Removed cover and installed customer provided water filter, unit compressor and fan are constantly running most likely indicating a refrigerant issue, no test port as it is a sealed system. Replacement is recommended due to cost of repair to replacement. Will send city quote for replacement and to add p trap in wall behind unit to stop the sewer gases from entering office.

Annual maintenance on two multi head mini splits, a single mini split, and two Amana s units. The systems are in great shape and running as they should here today. Adjusted the gas pressure to optimize the efficiency of the gas furnaces here today. Changed the filters and checked the refrigerant levels here today. The 4 ton multi head mini split was making a weird noise on start up so the fan blade was tightened up. The noise is gone now but the customer will keep an eye on it moving forward.

Arrived and completed a thorough evaluation of all plumbing inside the home. Checked all faucets for proper flow and no leaks. Checked all drains for proper draining and no leaks. Inspected all toilets for proper flush with no issues or leaks around base or tank. Inspected water heater for any signs of rust or leaks. Water heater is 3 years old and was flushed during visit. No signs of sediment. Did recommend a smart shutoff valve for water heater since it is in the attic. Customer isn’t interested at this time.

Service call for an emergency drain pan full of water. Technician found the upstairs system low on refrigerant causing the coil to freeze. A brief leak search was performed and no leaks were found here today. The history shows the system has been low for quite some time so 3 lbs of refrigerant was added here today. The system is running much more efficiently and right where the manufacturer wants it. The wire on the capacitor is still burnt up and in need of repair and two safety switches were installed on the emergency drain pans to prevent any water damage in the future.

Technicians arrived to find the outdoor unit in operable after further diagnosis technicians found condensing fan motor bearings had seized up, not allowing the fan to come on and inspected the system and found pastor contact or showing wear Technician recommended replacing the components homeowner went with the option to replace all components technician put on a new condensing fan motor with a one year part and labor warranty and installed a new capacitor that comes with a five-year parts warranty and a new contactor switch, which comes with a one year part and labor warranty System is operating as it should at this time

Technician arrived to perform a yearly friends and family club maintenance on a 2008 Goodman air conditioner technician checked averages, refrigerant levels, clean the coil check the contactor, capacitor flush the drain line and insured proper operation. Technician found that the compressor is over on startup and the unit does not have a secondary float switch technician presented options. Customer wants to wait until the unit dies before she replaces anything.

Today we completed your annual plumbing inspection that is included with your friends and family membership. As part of the membership, we also perform a water heater flush, but due to your water heater having a plastic drain valve, we do not recommend at this time. We also checked the incoming pressure to the house and found it was at 135 psi which is well over recommended pressure level went out to the meter to find no pressure reducing valve has been installed but has been on his neighbors next to him. Having excessive water pressure put a lot of extra all plumbing fixtures, supply lines, and rubber seats we recommend installing a pressure reducing valve at the meter to prevent any damage to plumbing fixtures. Customer states he isn’t noticing any plumbing issues at this time.
