This was part of Hyde’s yearly check up plan so I didn’t pay anything.
Executed a cooling maintenance on a Bosch package unit, located on the roof. Electrical components and motors function according to manufacture specifications. Refrigerant circuit diagnostic – good. Installed surge protector at disconnect box – paid via C C. System is cooling the home at the time of maintenance.
Performed annual cooling maintenance on a 2015 American Standard Platinum 4ton heat pump. FAU located in slopped roof attic access. Replaced 20x22 filter located in FAU. Condenser located on separate roof access. Followed sequence of operations and checked voltage, amperage, capacitors, hard start kit, temperature split, Freon levels, cleared condensation line, and rinsed condenser coils. Everything checked out in range. Honeywell 8000 thermostat checked out operational. System is working properly in cooling at this time of service.
Performed annual cooling maintenance on a 2020 American Standard Silver 3ton heat pump. Upflow FAU located in hallway closet. Replaced 14x30 filter located below FAU. Cleared condensation line from jones valve. Followed sequence of operations and checked voltage, amperage, 40/5uF capacitor measured at 38/4.9uF, checked temperature split, Freon levels, and rinsed condenser coils. Ecobee thermostat checked out operational. System is working properly in cooling at this time of service.
Performed annual cooling maintenance on a 2023 American standard platinum 4ton heat pump. Replaced 16x25 filter located in FAU filter cabinet. FAU located in laundry room closet. Followed sequence of operations and checked voltage, amperage, temperature split, Freon levels found no error codes on CDA, and rinsed condenser coils. 1050 thermostat checked out operational. System is working properly in cooling at this time of service. Client renewed HFCP, paid via CC
Upon arrival found all loads operational. Thermostat set for cool, indoor 84, setpoint 70. Found suction line with frost. Found 5” media filter completely restricted with drywall debris. Removed and replaced with new filter. Disconnected power to condenser until all frost and ice was melted. Inspected coil and it was completely thawed out. Powered condenser back on. Balanced charge about less than a pound of r410a. Vsat around 46 and line temps around 63, as long as filters are replaced regularly issue should not return. Locked up home and put key back in lock box,
Performed cooling maintenance on 2016 Lennox split heat pump, condenser on roof, extension ladder on second story apartment. Changed 20x24 filter with inside air handler filter rack. Tested condensation pump, working properly and wired for overflow shut off. Informed homeowner that condensation pumps have a life expectancy of about 10 years, could not determine age but in rough condition. Nest thermostat working properly. Performed cooling maintenance on 2018 Carrier 3-ton split system. Changed 16x25 filter with hallway closet furnace filter rack. Cleared condensation drain, terminates by condenser. Venstar thermostat working properly. Cleaned out electrical compartment. Rinsed down condenser coil. Checked amps, volts, capacitor, refrigerant charges and temperature split. Paid by check.
Insulation Installation Service: Installed attic insulation to reduce heat transfer and support HVAC efficiency. The home now stays cooler with less strain on the AC unit.
Electrical System Repairs: Diagnosed flickering lights and power surges. Replaced outdated wiring and upgraded components to improve system stability and prevent overloads.
Duct Sealing and Repair: Investigated inconsistent airflow and discovered leaks and gaps in the duct system. Sealed all compromised areas, significantly improving HVAC efficiency and enhancing indoor comfort.

Equipment in poor condition well past life expectancy and has multiple potential problems due to age. Home owner does not use air conditioning and keeps air conditioning off in summer.

Came to property to remove exterior sconces and outlet covers so the homeowner can have the home stuccoed. Will return to reinstall fixtures. When the stucco work is done.
