Sloan Marapese met tech on site. Reported that another company has diagnosed two failed fan motors on large 78 ton condenser on the side of the building. Other company left a quote for two fan motors and two fan blades. Customer did not like the quote due to it being too high. Other company has also recommended replacing system. Uses R22. On arrival, tech confirmed that 4 of 6 fan motors are running. The other two are buzzing periodically but will not start. Fan blades are visually rusted to motor shafts. Motors are very large and data tag for motors are gone from UV sunlight. Replacing fan motors would require 2 techs, 2 motors, and 2 fan blades. System is running, but only 4 of 6 fan motors are. Would need office to use model and serial of unit to look up price to quote for motors. Says other company has submitted an OEM price and an aftermarket price. Need to look into solutions and contact customer back.
Ran sewer machine through the clean out in front of the house and didn’t clear anything with 100 foot of cable. Pulled manhole lid and found sewer 3 foot from the lid. City person was called and they are working on clearing the manhole blockage.
Toto wash free toilet seat need be replace due to seat lead will not lock Chris is call to get price on replacement.
Found a hole in galvanized tee. Removed tee and repaired piping with new pex piping.
-Return to complete approved repairs: -System 2: Replace 2 pole 30 amp contactor on System ODU-2. System has been left off due to non operational blower motor May 2024. System was recommended for replacement at last service. Did not perform approved repairs. Turned off disconnect at air handler to ensure heat strips do not try to operate during cold season without blower motor operational. -System 3: Replace 7.5mfd outdoor fan motor capacitor on ODU-3. -System 5: Replace 2 pole 30 amp contactor on System ODU-5. -System 7: Replace 5mfd outdoor fan motor capacitor on ODU-7. -System 8: Replace 10mfd blower motor capacitor on IDU-8. Replace 12.5mfd capacitor and 1/4HP 1075 RPM Condenser Fan Motor on ODU-8. System has been left off due to prior diagnosis for multiple refrigerant leaks Dec 2023. System was recommended for replacement at that time. Did not perform approved repairs. -System 9: Install EZ Trap on IDU-9.
Stated exam rooms #3 and #4 have low airflow. Found both dampers for these rooms almost fully closed. Opened both dampers and airflow improved significantly. Spoke with Mr. Greggs. Billing today’s invoice.
Tech was informed upon arrival that AC is working properly, but (2) rooms have poor airflow. Both rooms were occupied when tech arrived. Unable to properly diagnose without access to rooms in question. Spoke with Mr. Greggs and collected service fee for today.
Sewer line was stopped up between the house and the septic tank.
Leaking in bath tub cartridge need be change
Looked at 2 water heaters for replacement and 4 toilets that are flushing slow. I recommended they replace both water heaters and 3 of the 4 toilets.
Tech inspected both duct work and the 2 systems. No challenges with the main unit(5ton). System to back bedroom has clogged and dirty condenser coils, causing low superheat and a low delta t. Low side and high side are within spec, unit will not cool correctly unit coils are cleaned. Recommended cleaning of condenser coils and maintenance plan. Homeowner declined both recommendations. Duct work does need to be replaced. Did inform homeowner both systems do have age on them and nothing last forever. No charge for todays visit due to recent visit.
Priced new duct system for main unit which is 5 ton. Home owner stated before she bought home the old unit was taller which she through meant it was bigger than current unit. Stated she thinks she needs bigger unit. Current unit is 5 ton. Explained to homeowner that is the largest residential system you can get .
Home owner wants whole house replumbed….i recommended another plumber for the job.
(MAIN SYSTEM) PERFORMED OPERATION TEST FOUND SYSTEM OPERATING WITHIN SPECS. CUSTOMERS MAIN CONCERN IS WITH DUCT SYSTEM. STATED FLOODING FROM STORM CAUSED DAMAGE TO DUCT SYSTEM. INSPECTED DUCTS AND FOUND MULTIPLE FALLEN/COLLAPSED SUPPLY LINES, AND MULTIPLE LINES WITH WATER WITHIN INSULATION. REPLACEMENT OF DUCT SYSTEM IS RECOMMENDED, AND WATER DOES SEEM TO BE MAIN CAUSE OF DAMAGE. (SECONDARY SYSTEM) CHECKED OPERATION AS WELL PER THE CUSTOMER. RESET BREAKERS AND FOUND OPERATING WITHIN SPECS. SUPPLY VENTS IN HOME WILL NEED TO BE OPENED DUE TO VENTS BEING CLOSED IN CEILING DUE TO CONCERNS WITH SYSTEM AFTER STORM. SYSTEM IS FUNCTIONAL. OFFICE WILL NEED TO MAKE CONTACT.
