Performed ESA, recommended surge protection and plasma air purifier. Also had a question about a lock box on thermostat.
Tech was informed that sunroom addition was blowing even when each zone was off tech went u de house and found that addition is ducted out between both zones in a t section and will blow air regardless of which zone is running customer had tech check upstairs’ system tech found system pressures are within specs and delta t did take a while to reach 20 degree delta t but it did tech suspects on hot days system struggles due to heat could potentially be slightly low on refrigerant but system is operating correctly at this time tech spoke with customer over phone he said he does want to renew membership and he will have to call back once he gets to his truck to make payment to office
Tech found capacitor had failed a 35/5 tech replaced for testing purposes unit started up and cooling no issue tech quoted out dual run capacitor customer agreed for dual run 2 universal capacitors and declined becoming a member at this time
Performed cma full service on 1 split system. System operating correctly at this time.
Tech found auxiliary drain pan full of water, but drain line clear. Tech suspects water is from ice melt from indoor coil freezing. Tech pumped water from aux pan and allowed system to stabilize in cooling mode. System has TXV, but superheat is only 1 degree. Tech removed clogged ceiling filters for testing. Installed four non pleated 20*20 filters in ceiling and saw superheat go from 1 degree to 10 degrees. Allowed system to stabilize and found system appears overcharged. Head pressure is high and subcooling is 27 degrees. Design subcooling is 15 degrees. Tech already cleaned indoor coil as well as possible in place without pumping system down. Quoted $367.49 to recover charge to correct subcooling. System is 12 years old. Tech recommends getting quote to replace system or impacted indoor coil. Tech also recommends recovering refrigerant in the meanwhile to prevent system tripping high pressure switch. Filters and drain covered under CMA per Jerry. Tech billed for service cal
Homeowner left house in the middle of service Tech preformed esa maintenance per energy savings agreement. Upon finishing up with esa tech found system for downstairs in soft lockout tech hooked up gauges and reset code system did not shut off within 20 minutes pressures where in spec if issue persists we will need to come back out. tech replaced 4 20x20x1filters no further challenges at todays visits. Homeowner stated to bill him out for 3 system esa for 2 visits 1 year for 776.07.
Tech replaced zone damper motor for zone 2. Tested both zones on 2 zone system without challenges. Back cooling correctly with each zone opening and closing when called. Tech billed customer per Jerry.
Upon inspection tech found the main floor (zone # 1) was not closing completely due to the minimum stop being adjusted to 50%. Tech made adjustments to allow damper to close completely, this may need to be adjusted back. Tech found the game room (zone # 2) damper not opening when the thermostat called for cooling. This was forcing air through the zone # 1 damper. Tech removed the damper motor from zone # 2 damper to allow it to open. Will need to order a replacement, double yellow wires with Tee shaft damper motor. Return, install new motor and adjust zone # 1 damper.
Tech performed 2 system ESA, tech found both Uv bulbs bad and replaced both after approval, tech also recommended plasma air purifier customer wants to hold off at this time, tech found no other issues at todays visit.
Homeowner extended PSA, tech installed plasma air purifier after homeowners approval.
Tech replaced all filters. Tech did CMA maintenance on Mitsubishi mini split in break room. Pulled dirty blower wheel, filters, drain pan, louvres, and filters. Cleaned thoroughly with water hose outside. Cleaned outdoor coil and washed cabinet. Flushed drain with nitrogen and water. System is cooling and draining correctly. Did CMA maintenance on Trane gas pack high in the air on bracket. Amp draws and refrigerant pressures are good. Cleaned unit as much as possible safely. Adjusted LP gas pressure from 7.3” wc to 10” WC. Could not safely pull blower housing or burners for cleaning nor inspect heat exchanger. Working on unit with 12 foot ladder or extension ladder is a safety hazard. Ground is not level near feet of bracket due to ditch drain. Tech recommends reinstalling unit at ground level and modifying ductwork to meet the rest of the duct system inside near roof level. Did CMA maintenance on Fujitsu mini split for Ad Print room. Tech found low voltage fuse inside downstairs system to be blown. Tech found fuse blowing with a Y call for compressor. Tech found low pressure switch wire rubbing against true suction. Tech wrapped copper and wire with electric tape and used wire ties to ensure no further rubbing from low voltage wires. Tested system without challenges. Tech noticed that the heat strips inside system are not wired to any line voltage. Heat pump itself is on a 50 amp breaker. Max circuit size for heat pump only is 35. Tech recommends licensed electrician replace 50 amp breaker with 35 and install an 80 amp breaker and separate circuit per rating plate for heat strips. Tech marked installed heater kit with sharpie on data tag. Heat pump may not keep up with coldest part of the winter without aux heat. Collected for house all and low voltage short. Left ESA form for customer information. Did not invest in ESA.
Tech performed ESA cleaning on monthly plan. Uploaded pics after cleaning coils, washable filters, and drain. Uploaded pics of delta t and amp draws. No challenges found with system.
