Found the water of the wet insulation on the inside of the system around the drain pan slowly dripping down thru the return plenum. Drain pan is clear of any obstructions as well as the drain trap, no cracks found, system is draining as it should. tech vacuumed out the remaining water from the insulation as best as possible. Previous tech did stated that there could be some water that may be coming down during the last visit until it dries up good. Service warranty.

-Customer states outside unit not running. -Observed thermostats working but no status light on condenser unit. -Found secondary drain line float switch tripped and water present, cutting 24 V on R circuit to entire system. Suspect system pulling negative pressure on drain line due to no vent installed on drain line. Recommended to install EZ Trap on drain line to properly vent drain and service drain line & pan. -Customer approved addition of EZ Trap. Installed trap, cleaned drain pan, cleared drain line with compressed nitrogen. Added algae tabs to drain pan and flushed drain/primed trap with one gallon of water. -No charge for service call per clerical error on premium customer. Billing for installation of EZ Trap.

Error 89 was a communication fault due to outdoor unit breaker tripped. Different error than last visit. System was running upon departure a few days ago. Tech found hard start capacitor failed and ruptured inside panel. Tech replaced start kit for testing purposes. Customer says plumbing company was out recently and messed with breakers to sit off well pump. Says that is when outdoor unit “went crazy” and shut off. After replacing start kit for testing, system went directly into high stage. High stage compressor is running at 10.1 amps. It is rated at 13.7 amps. Tech cycled line voltage again and pressed in low stage contactor. Outdoor unit breaker tripped immediately. Tech found low stage compressor with direct short to ground. To get low stage running, we would need a new non-warranty low stage R410a compressor and 25uf capacitor. Left leads unplugged and isolated with electrical tape. High stage compressor megged green. Ran correctly in high stage after replacing start kit fo

-Observed loud hum from gas furnace blower motor. Found that motor spins relatively freely but was hot to the touch and does not operate. Blower motor capacitor tested within spec. -Gas Furnace is 1988 Bryant system. Condenser and evaporator coil are 2014/2015. Blower motor would likely be a special order; dual shaft type motor. -Recommend field supervisor to contact customer to present options for repair versus replacement. Unsure of lead times for motor, new furnace etc. Call performed on Saturday night. No field supervisor available, customer should expect contact sometime Monday.

Upon arrival tech found GP #2 dripping water inside. Inspected system and found the drain clogged cause it to overflow in system. Cleaned out trap and it began draining properly. Informed customer they should switch to 2x per year maintenance to keep this from happening again. Also told them there would be some residual dripping until wet spots are able to dry.

Upon arrival tech was informed downstairs system was not cooling. Tech inspected system and found compressor not running. Checked capacitor and found it failed. Replaced with new 40mfd capacitor and compressor came back on. Homeowner refused to write check without a paper invoice being mailed out. System is back operational at this time.

Tech found coil extremely frozen. Tech read in history in 2019 we had to had leak freeze and added 2lbs of r22. Tech believes there is a leak will return next day to further when system deiced. Tech informed tenants to not run cooling only fan. Tech returned and found leak at evaporator coil. Due to age and cost of repairs tech recommends replacing. System left the thermostat in the off position and fan on at thermostat and breaker for condenser off.
