I returned to install a condensate neutralizer pump. I proceeded to disassemble the defective condensate pump. Clean and prepare the work area. I proceeded to install the new condensate neutralizer pump NBT-400P. I concluded with the installation of the new condensate pump NBT-400P. I inserted the neutralizer pellets in the new pump. Add clean water in ml new condensate pump. The pump discharged the water correctly. Concludes with the installation of the new condensate pump NBT-400P. Next I proceeded to do the heater exchanger cleaning in the WeilMclain Ultra high efficiency boiler. Disassemble the front cover of the heater exchange. I proceeded to clean with a metal brush and suck the dirty h the cardboard residues of the heater exchanger with the vacuum. I cleaned, cleaned and shone the heater exchanger of this unit. Completed maintenance on 4 central a/c systems 3 daikin units and 1 carrier system. There are 5 systems total in the home. The 1st floor system air handler is located in the nanny‘s quarter’s above the ceiling. 2nd, 3rd and 4th fl air handlers are located in hallways above the ceiling. The last air handler is located on the top floor closet above the ceiling. The 1st floor system and the 2nd floor system are older r-22 units. The 2nd floor system is low on r-22 refrigerant this system is outdated and past it’s life expectancy system needs replacement. On arrival the 1st floor system was not operating properly the indoor unit was blowing air but not cold. Found the breaker to the condenser on the roof was tripped. the breaker panel is located on the roof near the condensers. All operations and pressures were checked and all outdoor condenser coils were washed with a hose there is water access on the roof near roof access door. All units besides the 2nd floor system are operating
Return to replace compressor for system that serves the bedroom area. Reclaimed all of the refrigerant from the system removed compressor and installed a new compressor under warranty. System was pressurized with nitrogen and no leaks were present. pulled a vacuum and recharged system to factory charge with 9lbs 5 oz of 410a. Ran system and monitored pressures. Supply temperature is around 50 degrees with a return temperature of 74 degrees. Unit is operating properly repair is completed.
