Tech found float switch tripped with no water in the pan. Float switch orientation causes pressure on float breaking power to Y. Tech replaced float switch and recommend an EX trap. Customer only wants secondary float switch replaced now and wants to purchase ez trap at next maintenance.
Tech found blower would not engage tech did get 240v to blower motor relay in board would click when engaged and 24v was present at the motor but did not spin. Tech informed customer on findings and price fir warranty blower motor
Performed routine maintenance per energy savings agreement. Technician did not find any challenges with system cooling today. The system is operating properly and holding a delta t of 20 degrees. No further development from rust findings at last visit, all systems function properly at the time of maintenance. Customer renewed ESA. Payment billed out with office approval. Tech was unable to get anyone to the door so they were unable to inspect thermostat, change filters or check delta t. Filters left between screen door and front door. Upon arrival tech removed broken styrofoam pad and installed 38x70 pad.
Tech performed Precision Tune Up in Gas Pack. Upon arrival the customer stated the system was not heating. After reviewing the gas ignition sequence, the technician determined that the burners were having issues lighting. Burners were pulled and cleaned. Tech restored power to system and heat is back working properly. For the AC side of the system. No challenges were observed. The system is cooling properly and holding a 18 degree delta t. System was in need of a cleaning. Examples - condenser coil was compacted with debris and dust. Evaporator coil was also impacted with dust and in need of being cleaned. Tech cleaned system thoroughly and it is now running with lower amp draws. While concluding service technician fell through the covering for the customers grey water tank. Measurements of the current tank covering are 38 inches by 65 inches. Office was contacted and we are going to take care of replacing this for the customer. Tech found no difficulties at this time. System is newer and is heating and cooling properly. Tech did notice significant bacteria growth inside system. Tech recommends installing either uv light or plasma air inside system to decrease bacteria growth and increase system efficiency. Tech cleaned bacteria off of coil throughly.
