Upon arrival homeowner stated system is continuously running. After further inspection, tech found refrigerant pressures to be low added 3 pounds of R410A, also found leak in evaporator coil, charged for leak search and refrigerant added. Office is to get in contact with homeowner to let him know if evaporator coil is under warranty or not. System is cooling at this time.

Tech washed and serviced unit and detected a leak in Evap coil but wasn’t consistent. Tech found no other challenges at this time. Customer renewed PSA 1 system.

Tech found the 16 return duct destroyed and blocking air from going into the unit. 16 inch Supply duct is collapsed at the exiting point of the package unit. Tech returned to replace damaged duct work under house.

CUSTOMER HAD CONCERNS WITH MILDEW SMELL INSIDE HOME. FOUND EXTREME AMOUNT OF MILDEW/MOLD BUILDUP WITHIN BLOWER HOUSING, WHEEL, EVAPORATOR COILS, ETC. INVESTED IN PSA (1) SYSTEM. PERFORMED 1ST VISIT TODAY, AND INSTALLED PLASMAPURE WHOLE HOUSE AIR PURIFIER. DUCTS ARE ALL IN TACT AND DRY.

Tenant says system was not cooling yesterday. Her husband replaced dirty filter and now it is back cooling today. Tstat satisfied at 70 on arrival. Tech checked system and found amp draws and refrigerant pressures in specs. 70/10uf dual capacitor is also in specs. 7.5 uF blower capacitor is in specs. Tech wrote yesterday’s date on the new filter inside AHU and turned it around the correct way. Showed tenant how to replace filter and recommended replacing it monthly. Called homeowner to collect for today’s invoice and recommend getting system back onto ESA. Did not get her on the phone. Left voicemail. Tenant has the same number we have. Tech was able get in touch with homeowner. Got system back on yearly ESA maintenance. First visit in six months. Mvstokes@bellsouth.net

Upon arrival tech found both systems not working, main split system is cutting out due to TXV restriction. Indoor TXV will need to be replaced customer is working with home warranty on this system. Bedroom’s system is low on refrigerant tech was unable to find leak due to snakes in crawl space customer called exterminator and will call us back when it’s taken care of. Tech charge system to spec to get system back up and cooling. Tech informed customer about maintenance plan customer is interested but needs to talk to wife. Tech informed customer on ductwork in poor condition

Upon arrival tech was informed system was freezing up. Tech turned system on and found the blower motor did not initially come on and had to cycle power to get it on, condenser did come on. Tech checked pressures and subcool was low at 2 degree and called for 8 degree. Tech believed it was low on Freon. Pressures began to jump up and tech found blowing slowing down then ramping back up. It would completely stop then after a power cycle would come back on. Tech informed homeowner that blower motor was failing and that is potentially why system was freezing. Homeowner refused replacement at this time and said she would go to her bank to try and get new system she was quoted by field supervisor. No charge due to premium customer. Tech reinstalled blower motor but left system off at breakers in system.

FOUND THERMOSTAT KEEPING TEMPERATURE SET-POINT OF 70 UPON ARRIVAL WITH NO FREEZING PRESENT. STATED SYSTEM FROZE UP YESTERDAY. MONITORED PRESSURES FOUND SLIGHTLY LOW ONCE AGAIN. LOCATED LEAK WITHIN BOTTOM LEFT FRONT CORNER AT UNDERSIDE OF EVAPORATOR COIL. COILS ARE EXTREMELY RUSTED. SYSTEM IS IN OVERALL POOR CONDITION. COSTLY REPAIRS NOT RECOMMENDED. NEED TO REACH OUT IN THE MORNING DURING BUSINESS HOURS TO SCHEDULE FIELD SUPERVISOR.

Found a 16inch return duct collapsed and destroyed, return was blocked by the insulation. 10 feet of 16 inch supply duct is partially collapsed and it is recommended to be replaced. System is short cycling due to no airflow. Tech disconnected the return and removed the blockage until we can return to perform the repairs. Tech spoke with Ms. wall over the phone and decided to invest into MPA (monthly premium agreement) and also approved ordering the duct work needed and perform the repairs. Tech did informed the tenant that the system is going to cool but not dehumidify as good for now.

Upon arrival tech began replacing evaporator coil under full warranty. Pressure tested with nitrogen and held. Pulled vacuum to 450 microns and did not exceed 550 microns. Charged system with factory charge of 11lbs and 8oz R410A. Started system up with no challenges. System is back operational.

CMA inspection and Full Service (kitchen unit) performed as agreed. Dehumidifiers (2) - access in kitchen near central sink, tile is labeled, 8 foot ladder used. Tech inspected both dehumidifiers and found them to be functioning properly. Filters replaced and dated. Condensate pumps tested and found to be functioning at today’s visit. Recommendations- tech would recommend installing EZ traps on these units to ensure the condensate system can be as clean as possible, reducing the risk of a condensation backing up into the systems. Gas Pack (Dining Room) - CMA inspection. Technician found the system to be operating and cooling properly. Delta t observed was 20+ degrees. Both circuits are operational for cooling. All electrical tested today was within spec. Blower compartment door had the insulation coming off and impeding air flow. Technician used adhesive spray and tape to secure edges and prevent insulation from coming off. Blower belt tested for tightness and passed, technician did
