Tech serviced and cleaned unit. Upon arrival customer was not present. Tech did exterior portion this trip. Tech found compressor side of capacitor reading at 51.2/45. Tech recommends replacement. Tech informed customer via text message but did not get a response before departure. Tech faced no other challenges this visit. Tech was unable to take tempatures inside. Tech left filters and pens/pad at front door.
Crawl all under house no leaks check all faucet and toilet not drip are run so I went to meter turn it off and it still reading as it leaking got be bad meter
Need whole main drain line replaced due to it leaking threw and cracked Advised customer we don’t replace main sewer line at this time
Technician was informed of temperature difference from the front of the house to the back. Technician inspected duct work found d a metal box with 3 exits. 1 feeding the main house then left feeds the front room right feeds the back room no dampers are in the branch’s so we can not adjust air flow. Technician recommended replacing ductwork due to age and to be able to adjust airflow to allow better temperature in the other rooms. Customer is thinking of zone board with 3 dampers and 3 thermostat field supervisor to give best solution.
Dug up the sewer line in front of house and found a 3 inch sewer line, tying into a 4 inch sewer line. Cut out the section of pipe and pipe in with a new clean out and fernco to connect the sewer back together. Advised customer that the main water supply line that runs next to the sewer is leaking. The line transitions from copper to galvanized pipe. The waterline from the house to the water meter needs to be replaced.
There was a previous repair on the sewer line in front of the house with a fern co-installed. Customer states that that section of pipe was leaking. Talk to customer and customer wants a clean out installed there for future use. 3 inch cast iron.
Found the condensate pump operating non stop due to algae blocking the exit port causing the safety switch to turn off power to the thermostat. Customer approved repairs. Tested the condensate drain afterwards. System is back heating. Customer will call to set up the maintenance plan when the money is available.
Removed old disposal and replaced it with a customer supplied disposal.
Customer has a misaligned sewer tap at the street causing the blockages. Customer is not going to have us clear the drain line instead they are going to call the city to have the tap repaired and aligned properly so the sewer can drain properly.
Technician found oil residue and dye on the compressor coming from schreder valve. Technician cycled system in heat system pressures started to show symptoms of clogged pistons. Technician ran cooling found pressure slightly low. Technician found airflow control board corroded. Due to age and major field supervisor scheduled to come out.
Tech arrived and found customer had gas heater and home was 85 degrees, tech cut system up to come on and tech found auxiliary heat would get call but would not power on, tech found that power to heat strips was only getting 100v, tech checked main panel and found breaker sending 240v. Tech informed customer they would need to contact an electrician to find where voltage drop is occurring. Tech spoke with customer about energy savings and customer purchased MPA, draft payment from account associated with check. Tech noted ductwork is old in rough shape, also a few vents in home are covered. Mail hardcopy of invoice to customers address.
Found sewer stopped up. Tenant already took apart stack going into the ground. Ran sewer machine on main sewer line into the ground to the street pulling out wipes and hair. reinstalled the stack and tested with water everything is draining properly at this time
Found water coming from a tank bolts, running down the back side of the toilet, and down to the floor. remove the tank, replaced all tank, bolts and tank to bowl gasket. Also installed a new fill valve and Mansfield flush seal.
Found main line stopped up. Ran sewer machine from the backside of the house through clean out by the access hole all the way out to the tap in the street and cleared the blockage.
