Customer was concerned about filter notification on T stat tech informed that it is normal for notification to display after 30 days tech reset no further issues.

Water leak is on the opposite side of where the airhandler is at. Tech found the auxiliary drain pan dry, but with rust, tech did not see any rust thru spots on the aux drain pan. Water is present above the ceiling near the shower. Water is leaking thru the roof, pictures and video are on file and will be sent to the homeowner. Homeowner wanted a price to replace the AuX drain pan for the unit, Aux drain pan measurements 48x27. Quoted $1669.16+tax (2 techs needed and AuX drain pan). Homeowner will call the office once a decision has been made about the drain pan. Homeowner contacted a roofer to fix the water leak. Water marks at the airhandler have been present since last visit, no overflow switch was found during the last visit and recommended/installed a float switch and cleared the drain pan from blocking off the aux drain an drain line. Costumer wants a copy of the invoice from last visit(April).

Performed ESA, upon arrival tech found a leak in the evaporator coil and failed TXV. Tech spoke with a field supervisor and will be out here shortly for a mandatory.

Tech found system not cooling due to failed 35/7.5uf dual capacitor and start kit. 35 side is reading 6uf and start capacitor is reading 0 uF. Tech quoted $746.26 after tax and 15% PSA discount for both repairs and trip charge. (Same issue that was documented during maintenance visit and declined then). Customer was $40 short of funds after trip charge. Tech waived trip charge and collected for repairs. System is back cooling correctly. Amp draws and refrigerant pressures are in specs. Customer needs a paper copy sent in the mail. Paid $700 total. Did not have change for cash back. Change is $14.54. Need to follow up on change.

Tech found a low voltage short tech inspected system and isolated the short in the con tech tested contactor found no issues tech did trace out the thermostat wire and found wire had scrapped on the suction line causing the short on the red terminal tech repair short unit is operating properly at this time

Performed ESA. System is cooling properly. Technician did observe a weak dual run capacitor, which was recommended to be replace. Also the tech recommended an EZ trap for the condensation line. Customer declined at this time. No other challenges present.

Tech inspected the primary drain line for any cracks or loose connections for the upstairs system. Tech could not find any challenges present with the drain line. Beside the supply vent for the bathroom, there is a plumbing vent that has heavy water spots on a 2x4 stud that is either coming from the roof or the plumbing vent itself. The lineset and the primary drain run down the wall together and is far away from the heavy water spot is at. Tech noticed that the aux drain pan has rust and no safety float switch. Tech recommended installing a float switch and cleaning out the rust to prevent secondary drain line clogs. Costumer stated that The system was charged with R22 last year and pointed at a spot where she saw bubbling (at the suction line service valve cap). Costumer approved a minor repair to seal the service valve cap. Costumer approved the repairs, safety switch is operating properly, and the drain pan is mostly clear of rust. Tech preformed esa maintenance tech found no challenges at todays visit system is heating and cooling properly at this time. Tech recommended AC renew for 10 plus year old package unit homeowner is interested but will wait till next visit or will call us due to having to leave soon tech quoted $322 plus tax.
