Stated exam rooms #3 and #4 have low airflow. Found both dampers for these rooms almost fully closed. Opened both dampers and airflow improved significantly. Spoke with Mr. Greggs. Billing today’s invoice.

Looked at 2 water heaters for replacement and 4 toilets that are flushing slow. I recommended they replace both water heaters and 3 of the 4 toilets.

Tech inspected both duct work and the 2 systems. No challenges with the main unit(5ton). System to back bedroom has clogged and dirty condenser coils, causing low superheat and a low delta t. Low side and high side are within spec, unit will not cool correctly unit coils are cleaned. Recommended cleaning of condenser coils and maintenance plan. Homeowner declined both recommendations. Duct work does need to be replaced. Did inform homeowner both systems do have age on them and nothing last forever. No charge for todays visit due to recent visit.

Priced new duct system for main unit which is 5 ton. Home owner stated before she bought home the old unit was taller which she through meant it was bigger than current unit. Stated she thinks she needs bigger unit. Current unit is 5 ton. Explained to homeowner that is the largest residential system you can get .

(MAIN SYSTEM) PERFORMED OPERATION TEST FOUND SYSTEM OPERATING WITHIN SPECS. CUSTOMERS MAIN CONCERN IS WITH DUCT SYSTEM. STATED FLOODING FROM STORM CAUSED DAMAGE TO DUCT SYSTEM. INSPECTED DUCTS AND FOUND MULTIPLE FALLEN/COLLAPSED SUPPLY LINES, AND MULTIPLE LINES WITH WATER WITHIN INSULATION. REPLACEMENT OF DUCT SYSTEM IS RECOMMENDED, AND WATER DOES SEEM TO BE MAIN CAUSE OF DAMAGE. (SECONDARY SYSTEM) CHECKED OPERATION AS WELL PER MRS. DARCY. RESET BREAKERS AND FOUND OPERATING WITHIN SPECS. SUPPLY VENTS IN HOME WILL NEED TO BE OPENED DUE TO VENTS BEING CLOSED IN CEILING DUE TO CONCERNS WITH SYSTEM AFTER STORM. SYSTEM IS FUNCTIONAL. UNABLE TO CONTACT MRS. DARCY FOR PAYMENT OR GET EMAIL INFORMATION. BILLING PER JERRY OFFICE WILL NEED TO MAKE CONTACT.

Performed CMA full service on 12 Split Systems. #1 - technician did not find any challenges while servicing this unit. System is cooling properly with a 18 degree delta t. #2 - technician found the system to be not cooling upon arrival. Tech found blower motor to not be operational when given a call for cooling. In addition, the Megohm test revealed the compressor to be failing/failed. Tech turned over to supervisor department. #3 - technician found the system to be cooling properly. Delta t was 19 degrees when tested. Tech would recommend adding EZ trap and primary drain safety switch. #4A - tech found the system to be cooling properly at the time of service. Tech would recommend adding EZ trap and primary safety switch. #4B - technician did not find any challenges while servicing equipment. One recommendation would be to add a safety switch and EZ trap. #5 - tech found no challenges while servicing equipment. Technician found the system to be cooling properly at the time of vis

Unit is a 7 year old Payne package heat pump. Tech found low voltage fuse blown due to a wire rub where high pressure switch wire was shorted to cabinet. Tech was able to isolate short with electrical tape and replace fuse. Tech removed unnecessary batteries from thermostat and tested system in each mode. No further issues found. Tech recommended regular ESA preventative maintenance on system to keep unit operating efficiently and last as many years as possible. Customer declined saying funds are tight right now. Tech found condenser for number 8 was not operating even with y call. Upon further inspection tech found system completely void of refrigerant tech called Jeff and informed him on finding and got approval for leak search tech added 1 lb of 410a and pressurized system tech found a leak in evaporator coil in a/h in hall way as well as in condenser tech could not pin point exactly where location of leak is on condenser due to wind not allowing tech to get exact confirmation but there is a leak present. Tech spoke with Jeff about leak and recommend replacing due to age and having leaks in both areas. System is heating with heat strips only.
