Tech performed ESA on 1 system found no challenges at today’s visit system operating properly at this time. Tech didn’t have 20x20x1 filters on truck will need to stop back by with 2.

Tech found no issues with system heating. Tech found pressures within spec and had 100 degrees coming out of vents. Compressor amp draws are also within spec. Aux heat kicked in when it was supposed and also turned off. System is heating properly at this time.

Tech came out to recheck refrigerant charge in system # 3 and inspect strip heat in air handler # 6. Tech ran system # 3 and monitored refrigerant charge. The refrigerant pressures measured within specs for conditions at this time. The strip heat in air handler # 6 are in very poor condition. Recommend replacement of heaters instead of repairing. Office will quote price for this. Tech was asked to check exhaust fan for community bathroom for hall. Tech found the fan had 120 volts applied to it but fan would not run. Blower wheel has a lot of lint and dust buildup. Recommend replacing exhaust fan assembly. Office will need to quote replacement cost of exhaust fan.

-Performed CMA inspection on 8 split systems. -Split System 3: Possible leak on evaporator coil. Leak detector showed a reading of 30 on medium setting, approximately 90 on high setting. Recommend demand tech to perform leak search to confirm findings. Provided estimate for leak search $276.26. -Split System 6: Signs of damage to heat strip connections. Found corroded/burnt connections and disconnected wiring. Recommend demand tech to identify needed repairs to heat strips. Note that all cooking smoke, grease, etc is running through system due to exhaust fan non operation. -Maintenance states other company has recently come out to diagnose/service exhaust fan. Exhaust fan operates intermittently. Fan sounds terrible when operating. Fan not part of service agreement. -Corrected labeling of HVAC equipment so that air handlers, thermostats, and heat pumps correspond correctly. -All systems operating correctly at this time. Recommend demand tech to identify needs for heat strips on AH

Tech replaced gas valve on dining room gas pack. Tested heat cycle without issues. System is back heating. Tech billed for repair. Tech replaced ignition control and burners still did not light. Tech measured 15 volts at the gas valve at the very end of the few seconds when igniter sparked. Not 24 as designed and during sparking. Immediately after. Not 80 volts like last time. New board seems to step through each step of operation sequence, but not energize gas valve. For testing purposes, tech used jumper wires from transformer to energize gas valve directly with 24 volts. Tech can hear the solenoid inside gas valve click, but no gas is let through. Ensured proper propane pressure at inlet. 0” WC out of valve. Tech recommends ordering OEM gas valve. Created estimate for non stock gas valve. Nhubbard@scnbnc.com

Dining room gas pack is not lighting due to a failed negative pressure gas valve. Tech confirmed 12 “ LP pressure to valve. Ignition control is sending 24 volts to open valve. Outlet pressure does not change and tech does not smell any gas from exhaust. Hot surface igniter is glowing and heating up correctly. Tried several times to get gas through valve. No gas is going through valve even after front seating adjustment. Need to price and quote negative pressure gas valve replacement. Kitchen system was running blower only with ignition control flashing 2 flash for 1 hour lockout. Tech measured 80 volts being sent to the gas valve all the time. Tech diagnosed failed ignition control board. Disconnected and isolated W1 (white) and W2 (orange) at low voltage terminal block and 3 wires to gas valve. Brown-low red-high blue-common. Need to price and quote ignition control board to send the proper voltage. Standard 2 stage LP gas valve may be fine or not. Need to run test with new board.

Villa was not keeping up. 74 inside while set on 80. System is not heating at all. Tenant is running several space heaters. Tech found system only calling for heat strips, but only blower running. Tech found blown fuse link for 5kw heat strip. Tech replaced fuse link and increased blower speed for aux heat airflow. Tech also found outdoor unit not running in heat mode. Setting number 200 in Honeywell thermostat setup menu was set on option 1 for conventional system instead of option 2 for heat pump heating. Tech corrected install setup menu and tested system. Tech called Ben Pait who approved repairs. Tech found no further challenges with system. Billed for service call and repairs. Let tenant know that she can unplug her space heaters.
