Found sewer stopped up. Tenant already took apart stack going into the ground. Ran sewer machine on main sewer line into the ground to the street pulling out wipes and hair. reinstalled the stack and tested with water everything is draining properly at this time

Found water coming from a tank bolts, running down the back side of the toilet, and down to the floor. remove the tank, replaced all tank, bolts and tank to bowl gasket. Also installed a new fill valve and Mansfield flush seal.

Found main line stopped up. Ran sewer machine from the backside of the house through clean out by the access hole all the way out to the tap in the street and cleared the blockage.

Tech tested defrost, checked pressures, and electrical. Found the dual run capacitor with abnormal readings. Tech replaced the dual run capacitor under manufacturer warranty. Tested system afterwards with auxiliary heat. System is back heating. Customer invested into MPA(monthly maintenance plan.

Customer stated upstairs and 1 room downstairs not heating. Tech found the vent to the downstairs room was closed off, tech opened vent and found normal airflow. Tech found the upstairs system as running heat strips only. Tech checked thermostat and found it not setup correctly. Tech set it to heat pump with B reversing valve for a Rheem system. Tech also found high head pressure and verified filter is good and back of coil is not blocked. Tech did find filter was installed backwards and installed correctly. System is 29 years old and is common for high head on a system of this age. Tech verified compressor passed Meg test. Tech also found the vent in the master bathroom closet is getting no airflow. Tech found the duct is on the ground in the crawl space and has been detached from the trunk and boot. Customer sent an estimate to replace that branch.

Called tech-support and discussed intermittent heating problems on this heater and found out that because the heater had not been flushed in seven years that tech-support could not diagnose or pinpoint a problem with the heater because of calcification buildup over seven years time. Tech-support said it would be a guessing game to try and start replacing parts in the heater to correct the problem their suggestions were heat, exchanger replacement, check valve replacement, and flow sensor replacement. Customer declined repairs at this time.

I replaced a regulator on a gas line and a fitting on a flex pipe that leads to the meter. The gas tech. tested everything and it passed.

Ran toilet auger through the toilet and pushed the blockage through the toilet. Flushed toilet a bunch of times after and is flushing good now.

Laundry sink has a plugged up drain and is also connected by an s trap causing it to possibly not drain up to minimum standard. Both kitchen sink strainers look like they have been set into a type of concrete, which is not correct and could leak. Hallway bathroom has small amounts of debris in the sink pop up, which may cause slow draining. Master bath Delta shower valve has corrosion by the handle it looks like it has been leaking for a while. Master shower drain looks questionable if it’s sealed to the pipes. Missing showerhead in master bathroom. Master bathroom sink is also connected by a S trap, which may cause very slow draining of the sink. Also has galvanized water supply and drain pipes going to the master bath, vanity and toilet. The gas valve on the side of the house appears to be kinked and leaned over. Water heater piping looks very questionable on how it is connected with cross connections between hot and cold lines. Water to this house is not turned on at this time

Found rotted galvanized pipe going from outside the house to the inside. Replaced the rotted galvanized pipe with new pex pipe.

Wants a quote to install a new dishwasher, remove existing garbage disposal, re rough existing lavatory . Cap one lavatory and would also like a quote to relocate an upstairs thermostat and wants a quote to do a tune up on the hvac units

Performed ESA, tech cleaned and serviced system. Also jumped out heat and found all 5 burners firing properly. No issues found at today visit. Did speak with homeowner over the phone about surge protection.
