Great Technician

Very pleased with this technician's manner and work. Unlike tech last spring, he put on booties when he came into the house. Also cleaned filters which last tech did not. Spent much longer doing the work which leads me to believe last tech did very little during the spring maintenance.

No smell was found upon arrival. System is cooling as it should, checked dip switches to assure dehumidification is on, crawlspace is encapsulated, and ducts are secured. Costumer did stated that the P-trap was clogged up, which he removed and straight piped it, p-trap is recommended to be placed back on for proper draining. Insulation around the drain pan did have indications of water due to the trap being clogged which will cause a humid smell. Costumer was informed of the findings. Costumer was told to call us back if the humid smell continues. Tech did recommend a UV light for bacterial growth control, costumer would like to wait for now unless the smell continues.

Tech found RHEEM gas pack not cooling due to a failed 40/5uf dual run capacitor. Customer approved replacing capacitor. Side panels and condenser louvres of unit cannot be fully removed to inspect evaporator or heat exchanger due to brick mortar being right up against unit on both sides. Tech recommends removing mortar between last brick and unit so unit can be properly serviced. After replacing capacitor, tech found head pressure excessively high at 525 psi after ten minutes of runtime. Tech highly recommends cleaning the condenser. Customer approved condenser cleaning. After cleaning condenser thoroughly, head pressure dropped dramatically. 538 head pressure before. 280 after. Customer put card on file for 1 system MPA. First visit in 6 months.

Tech performed ESA on 1 system. Techs leak detector detected a leak on the evaporator coil. Tech called supervisor and Bryce is scheduled to come out Monday morning at 10:30. Technician also noticed water on floor above secondary drain pan (pan is not in good condition), upon further inspection, tech discovered that the drain line was not cemented together and that was a part of the drain problem along with the drain was clogged. Tech installed union and flushed out line, poured water into drain pan and didn’t see any water dripping. Technician informed homeowner to keep her eye on it and inform Bryce on Monday if she’s noticed anymore water coming out. On condenser, technician found compressor capacitor testing weak at 34.8 rated for 40 MFD +-6%. Tech recommended replacement, homeowner declined today but will more than likely have it replaced before too long. Technician also mentioned hard start kits - systems startup amperage was around 32 before dropping down to 7 amps. Tech left es

Tech performED ESA on 1 system. Techs leak detector detected leak on evaporator coil, tech called supervisor, Bryce is on site. Delta T sitting around 15 degrees. Fan motor is amping at 1.43 rated for 1.5 so amping somewhat towards higher end of threshold. Tech also found sewage issue under moms part of home. Homeowner paid for PTU via card. System powered on upon departure.

Upon arrival tech was informed system was not cooling. Tech inspected system and found dual run capacitor failed at condenser. Replaced with turbo capacitor and system started up and it back operating at this time.

Upon arrival tech was informed system was not cooling anymore. Tech found system completely void of Freon. Pressure tested with nitrogen and found leak on discharge line where it tees into condenser coil. Repaired leak and pressure tested system again with no further leaks. Pulled vacuum and charged system with 9lbs and 8oz of R410A. Tech attempted to adjust belt for blower motor but was to worn and had to replace with new belt. Tech installed 2-20x30x1 filters but will need to return with 2-20x30x2 filters. Performed full CMA at the end with no further challenges. System is back operating at this time.
