maintenance by explaining the great benefits of a hard start kit sent estimate via email.
Alert 6 flashes pressure switch aka burner pressure switch open. Equipment runs for min then kicks off. Adjusted gas pressure to 3.5 and same issue. Once flame starts very odd combustion sound in burner compartment. Checked burner compartment for air gap. Verified air intake is clear. Bypassed pressure switch and unit runs though very loud combustion inside burner box. Contacted Jim at us air. Will follow up Tuesday once we have information from tech support.
Hung three exterior sconces as per customer, but as I was finishing up he stated the he lost power to half his house. Once sconces were completed, I proceeded to perform a diagnostic on non op outlets/lights. Found that gfci on back porch was protecting the circuit and was not resetting. Put load wires on line side of gfci and replaced gfci to restore power and resolve issue. Customer stated that we can send him quote for landscape lighting at our convenience.
Installing 4 Ton York ton 13.4 SEER Gas Package unit and 37 Gallon lowboy hot water heater including outdoor electrical box.
Performed annual heating maintenance on a 2025 American Standard heat pump package unit. Replaced 20x25 filter located in hallway ceiling. No ladder is needed. Followed sequence of operations and checked voltage, amperage, capacitor, temperature rise, Freon levels, and secured all electrical connections. Client stated unit made a loud vibrating sound at start up but hasn’t done so recently, cycled equipment and noise was to normal operating standards. Informed client of iso pads and possible seismic springs if noise persists. Nest thermostat checked out okay. System is working properly in heating at this time of service. Scheduled cooling maintenance with client on site.
