Comfort ac service on two packaged units and three split heat pumps. Fau located downstairs closet and two in the garage. Package units on roofs. Filters inside packaged units. Filters inside fau. All fau have condensate pumps. Replaced filters and washed coils. Checked all ac components and refrigerant levels. See pictures and drawing of home set up. Found air scrubber light out on new American standard system. Sent estimate on replacement bulb and cell.

Upon arrival turn the system on to cool and checked refrigerant levels. System had 55 psi. Found leak in both Schrader cores on reversing valve. Installed new Schrader cores in charge system back to manufacture specifications using 8 pounds of refrigerant. System is now cooling properly
A demand call hidden as a maintenance. Not able to figure it out. Given to James. NC
Executed a cooling maintenance on a split system (technician notes). Wash down condenser coil, washed air filter, cleared condensate drain line and cleaned circuit cabinet with CO2 tank. Refrigerant circuit diagnostic – good. Temperature split 23°. Capacitor – good. Running and starting amperage measured within manufacture specifications on all motors. Circuit safety check – no loose connections or burnt wires. Installed Jones valve. Client renewed club membership. Paid via C. C. System is cooling the home at the time of maintenance.

Service on 2004 equipment. Replaced filters, washed coils, cleared drain lines. Found bedroom system drain pan rusted and evaporator coil plugged, water has been leaking into electrical department also sighns of mold. Verified equipment is operational in cooling though advised is in very poor condition well past life expectancy. Fan motors are leaking oil, capacitors out of range. Equipment has multiple potential breakdowns due to age. Advised on options and rebates available for limited time. Highly recommend replacing equipment to avoid continuous costly breakdowns. Attention below attached estimate options.
Found mini split thermostat blank. Installed new AAA batteries and set time and day. Thermostat is now operating properly.
Performed heating maintenance on two 2020 American standard split heat pumps. Changed two 16 x 25 by one filters . Checked amps, volt, capacitor and start kit also cleaned electrical compartment. Check refrigerant levels, superheat,subcool and pressures.Flushed lines and cleaned coils.Both systems are heating properly.
Upon arrival found system calling for cool but only blower motor was operating. With further inspection system had error code L21 indicating system was off on low pressure switch. Reset system and checked refrigerant levels. System was low on refrigerant. Charge system back to manufacture specifications using 3 pounds of refrigerant. I also washed condensing unit and changed filter. System is now cooling properly.
Performed annual AC maintenance on 2014 day and night split system FAU located in Hall closet. Changed 20 x 25 by one filter located in filter rack. Checked amps, volt, capacitor and start kit. Checked refrigerant levels, superheat, subcool, line temperature and temperature split. Called client and informed him that his system is low on refrigerant client chose not to add refrigerant to the system.Cleaned coil and flushed line.See pic for refrigerant levels.
Comfort ac service on 2022 American standard heat pump. Fau located inside closet. Condenser located on north side of home. Replaced filter, flushed condensation line and washed coils. Blew out electrical compartment and checked cda. System properly running. Advised on whole house surge protection.
