The technicians performed a dryer vent cleaning. We ran our brush all the way through from the roof access to the dryer. We got it all cleaned out and ready to go.
Arrived to clean out full of water indicating clogged main line, ran line with sewer machine and pulled back large amount of roots. Ran camera and located the line break and advised customer. He said it happens every two years or so. Will provide estimate to spot repair line. Verified line is open by watching everything flushed run by clean out everything is draining properly at this time. Line is 1 foot 11 deep at line break. Would be able to hand dig.
Technician arrived to perform a yearly friends and family club furnace maintenance on a 2017 Lennox furnace. Technician adjusted gas pressure, checked amps, checked static pressure, checked temperature differential, cleaned flame sensor, changed filters and insured proper operation. Technician noticed bacterial growth on the condensate lines and dirt in the ductwork and built options on getting it cleaned and sanitized. Recommendations have been emailed to the customer for further review. System is heating properly at this time.
Technician arrived to perform a yearly maintenance on a 2007 system technician checked amps igniters bearings, gas pressure, clean the flame sensor and overall health of the system. Technician found that the ductwork is starting to get dirty. Homeowner had mentioned she has never had them cleaned, presented options to her, she will talk with her son tonight and I will follow up tomorrow afternoon .

Technician found that the igniter on the downstairs system is super worn and prone to premature cracks and failure as well as the duck is extremely dirty Presented options. Homeowner will talk to his wife when she gets home from being out of town and make a decision.
Today we completed your annual plumbing inspection and water heater flush. The home has two hot water systems. There is a water heater on the left side of the garage and a water heater on the right side of the garage. The unit on the right has a build date of 2022, making it two years old. The unit on the left has a bill date of 2005 making it 19 years old. we completed the flush on the newer unit. Don’t recommend flushing the left unit due to age, there is a higher risk of causing a leak on units that old. Due to the age of the left unit I recommend installing a water sensing supply shut off that will automatically shut the water off to unit if a leak is detected minimizing water damage. Did a visual inspection of all external plumbing and found no corrosion or signs of leaks on any fixture. Customer states they just moved in and haven’t experienced any plumbing issues at time of inspection. Customer wanted a quote on replacing the dryer vent in the attic will include that in an email
Technician arrived to perform a factory furnace startup on a 2024 installed Amana technician adjusted gas pressure and insured that all the motors and components were within factory. System is heating and cooling great at this time.
For this job, Technicians performed a single system A/C maintenance tune up on a 1 year old Goodman system. Technicians checked all safety devices and components that are in use during the A/C season. Technicians found the indoor blower motor capacitor is weak reading 14.6 out of 20 which is out of spec. Technician made options for repairs. System is working at this time. Customer is packing up to move to a different house if he rents the house out he will do the repair if he sales he won’t.

Fill valve in master toilet isn’t working properly. Replaced fill valve. Arrived and completed a thorough evaluation of all plumbing inside the home. Checked all faucets for proper flow and no leaks. Checked all drains for proper draining and no leaks. Inspected all toilets for proper flush with no issues or leaks around base or tank. Inspected water heater for any signs of rust or leaks.
Replaced kitchen sink and faucet. Reconnected drains and confirmed proper function and no leaks. Replaced toilet in hall bath. Sink was wrong size and will have to order correct size. We will also come back once customer has cleaned master bathroom and contacted us letting us know it’s clean and ready for work. Replaced gas shut off behind dryer as well during visit. Returned to replace toilet in master bathroom. Customer wanted the master bathroom faucet replaced but the sink was also rotted out. Picked up a new one. Replaced sink and faucet in master bathroom. Verified no leaks after work completed.
Provided customer an estimate to replace kitchen sink, faucet, with new supply lines. Replace two toilets with wax ring and supply lines. Replace bathroom sink, and faucet with new supply lines in hall bathroom. Replace lavatory faucet with supply lines in master bathroom. Total estimate cost 2,508.01
Arrived and got pictures of gas line and where customer is wanting to put generator. Will get with Cody on pricing and email over estimate in the morning. Electricians will be here tomorrow to set generator and run electric. Need to return Wednesday to run gas and hook up generator. Arrived and ran gas from kick in up and over to generator. Installed new shutoff and sediment trap as well as gas flex. Once ong turns gas back on we will return to fire up and program generator. Turned on gas to unit and Activated and tested generator and automatic transfer switch. Everything tested good and is running as it should.
HVAC System Repairs: Replaced a faulty reversing valve for efficient heating and cooling.
Arrived to perform a friends and family air conditioning maintenance upon inspection. The technician found that the air conditioner is overcharged with refrigerant with the system being overcharged the unit has to work harder to compress the refrigerant, as well as cool it down. The system will wear out prematurely, and the unit will run more when it is hot outside. The technician also found that there is a lack of return plenums, causing the blower motor to have to work harder to pull air from the home as well as the supply. Plenum is too small not allowing the airflow to distribute properly and evenly. The technician recommends, adding to return plenums, as well as replacing the supply Plenum, and pulling some refrigerant from the system to balance the charge correctly and help the unit run as designed. Will return Monday the 15th to install one new 21 inch wide supply Plenum with proper height install new duct takeoffs as well as install two new 16 x 25 return plenums with 1 12 inch
