Downstairs package system. Found a shorted/failed variable speed blower motor, system is under 2 year warranty. We would need to order the indoor variable speed motor with module under 2 year warranty. Contact the customer once the part arrives. Motor can still be replaced if customer is not home for any reason.
Found a failed ECM variable speed blower motor. 2016 system out of warranty to the current homeowners. Package heat pump. Customer is going on vacation and is going to be back within a week or so. Customer requested an estimate for replacement vs repair on the system. We would need to schedule out a field supervisor to provide a solution once the customer returns from vacation which will be around the 25th of this month. System is currently down.
Performed PSA maintenance. Tech found compressor not shifting from first to second stage properly. Blower control board (not defrost board) is wired to compressor solenoid. Board is sending 12 volts AC and 22 volts DC to compressor solenoid all the time regardless of whether or not Y2 is calling. Did see compressor shift to high stage once, but not consistently. Tech recommends replacing blower control board. Please order board. Extended Premium maintenance.
Tech serviced and cleaned units. Tech found bacterial growth on downstairs blower. Tech pulled and cleaned. Downstairs evaporator coil is showing signs of rust already but tech could not find a consistent leak. Tech also found green thermostat wire exposed. Tech faced no other challenges this visit. Both units are heating and cooling efficiently. Tech recommends plasma air to reduce bacteria growth in the future.
Tech serviced and cleaned unit. Tech found evaporator coil to be severely rusted. Tech couldn’t not find a consistent leak. Tech also found compressor capacitor reading at 25.86/30. Tech recommended turbo capacitor. Customer approved. Unit is heating and cooling efficiently.
Tech serviced and cleaned unit. Tech found upstairs uv bulb burnt out. Tech found evaporator coil upstairs severely rusted but could not find any leaks. Tech performed maintenance on Goodman gas pack. Found no issues with system in heating or cooling. Tech left filter and pens underneath carport where wind won't blow them away. Customer has her bank set up to mail check for PSA biannually. Customer confirmed she wants to continue that arrangement. Her bank ships check around March 20. Put agreement on invoice.
Tech found variable speed blower receiving power but not running due to a failed blower. System is 12 years old and due to price of repair, tech recommends replacement. Field supervisor notified.
Tech performed PSA cleaning on two 5 year old split systems. 30 year old split system for the basement is not on the maintenance. Customer reports upstairs system overheated to 74 degrees when set on 68 and is now set on cooling on 67 and won't go below 70. Tech found condenser WA2F in hard lockout. Tech reset upstairs system to clear lockout and system ran correctly in the cooling mode. Switched to heat and system tripped low pressure switch immediately. Tech diagnosed failed/shut down outdoor heating mode TXV. Condenser model and serial number is correct in ServiceTitan. System is 5 years old. Quoted warranty TXV price. During maintenance, tech noticed basement thermostat calling for cooling, but older outdoor unit not running. Tech quoted $87 plus tax to diagnose older system. Customer approved diagnosing older system. Tech found system void of 6 lbs 3 oz of R22 refrigerant. Breaker that feeds outdoor unit disconnect is tripped. Tech added nitrogen but did not find any obvious l
Upon arrival tech found blower not running with heat call. Found G circuit only had 8 volts with G call. Verified no issue with thermostat, thermostat wire is shorted and needs to be replaced. Also verified no issue with blower operation when jumped out. There are no extra wires available in existing wire to use. Gave estimate to customer on new wire, informed office to have service manager call Monday morning. Also confirm soonest availability for repair. No house call fee per recent maintenance.
Tech replaced an indoor evaporator coil under manufacturer warranty. Original indoor coil was positioned the incorrect direction. Tech used the existing indoor TXV on the new evaporator coil and positioned the evaporator coil to its corresponding direction. Pressure tested and evacuated the system below 500 microns. No further leaks detected. Factory charged the system with R410a refrigerant. System is back operating normally and corrected the ecobee threshold settings.
Tech washed and serviced unit, found no challenges at this time. Unit is operating properly holding a delta T of 22 and upstairs has a delta T of 21. Replaced a 20x20 and a 20x25. Customer renewed 2 system PSA.
Tech found gas pack tripped on inducer pressure switch. Inducer motor was running, but inducer port was clogged preventing pressure switch from closing. Tech clear inducer port and recommended ESA as regular maintenance would have prevented this.
