Upon arrival homeowner stated a copper line was sweating inside attic causing water damage to ceiling. After further inspection tech found copper tubing connected to condensate pump. Condensate pump would pump water through copper line up into attic and then out the side of house. Informed homeowner cold water flowing through that copper line into attic is causing condensation issue. Tech also found a air duct leak right next to where copper line crosses causing even more condensation issues. Tech repaired duct leak and repositioned condensate drain(copper line). Duct work is also in poor condition and a field supervisor will be in contact with them to set up an appointment in the future. Homeowners would also like to have a quote on condensate drains. Invested in PSA maintenance agreement.

Staff reported DOO1- D004 are intermittently going off with an audible alarm. Pointed out there is a standalone smoke detector next to the upstairs elevator labeled D-004 and one by the downstairs elevator labeled D-003. Tech removed and inspected upstairs Mike detector. Saw no challenges. Alarm did not go off. It was not alarming now nor does Fire Alarm panel in basement give any obvious alarm codes. Tech found chiller on the roof was running on arrival with no active error codes. The AHUs above the drop ceiling do not appear to have any duct detectors installed or wired. Smoke/CO alarm system appears separate from HVAC. HVAC is cooling. Tech recommends calling a fire alarm contractor to assess and remedy intermittent issue with alarm producing panel and detectors. Tech billed for service call. Laura EDWARDS is replacing Jerries position as primary contact.

Tenant stated aux pan filled with water and they have since vacuumed it out. Found drain line clogged. Cleared and tested line. Moved aux pan float switch to lowest point of pan. Found water dripping from back corner of air handler into pan, primary pan overflowed and wet the insulation. Found air handler to be un level not allowing enough fall for system to drain properly. Unable to reach credit union office after hours, sent estimate for leveling air handler will need two technicians. System is cooling at this time.

Tech preformed CMA FULL SERVICE on 2 Gas Pack Units, 1 Package Heat Pump and 1 Split System. Building was locked and no one at location. Tech called contact number given and left message but tech did not receive call back during service. Tech was able to service all outside equipment, but not able to service inside equipment or change Air Filters. All 3 Package Systems are operating within specifications at this time. The Condenser unit for Split System is operating but tech did find fan capacitor is weak and does recommend replacing capacitor to prevent future challenges. Tech has attached estimate to invoice for price of replacing capacitor. Tech has also attached SYSTEM PERFORMANCE REPORTS to invoice along with pictures.

Tech preformed CMA INSPECTION on 2 Gas Pack Units, 2 Package Heat Pumps, 13 Split Systems and 7 Wall Mount Units. Upon inspection tech found Split System #1 was not operating due to breaker being off. According to history of unit this is a recurring challenge. Tech also found return box of ductwork pulled away and sagging down from Air Handler. System is over 20+ years old and with current challenges, Tech recommends replacing System. Split System #3 was found with evaporator coil freezing up. Tech shut system off and turn just blower on to thaw coil. Tech then checked pressures and found low suction pressure in cool mode. Tech then checked pressures in heat mode and found suction pressure to be normal. This leads tech to believe indoor TXV is failing. Also the blower capacitor has tested weak. Due to system being 10 years old, Tech recommends replacing system over Repairing. Tech will have office contact customer about further options. Tech did find a weak blower capacitor on Package
