Tech performed PTU and found some ice sitting in the bottom on the pan but none on the coil coils had no build up and filters where clean fan motor was not pulling higher amps at this time and unit was up and cooling with a delta t of 18. Tech found no other challenges at this time customer invested in PSA monthly paid 98 for first tune up via master card.

Tech found plastic shaft cover and rubber bushing were making noise tech removed plastic started blower and blower started to vibrate.tech greased up plastic and rubber bushing and put plastic back on shaft no more squeaky noise and no vibration system is operating properly at this time

Upon arrival tech found condenser not running due to dead dual run capacitor, tech replaced with turbo after approval. Condenser was really dirty tech recommended service agreement customer signed up for MPA system is back up and cooling at this time.

Performed ESA, tech found compressor start amps high. Would recommend hard start kit. Could not get in touch with homeowner but a relative let tech inside. Tech cleaned and serviced unit.

Performed ESA, upon arrival tech found water in drain pan due to recent install not priming and properly gluing ez trap causing water leakage. Tech primed and glued ez trap together, no other issues at todays visit. System was cleaned and serviced.

Upon arrival tech found refrigerant pressures to be within spec. Tech also looked back at history and found video of maintenance tech using the leak detector incorrectly. Tech found maintenance tech was using the leak detector with no tip that is supposed to be on detector and also rubbing/jamming it against the coil fins picking up false readings. No leak detected at todays visit. System is cooling properly at this time.

Tech found trap clogged tripping float switch and recommended EZ trap. Tech replaced Trap and tested to make sure condensate pump is working. Tech verified system is in otherwise good condition. Unit is back up and running.

Tech performed ESA on 1 system. Tech found leak on bottom of evaporator coil, system is 3 days past 10 year warranty, homeowner uninterested in new system. Homeowner would like demand tech to come out at earliest convenience to put gauges on and possibly purchase AC leak freeze. Tech also found all 3 compressor terminals megging between green and yellow. Tech recommended and explained benefits of adding hard start kit, homeowner approved installation of hard start kit, tech installed hard start turbo kit. Tech also found turbo capacitor testing weak on the 25 mfd terminals, reading at 19.6. Tech jumped out to 5 MFD terminal to give total of 45 mfd for compressor as that is what it calls for. Tech found no other challenges or concerns with system. Crawlspace is dry and dehumidifier is functioning properly. System is operating properly upon departure.

Performed CMA full service as agreed. Split system - technician did not find any challenges while servicing the office system today. The system is cooling properly and holding a delta t of 20 degrees. Minisplit- no challenges observed on mini split today. The system is cooling properly with a delta t of 21 degrees. Package Heat Pump - per onsite personnel, the package unit on the roof will need to be serviced in coordination with their safety department. Harnesses and other PPE will need to be in place prior to servicing this unit. Personnel onsite instructed to coordinate with office should they want to have this system serviced. Concerns - ductwork connecting coil to supply is showing signs of wear. Technician patched up what they could in order to keep the air flow as tight as possible. No other challenges present.

Found the 2005,R22, Trane split system with open windings, compressor cool down was needed to further diagnose the cause of it. Jerry approved to cool Down the compressor and compressor operated afterwards, how ever, it is not building pressure throughout the cycle. Tech diagnosed a mechanically failed compressor with open internal valves/seals. System is close to 20 years old and the indoor coil has a manufacturer date of 1999. Outdoor breaker disconnect is in poor condition. Tech left the breaker off at the outdoor unit for now until field supervisor Chris provides a solution. Trane split system is down for now.

Tech was informed after maintenance was performed airhandler would vibrate. Tech found when on high speed a/h would vibrate more. Tech removed cover and found a crack on the left side of the wheel. Tech informed customer he said it didn’t vibrate before maintenance tech spoke with office to order new wheel.
