Tech arrived and found unit in a 3 flash fault for failed high limit, tech checked high limit and found it to be failed. Tech replaced high limit and system is now back on and operating properly at this time.

Upon arrival tech was informed system was not cooling and outdoor unit was not running. Inspected system and found the 45/5mfd dual run capacitor had completed failed. Homeowner approved replacement, system started back up again tech finished inspecting system and found no other challenges. System is back operational at this time.
Tech did not have materials to make repairs as shown in photos from customer. Did not charge customer as there was no diagnosis needed beyond the information provided by the customer before tech arrived on site. Metal duct trunk line needs to be re-insulated completely. Current insulation is saturated and cannot be repaired. Advised customer that we will contact them on Monday with quote to replace insulation. System is 2006, R22. Customer stated the system has been recharged several times over the past years. Tech offered to do a system operations test and customer declined. PVC drain line also needs to be insulated.

Tech found system in hard lockout upon arrival, tech reset and allowed system to run for 20 minutes with no challenges 18 delta t, pressures and amp draws tested to specs. Tech was unable to find any challenges at today’s visit only charged house call per office.

Tech found drain clogged and water in the secondary pan. Tech quoted removing water and clearing drain as well as a maintenance plan that would prevent future issues. Customer declined repair quote. Tech also noted schrader valve missing a cap.
Upon arrival tech began replacing compressor under warranty. Pressure tested to 300psi and held. Pulled vacuum and charged system with factory charge of 5lbs and 13oz R410A. Also replaced filter dryer. Changed disconnect due to pullout being broken. Started system with no challenges. System is operational at this time.
On arrival, tenant reported system not keeping up. Unit is a 9 year old RHEEM 3 ton package heat pump. Suction pressure is excessively high (low side saturation temperature near 60F) but head pressure is not (108 saturation with 86 degree outdoor ambient and 73 indoor temperature). Compressor noise gets louder and quieter every 5 minutes or so. It is a slight low growling. Compression ratio looks low with running pressures at 165/370. Heat strips are not stuck on. Recorded a video of compressor noise. Sounds very rough while starting. Second video is louder. Heat pump non fused disconnect is broken. Tech shut off power with 35 amp breaker on back porch. Tech recommends replacing disconnect. This time last year, we documented compressor grinding sound and also a leak in outdoor coil. Existing compressor in the unit today looks original to the unit. Upon arrival tech was informed upstairs system was not cooling. Inspected system and found R22 Freon levels reading low indicating a leak. Will need to return after getting authorization from home warranty to leak search but due to age and type of Freon tech recommends replacing system over repairing. Will email estimate to homeowner to send to home warranty for cost of leak search.
