Great Technician

Very pleased with this technician's manner and work. Unlike tech last spring, he put on booties when he came into the house. Also cleaned filters which last tech did not. Spent much longer doing the work which leads me to believe last tech did very little during the spring maintenance.

Tech found screw in fan orifice was not in place but just below screw hole. Causing fan blade to hit it when slowing down, tech secured and ensured tight connection. Fan blade is no longer hitting orifice

Tech washed and serviced unit. Tech found compressor testing in the caution. Tech recommended Hard Start Kit to preserve the life of the compressor. Customer would like to wait until next month to install Hard start. tech also found evap coil rusted and corroded. Tech found no leaks at this time. The system is up and running with a Delta T of 20.

Customer stated system was freezing up, tech found system slightly low on refrigerant. Tech leak searched entire system and was unable to pinpoint any leaks tech recommended leak freeze customer approved. Tech charged system with 1lb of 410a system is now operating properly at this time.

Performed CMA Full Service on 2 Roof Top Package Units. Both systems are cooling properly. All electrical tested to spec except for the outdoor fan capacitor for RTU 3. It tested weak. No other challenges present at this time. Filters changed, inside and outside coils washed and rinsed. Estimate built for Siteworks to review. Tech attempted to call Melissa D’Andrea and was unable to reach her. Voice mail left.

Tech replaced plastic fan oriface under full warranty. Installed foam tape between new plastic oriface and gray painted metal. Used 3/8 screws to secure. Recorded video afterwards. Recorded amp draws and refrigerant pressures. After 10 minutes, tech still does not have Y2 at tstat wires. System running in low stage cooling. Humidifier is disconnected and no longer in use. Tech found only 5 wires spliced together at splice in tstat wire in crawlspace. Tech spliced all wires in crawlspace and got system back running in second stage. Tested without issue. Install warranty.

Tech found low airflow in the house and found system running but compressor was extremely noisy and head pressure was high. Evaporator and condenser coils were dirty, compressor amps were high, blower motor was dirty. Capacitor terminals were corroded, and connections are starting to melt. Tech found compressor failed Megohm test indicated that is going to short to ground in the near future. Tech found multiple branch lines had holes, supply trunk has a large hole, return line is laying on the ground under supply line and is leaking as well. Tech recommends replacing unit and ductwork due to age and condition of equipment. Data tag is worn but estimated age range is 25 to 30 years old, average life span is 15 years. Tech added quotes for replacing compressor, capacitor, hard start, tune up and repairing connections. This quote would not include ductwork repair. Customer only comes here a few times per year and are leaving Tuesday. Customer also has home warranty company.

Tech washed and serviced unit and found no challenges at this time unit is up and cooling with a delta t of 24. Unit is only 2 years old no recommendations at this time.

Staff on site reported break room smelling very bad early in the morning, and smell dissipates throughout the day. Tech cannot smell anything unusual. Tech pulled fresh air intake off return plenum and pulled blower housing out of air handler. Tech saw nothing at all inside fresh air intake, return, or supply plenum. Got pictures. Tech thoroughly soaked both sides of indoor coil with triple D cleaner, rinsed both sides throughly with water and flushed drain with water. Reassembled system and started it up. Tech can still not smell anything unusual. Replaced filters.

Tech preformed CMA FILTER CHANGE on 4 Gas Package Units. Tech also found that the crawl space doors were open and found dead animal on door. Tech did remove dead animal and disposed of it, and closed crawl space door. Tech recommends keeping crawl space door shut and secure to prevent animals from getting in crawl space and potentially damaging ductwork. Tech has attached FILTER CHANGE REPORTS to invoice along with pictures.

Tech called customer on arrival who was not home. Customer reported outdoor fan making a rattle sound, but it goes away when pressing on fan grille. Tech recorded video of noise. Tech also found front coil louvre not seated in its slot. Tech properly seated coil louvre and ensured screws are not loose. Confirmed rattle is coming from outdoor fan oriface shroud rattling plastic on metal. Tech found 3 of 4 metal rivets tight and 1 of 4 rivets has about 1/4” of play. Tech added an isolator pad between plastic fan shroud and metal top panel and recorded video of sound afterwards. It is much quieter and fan sounds normal while operating. Tech called customer back and reported findings. Customer asked if we are going to replace the fan shroud. Tech responded that we have solved the issue with the isolator pad. Tech let customer know that we will give him a call back about fan shroud. Tech suspects no further challenges with top panel or fan shroud. Install warranty.
