Tech replaced upstairs coil with a coated coil, replaced filter drier , pressure tested, pulled a vacuum and recharged system. System is running properly. Tech performed ESA on 2 split systems and 1 mini split. Tech found and replaced a leaking EZ trap on the downstairs unit. All systems performing properly at this time. To be billed
Performed ESA, tech found 2 small leaks inside evaporator coil at guest building. Informed homeowners and stated they want to hold due to unit not being use that often. Tech found no other issues at todays visit. Washed and serviced both units.

Performed CMA full service. Tested defrost thermostat in freezer inside. Found no issues or causes of unit frosting up in winter. System heating and cooling normally.
Tech found unpstairs coil has dirty sock smell and tech recommends replacing with a coated coil. Customer also wants to make sure downstairs unit is not having and water issues. Tech recommends maintenance plan to clean coils and make sure drains are working properly. Customer agreed to 2 system maintenance plan and replacing coil, working with office on price. Tech also found downstairs trap is leaking and needs to be replaced
Best solution is to replace system. Customer wanted it emailed to look over
Tech found condenser fan motor locked up, poor connection on contactor, evaporator and condenser coils dirty, no trap on unit, and blower compartment dirty. Compressor was in overload. Tech quoted cleaning coils, blower, installing a trap, and replacing contactor with one that will allow a better connection and replacing fan motor. Compressor and coils tested good both all parts are past expected life expands and may fail at any moment. Tech recommends replacing unit, but if customer chooses to do repair, tech recommends maintenance plan to save money on coil cleaning. Field supervisor present with tech.
