Preform maintenance on dunkirk single zone gas water boiler: * shut power to system at arrival * removed boiler cover door * Removed hot surface igniter and inspected- showing signs of ware * brushed and cleaned condensate trap on boiler and flushed with fresh water * tested system condensate pump and discharge line and cleaned * disconnected fresh air intake and confirm clean and clear with no debris- reconnected and secured * test and check system expansion tank (60), air vent, water feed and back flow and relief valve- okay * confirm boiler pressure is normal * secured and inspected all electrical wiring, components and connections * inspected flue and fresh air intake venting * vacuumed and dusted out inside boiler cabinet and components, boiler jacket and piping clean and clear * return power to boiler * call for heating on Honeywell T4- thermostat- system goes through normal sequence of operations and fires properly * monitor system operations, inspected flames, boiler pressure

Refrigerant Customer is aware his system has a leak. System was charged with 1lbs 15oz of R-410A refrigerant. Customer is having the same issue with system loosing refrigerant charge. Customer agreed to adjust R-410A refrigerant. Customer is aware that a follow up is needed in 30-90 days to identify the source of leak. From dye testing that was conducted on 07/22/2025. Inspected system with UV light. Search was inconclusive more time is still required. Customer understand that there’s absolutely no warranty or refunds on lost/ leaked refrigerant. Customer assumes all risks of refrigerant costs until a leak has been identified and repaired fully. It was also explained that there’s no guarantee on how long refrigerant that was added may last. Refrigerant charge was adjusted to normal operation. Completed a/c maintenance on an old r-22 system this unit is low on refrigerant and needs to be replaced system is past it’s life expectancy and in poor condition. Customer is looking for a project manager to come out to quote a new system replacement. Chemically cleaned evaporator coil. Inspected blower compartment and primary drain pan. Treated and cleared all drain lines,traps and tested all condensate pumps. Brushed and cleaned all electrical cabinets and tighten and secured all electrical connections on both inside and outdoor units. Tested all safety switches all in working condition. Filter was recently replaced 16x25x1 Chemically cleaned outdoor condenser and checked operations and refrigerant pressures. Tested all electrical voltage, capacitors, and amperage on all motors and compressors. Dye testing Refrigerant Upon arrival spoke with customer via telephone. Customer is explaining that over the weekend he found evaporator coil frozen. Customer is aware his system has a leak. System was charged with 3lbs of R-410A refrigerant 2 months prior to today’s visit. Customer is having the same issue with system loosing refrigerant charge. Explained to customer on steps we can take to identify a refrigerant leak within the system. Customer agreed to have dye testing done as well as adjust refrigerant charge once more. Dye was added and 3lbs of R-410A refrigerant. Customer is aware that a follow up is needed in 30-90 days to identify the source of leak.
