Technician arrived to perform a yearly friends and family club furnace maintenance on a 2008 Concord furnace. Technician adjusted gas pressure, checked amps, checked static pressure, checked temperature differential, cleaned flame sensor, changed filter and insured proper operation. When starting the furnace, the inducer motor bearings were very loud and technician made estimates for the customer on getting it replaced. Technician also noticed dirty ductwork while changing the filter and made estimates on getting the ductwork cleaned and sanitized. Customer did not want to move forward with any estimates at this time, but they have been emailed to her. System is heating properly.
Technician arrived to perform a second opinion on a commercial business technician found the north systems rollout, which was in fact dropping out as well as the south east rooftop unit has a compromise heat exchanger also found the east units inducer motor bearings were failing as well as a faulty control board that would sometimes kick the heat on sometimes wouldn’t technician also inspected the lobby unit and found that the heat exchanger has a giant hole technician shut off the gas to the unit per company policy and informed the building occupants. They will review the estimates and let us know which route they wanna go will email the estimates and go from there.

Technician found no issues with the units mechanically that the ductwork is getting dirty. Homeowner wants to pass for now due to just buying a home.
Technician arrived on report of the furnace Not kicking on after further diagnosis technician found with the gas valve was left off. Technician switched on and insured proper operation. Also, the initial burn off system is heating properly at this time.

Technician adjusted gas pressures, checked amps, checked static pressures, checked temperature differential, cleaned flame sensors, changed filters and insured proper operation. Technician also checked cleanliness of the mini split and insured proper operation of that as well . While changing filters, technician noticed dirty ductwork and made options on cleaning and sanitation. Customer did not want to move forward with any recommendations at this time, but they have been emailed to the customer. All systems are heating as they should.
Maintenance on a 2008 carrier high efficiency furnace. The system is in pretty good shape for its age. The hot surface igniter is looking pretty rough and the evaporator coil is missing a wet switch to protect the system and home from any water damage due to a backed up drain. The system is running and heating as it should here today.
Arrived and drained existing 40 gal gas water heater. Pulled from closet and reworked water lines. Installed new ball valve, hammer arrestors, supply lines, and expansion tank. Set new heater and hooked up water. Turned on and bled air from lines inside home. Hooked up gas with sediment trap and new supply line. Lit water heater and informed customer they should have hot water in roughly 45-60 minutes.
Technician preformed dryer vent cleaning. We ran our brush through the pipe made sure we got all the lent out. As well we made sure we cleaned out the back of the dryer.
Arrived and completed a thorough evaluation of all plumbing inside the home. Checked all faucets for proper flow and no leaks. Checked all drains for proper draining and no leaks. Inspected all toilets for proper flush with no issues or leaks around base or tank. Inspected water heater for any signs of rust or leaks. Water heater is 6 years old and was flushed during visit. Also discussed with customer that there wasn’t any leak detection for water heater. Discussed and qouted our leak detection device and customer accepted. Shut off water to water heater and installed shut off device. Turned water back on and confirmed proper function and no leaks.
Annual maintenance on three high efficiency two stage 2018 Trane furnaces. The systems are in great shape and running as they should. One system was missing a safety switch on the evaporator coil so that was added today for protection of the home and equipment from any water damage. The customer also complained of a musty smell in the master bedroom so a air scrubber was added to the system to tackle that Oder and kill any type of mold or bacteria that could be in the supply plenum or evaporator coil. All three systems are ready for the winter months ahead.
For this job, Technician performed a single system furnace maintenance tune up on a 13 year old Trane system. Technician checked all safety devices and components that are in use during the furnace season. Technician found the system is working at this time. Technician found the dryer vent ducting is super dirty and in need of cleaning. Technician made several options for repairs. System works great at this time.
Annual furnace maintenance on a 2013 train 80% single stage. The system is in pretty good shape for its age. The blower motor bearings are loose and the hot surface igniter is in bad shape but the rest of the system is running and working as it should. All the amp draws and temperature differentials are within the manufactures specifications. The gas pressure was high upon arrival but adjusted down to the correct level. The system is running as it should at this time.

The technicians performed a duct cleaning. We went to each individual supply and return boot and ran a brush through them, and vacuumed the out, as well as sanitized the duct system, strapped up the plenum and resealed it and cleaned out the dryer vent. Everything is set and ready to go. Ashlin said we would get the payment Monday.
