Performed ESA maintenance on (1) Trane Split Heat Pump. Customer is selling home, and inspector had concerns with thermostat reading incorrectly. Verified thermostat is reading proper temperature. Uploaded pictures. Tech found supply plenum tape loose in some areas causing small amount of air to escape. Re-sealed areas of concern. System is cooling with a changeover of 19 operating properly. Inspector also had concerns with outdoor fan motor surface rust. Verified fan motor and all other components are operating well within amp draw specs. No oil leakage and bearings are quiet. Normal outside wear is present due to weather, but not a concern with operation.
Upon arrival homeowner stated downstairs system is down. Tech found shorted compressor, homeowner also stated upstairs system is down as well. Informed homeowner of history for the upstairs system. Tech found dead dual run capacitor as was stated last visit. Also found ants in contactor and was shorted. Tech got approval for upstairs repairs (capacitor, contactor). Downstairs system is down, tech made estimate for downstairs compressor, also informed homeowner upstairs system is not going to be able to keep up due to downstairs system being down. Upstairs system is currently cooling the best it can.
Customer reported upstairs system not cooling. Outdoor fan was not turning. He cycled power and now it's running, but not keeping up. Tech checked amp draws and pressures at outdoor unit. Found low superheat. Increased blower speed from low to high. Found 35/5uf dual capacitor weak reading 20.7uf on HERM and 4.62uf on HERM side. Customer needs to discuss capacitor with family and call back to reschedule next week. Emailed quote to return to replace capacitor. System is running. Drain is clear.

Tech found a failed capacitor preventing compressor from starting. Tech replaced capacitor and found system operating properly, but noticed unit is low on charge based on superheat and subcooling. Tech also noticed oil around suction schrader. Tech informed customer that unit will be able to cool but will not be efficient. Tech also informed customer that maintenance is needed and recommends ESA. Tech also noted rust in drain pan that can cause frequent drain clogs. Tech verified system is draining properly at this time.
Tech washed and serviced unit and found no challenges at this time. Customer invested in PSA 1 system.
(UPSTAIRS) FOUND LOW VOLTAGE FUSE BLOWN. REPLACED FUSE AND CYCLED SYSTEM WITH NO CHALLENGES. FOUND CONDENSER COILS COMPLETELY CLOGGED CAUSING HIGH AMP DRAW/HEAD PRESSURE. CLEANED COILS TO GET SYSTEM BACK TO SPECS. INVESTED IN MPA (2) SYSTEMS. SCHEDULE 1ST VISIT IN 6 MONTHS.

Tech returned to drop off 24x24x1 filter
-Found no reading present on dual run capacitor. Compressor and outdoor fan sides read zero. Confirmed findings by replacing with new capacitors. Recommended installing 5 and 45 mfd capacitor. Provided estimate for replacement of dual run capacitor $322.61. Customer approved repair.
Performed ESA, no issues at todays visit. Unit is brand new, tech cleaned and serviced system. Need to drop off 24x24x1 filter when we are back in the area.
Tech found line voltage screw terminal on the bottom of 2 pole 40 compressor contactor burned up. Contactor will need to be replaced to get power back to compressor. Tech also found 7.5uf blower motor capacitor reading 1.8uf and 1/3 hp 1075 blower motor overamping and hot to the touch. Blower did not start the second time without hand spinning. Tech replaced contactor for testing and found compressor overamping and making a very loud noise like a tractor. See video. Tech let customer and Mr Johnie know of findings. Caleb is running mandatory.
