Upon arrival tech found system not able to keep up, tech checked refrigerant pressures and found system to be low on refrigerant. Customer approved leak search tech found leaking evaporator coil due to price of repair field supervisor is going to verify and give all options.
Angel was not on site today. Her office was locked. All three thermostats were satisfied at 70 degrees on arrival. Staff reported that yesterday, front offices were hot. Tech gave system AHU#1 a cooling call. Checked and recorded amp draws and refrigerant pressures. Found no issues with system 1. Brushed EZ traps at AHU 1 and 3. Condensate pumps are working. Tech labeled 3 thermostats, AHUs, and outdoor units for future ease of service. Tech left tstats set to 70 degrees. Billed for service call and system inspection per office.
Tech performed maintenance per service agreement. Tech found upstairs ez trap not connected which caused water to drip into aux drain pan. Tech vacuumed water out of aux drain pain and glued ez trap. Tech tested ez trap which drains properly now. Tech found condensate line in crawlspace clogged also. Tech flushed with nitrogen and line began to drain properly. Tech found 2 ton condenser fan amping writhing range at .51 but was kind of hot to touch. Tech notified homeowner and said it would be something to watch for. Tech replaced four 20x20 filters. Systems are operating properly at this time.
Sold 4 ton Trane split heat pump
Tech found downstairs unit compressor blew out releasing all oil and refrigerant. Compressor would need to be replaced but tech recommends replacing unit due to age and cost of repair.
Tech serviced and washed unit, found no challenges .

Found Blower capacitor testing weak, tech did not have one readily available will need to schedule return visit for capacitor replacement. Found evap coil rusted and corroded though no leaks. Tech made customer aware of findings. Customer paid via card.
