Tech performed esa on goodman package heat pump. Found no challenges at todays visit.
Found the system on the back cooling, filter was dirty, delta T of 19 degrees. System is located in the closet and it is recommended to have the closet door open that way the air circulates better in the service area.capacitor was reading below manufacturer specs but not completely failed. Refrigerant levels within specs, tech does recommend moving forward with the CMA (maintenance) proposal to improve the performance. The Nordyne system in the back has a compressor reading in the caution level, , 2009 unit. Tech spoke with Mrs. broadie about todays findings, and was told to email everything for review prior to doing anything. Costumer stated that she will call in to pay for today’s visit once she is home.
Tech washed and serviced unit and found evap coil to be extremely rusted and corroded tech also found compressor to be testing in the red tech called out field supervisor.
Performed CMA Inspection on 3 split system heat pumps and 1 wall mount AC unit. System 3 - Services shop - upon arrival tech observed that the system was struggling to meet set temperature. While inspecting the air handler, the tech discovered a leak in the evaporator coil. Office notified and will reach out with options for the customer. System 2 - services front office - tech found the outdoor fan capacitor testing weak. Estimate built for replacement of this part. System still operating and cooling at this time No other challenges present at this time. Filters - all filters changed and old ones thrown away.

Tech found system not cooling good upon arrival after further inspection tech found system has a liquid line restriction in piston. Will need to be pulled and cleaned in order for system to operate properly. Tech also found t stat reading 3 degrees higher Than it actually is in home. Tech did not recommend repairs due to price and age of system, field supervisor is going to get verify and speak with landlord about all options. No house call per PSA
Tech found clogged drain line, tech cleared after approval system is back up and cooling.
PUMPED DOWN AND REPLACED CLOGGED BI-FLOW FILTER DRIER. PRESSURE TESTED/PULLED VACCUM. CYCLED SYSTEM AND ADDED 1LB OF R410A TO ACHIEVE FACTORY SUB-COOLING SPECS OF 16. SYSTEM UP AND COOLING. WARRANTY.
Tech performed esa on carrier split heat pump. Customer stated unit wasn’t keeping up on hot days Tech couldn’t find any leaks and noticed liquid line frozen on only one side of filter dryer due to restriction in filter dryer
-Found 2 Split System Heat Pumps operating upon arrival. Staff on site states that neither thermostat has satisfied. -Lobby System - 2020 Goodman Condenser, 2009 Nutone Air Handler: Found no air filter in place. Staff states he recently removed filter in attempt to help system cool. Found system operating correctly with return temperature of 75 and supply of 53 degrees. -Viewing Room System - 2007 Nordyne Condenser, 2009 Nutone Air Handler: Found system operating correctly with return temperature of 78 and supply of 59 degrees. Air filter excessively dirt. Evaporator coil excessively dirty and has physical signs of damage. Did not detect leak on evaporator coil. Air handler sits in closed closet with no way for return air to return to air handler. Recommend customer leave closet door open and have return vent or door louver installed through wall. -Customer should replace both air filters and have evaporator coil cleaned on viewing area air handler. Tech replaced an indoor TXV, R22 package system. Brazed in a filter dryer and TXV while flowing nitrogen, pressure tested above 300 psi.pulled a vacuum below 500 microns. Factory charged the system with 6.8lbs of R22. Costumer also renew PSA yearly.system is back cooling with a proper delta T. Tech ran out of R22 and had to return to add 2lbs of R22. Collected via check. Set thermostat to 75 degrees.
Performed CMA Full Service on 1 Gas Package system. Technician found the system to be cooling properly at the time of visit. Supply air temperature was 58 degrees and return air temperature was 78 for a 20 degree temperature changeover. All electrical tested to spec except for the 10mfd outdoor capacitor. Tech would recommend replacing this part before it fails and causes the system not too cool. Estimate built for this item. Things to monitor going forward - compressor and evaporator coil. The compressor is not over amping at this time, however it is getting close. Megohm test was GOOD at this time. Evaporator coil has rust in some spots. No leaks found today, we will need to monitor closely going forward. Per customer, please call them a few days before service is scheduled so they can have someone onsite on that day.
